    Five stars!! I’ve been with Real Property Management Phoenix Valley for over 5 years, and they have done a great job managing my rental property in Surprise, AZ. Rent has always been collected and paid to me on time, and their communication has been excellent throughout the years. They keep me informed about what’s going on with the property, and when repairs or maintenance are needed, the costs have always been reasonable. It gives me peace of mind knowing I have a professional property management company handling the day-to-day details of my rental. I would definitely recommend Real Property Management Phoenix Valley to anyone looking for reliable property management in Surprise or the Phoenix Valley. After 5+ years with them, I’ve been very happy with their service.

    Avoid Real Property Management Phoenix Valley. My experience with them was terrible. They were responsive, professional, and attentive right up until the management agreement was signed. After that, communication essentially disappeared. Emails routinely went unanswered, phone calls were not returned, and when they did respond to issues I raised by email, they frequently chose to respond by text instead. Whether intentional or not, this made maintaining a clear written record of conversations unnecessarily difficult. Their actual management of the property was equally disappointing. The tenants' lease required them to provide proof that utilities had been transferred into their names within two days. RPM Phoenix Valley apparently failed to verify that this happened, resulting in me continuing to pay for utilities at a house I was paying them to manage. Maintenance costs were another constant frustration. Simple items could result in ridiculous charges, including what I considered excessive costs for things as basic as replacing lightbulbs. In one particularly outrageous example, the tenants were charged more than $400 to remove a small tree that had fallen over during a storm. I paid for their Platinum management plan, which included a tenant-tenancy property inspection with a report and interior/exterior photos. The expected mid-tenancy walkthrough was never performed. That is particularly frustrating considering the condition in which I ultimately found the property when I personally inspected it after the tenants moved out. The worst part of the experience came at the end. When I decided not to continue using RPM Phoenix Valley, they refused to perform the end-of-lease walkthrough or handle the security-deposit disposition. They then cut off my management services and access to the owner portal halfway through the final month that I had already paid them to manage the property. I was left to personally deal with the move-out inspection, cleaning, repairs, tenant communications, and deposit disposition. This company managed my property for roughly a year, and by the end I had completely lost confidence in them. A property management company is supposed to make owning a rental property easier. Instead, I found myself chasing unanswered emails, making unanswered phone calls, paying bills that should have been transferred to the tenants, questioning excessive maintenance charges, discovering that expected inspections had not been completed, and ultimately having to finish the move-out process myself after RPM Phoenix Valley stopped providing services I had already paid for. Their sales process was excellent. Unfortunately, that was the best service I received from them. Based on my experience, I would absolutely not trust Real Property Management Phoenix Valley to manage another property for me, and I cannot recommend them to other property owners.

    I have lived in this complex since 2021 and the maintenance is awesome and though management has changed I am happy with the lifestyle here at Parkside. They are pet friendly and the ground is clean and my neighbors keep to themselves. Totally feels like suburbs. Thank you Real Property Management Phoenix Valley for holding this community down.

    Warning to all potential communities: Make sure you sign a contract that allows you to exit at your discretion.We were sold all the bells and whistles when leaving our developer-assigned management company, AAM. We quickly discovered that those promised benefits were not included. Worse, the contract we signed was so one-sided that it made it nearly impossible to get out. Our only options were to become extremely involved in management ourselves and constantly ensure they fulfilled their obligations—within 30 days of us sending a breach-of-contract notice.We made every effort to work with this company, but ultimately had to leave almost a year early and pay out the full remaining contract due to extreme unprofessionalism and their inability to properly manage our community.If after reading this you still decide to entrust your property to RealManage, make sure the contract is written to protect your community when they fall short of their duties. Feel free to message me if you need or would like emails to verify my claims.Save yourselves a lot of trouble and go with a better company. We will be returning to AAM Property Management.

    I've been living at one of their properties for about a year and a half. There have been few issues, but anytime we need to contact them about a problem they are dismissive or unresponsive. That's been annoying, but not a huge deal. Except now our AC has been broken for over a week and they're continuing to be dismissive and not communicating about the problem. We've asked multiple times when we can expect repairs and they just won't answer. I've had to stay elsewhere because it's 90+ degrees in my home most of the day.
