  From erroneous non-compliance fees for renter's insurance to missing gutters and rotting fascia -- I take issue with staff of the Enclave in Tucson smoking marijuana in a resident's apartment during working hours. (9/8 at 3:30 PM).

  This is how my apartment looked when I moved in. The water wasn’t even working when I moved in. The gym is only accessible when the office is open. Do not move in The Broadway Apartments in Garland Texas.

  Management Neglect and Uninhabitable Living Conditions THE MOD APARTMENTS SEVERE Roach Infestation & Failure to Maintain Habitable Housing ‼️‼️‼️🪳🪳 Western Wealth Communities fails to properly oversee and manage its properties to meet standard habitability requirements. Our experience at The Mod Apartments (Unit 1060) has been an ongoing health and safety nightmare due to a severe cockroach infestation that existed prior to our move-in. Despite completing all paperwork and fees online, we were not shown our actual unit until key pickup. Upon entry, the unit was infested with roaches coming through wall cavities and plumbing, alongside cosmetic cover-ups masking structural damage. On-site management admitted to ongoing roach problems across the complex but deflected responsibility, leaving us to spend hundreds of dollars on pest products, storage containers, and alternative lodging. Corporate leadership needs to hold their property staff accountable for maintaining health and safety standards under Arizona landlord-tenant law. Delivering infested units to paying tenants and ignoring follow-ups for pest remediation is unacceptable business practice. Formal legal notices under A.R.S. § 33-1361(A) have been served. Avoid properties managed by Western Wealth Communities..

  Cockroach Infested - by 2 Species of Cockroaches - Unlawful Collection Threats or Deposit Withholdings Update Sept 2026: As you can see, from the other recent reviews, the complex is infested. Poor girl had to throw away her couches, and Western wealth and “The Mob” team is posting random “we’re so sorry…” responses. Management’s public response above asking us to "reach out directly to work on a solution" is deceptive public relations spin. We submitted formal notices via Certified Mail on August 12, 2026, and negotiated directly with their legal counsel (Ashley E. Crispino, C & W Law Group) for weeks. After initially issuing an unlawful move-out ledger demanding $2,360.18 in penalties, management backed down and offered a $0 balance plus a $791.00 cash refund. However, they refused to provide a postal tracking number for the refund check before the statutory deadline, attempting to force us to delete our public reviews first. Because management breached Arizona’s statutory deposit return deadline (A.R.S. § 33-1321(D)), formal complaints have been filed with the Arizona Attorney General’s Consumer Protection Division, and legal proceedings for statutory double damages under A.R.S. § 33-1321(E) have commenced in Maricopa County Justice Court. Prospective tenants: do not be misled by corporate stock replies. Every claim here is backed by certified postal receipts, video evidence, and official email records. Public Call to Action: ATTENTION CURRENT & FORMER RESIDENTS: If Western Wealth Communities or The Mod Apartments delivered an uninhabitable unit, ignored statutory 5-day pest notices (A.R.S. § 33-1361), or issued improper move-out charges and penalty fee billbacks upon lease termination, know your rights under Arizona landlord-tenant law. You do not have to accept unlawful collection threats or deposit withholdings. If you have experienced similar move-out billing practices or unaddressed habitability failures at this property, document everything, file a report with the Arizona Attorney General’s Consumer Protection Division, and consult a tenant rights attorney regarding statutory recovery and potential collective legal recourse. August 2026 Added more photos as we’ve found more cockroaches. Do not move here unless you are prepared to deal with a severe, building-wide cockroach infestation and unhelpful management. Took possession of Unit 1060 on July 31, 2026, and were met with live and dead cockroaches of multiple species across all life stages on day one. Live roaches continuously emerge from the sink drains, tub drains, AC vents, and out from inside the walls into every room, including the kitchen cabinets and beds. When we reported this immediately, management’s response was to tell us to buy our own Raid and traps, plug our drains, and wait weeks for treatment. Treatments that were attempted failed because the infestation is clearly inside the building structure itself. To make matters worse, staff repeatedly claimed to "walk the unit" and see nothing, while we were sweeping up piles of bugs daily. Communication is nearly non-existent—calls go unanswered or get hung up on when trying to get updates on pest control schedules. This property fails to meet basic Arizona state habitability standards (A.R.S. § 33-1324). We have documented everything through photos, videos, receipts for out-of-pocket pest supplies, and formal written legal notices. Save yourself the stress, health risk, and financial burden—look elsewhere.

  BEWARE - especially college students. Western Wealth properties will charge inappropriate fees (like an early termination fee even if you provided the proper notice) AFTER you have moved out and paid your balance. They then immediately write off the amount and send it to collections. Months later, you will get hounded by collections company called Property Receivables, and they will report you to the credit agencies in a SCAM to collect fees that are not valid...and damage your credit if you don't pay. This is the worst college town SCAM I've ever seen and it's sad they have to resort to praying on young college students and graduates, ruining their credit. The WORST thing is you CANNOT get anyone to answer the phone at their properties or at their corporate office. They don't want to talk to anyone because they know they are in the wrong and don't want to help you deal with their collections agencies to make it right.
