This is how my apartment looked when I moved in. The water wasn’t even working when I moved in. The gym is only accessible when the office is open. Do not move in The Broadway Apartments in Garland Texas.

Cockroach Infested Apartments at The Mod
Western Wealth Communities fails to properly oversee and manage its properties to meet standard habitability requirements. Our experience at The Mod Apartments has been an ongoing health and safety nightmare due to an severe cockroach infestation that existed prior to our move-in.
Despite completing all paperwork and fees online, we were not shown the actual unit until key pickup. Upon entry, the unit was infested with roaches coming through wall cavities and plumbing, alongside cosmetic cover-ups masking structural damage. On-site management admitted to ongoing roach problems across the complex but deflected responsibility, leaving us to spend hundreds of dollars on pest products, storage containers, and alternative lodging.
Corporate leadership needs to hold their property staff accountable for maintaining health and safety standards under Arizona landlord-tenant law. Delivering infested units to paying tenants and ignoring follow-ups for pest remediation is unacceptable business practice. Formal legal notices under A.R.S. § 33-1361(A) have been served. Avoid properties managed by Western Wealth Communities.

BEWARE - especially college students. Western Wealth properties will charge inappropriate fees (like an early termination fee even if you provided the proper notice) AFTER you have moved out and paid your balance. They then immediately write off the amount and send it to collections. Months later, you will get hounded by collections company called Property Receivables, and they will report you to the credit agencies in a SCAM to collect fees that are not valid...and damage your credit if you don't pay. This is the worst college town SCAM I've ever seen and it's sad they have to resort to praying on young college students and graduates, ruining their credit. The WORST thing is you CANNOT get anyone to answer the phone at their properties or at their corporate office. They don't want to talk to anyone because they know they are in the wrong and don't want to help you deal with their collections agencies to make it right.
This is another example of our new managers. They make a mistake, apologize, and all is good. However, because of THEIR mistake, we are expected to read the email and fix the problem they caused or we pay a late fee. Love the “no exceptions”. So let me understand, you messed up and if your tenants who paid rent a few days early, not late, but early don’t see your email within a few days of your mistake, the tenant pays a fine, but sorry is all you are responsible for. This is just like the late fees we had to pay when management did not send our lease renewal correctly so our rent would not auto pay. Also like the assigned parking that the last managers did not track properly, So the new managers to sold our reserved spaces to other tenants, then blamed us for the issue. After five years here this is by far the worst management team we have had. I will never rent apartments owned by Western Wealth Communities again.

I have lived at an apartment complex for five years that has been managed by with Western wealth, and I must say it’s been one of the worst experiences I’ve had during my adult life. The first year here another tenant having an argument in their apartment, fired their gun through our living room window, right where my husband usually sits to watch TV two years and we decided to upgrade our apartment and specifically stated we wanted one with a washer and dryer on the day of walk-in. There was no washer and dryer in our unit. Management has changed multiple times with this company and I would say the management team we have now is by far the worst not only has the manager not returned to anybody’s email and every time we go in the office were told to email the manager, but never get a response but we previously had two assigned parking spaces that we paid $50 a month every month for taking away from us because the previous management team supposedly wasn’t charging us appropriately. I cannot be accountable for how you choose to bill your people we pay our bill and assume that you have your billing in order to take both of our parking spaces that we had previously reserved for our ourselves and we’re under the impression we’ve been paying for and now to ignore our phone calls baffled me, especially since in the five years we have lived here. We have never once paid our rent late minus the one time we had to pay our rent late Because your management company did not get us our lease papers on time that being said a family member that moved in shortly after we had lived here now has discovered black mold in the ventilation system of their apartment and the response from this management team. Email the manager who will never respond or reply to those emails and never seems to be in the office I swear is there anybody on this new team that answers questions handles problems and is the problem solver or is the new tactic going to be avoidance here Sincerely, a tenant at the Mod
