This company is beyond the worst rental company we have used! We submitted an AC maintenance request two weeks ago letting the company know the ac wasn’t working! Maintenance came out cleaned the coils said it’s extremely old needs to be replaced but good luck getting progress to do that basically and now here we are with a broken AC unit in 110• weather!! Called emergency maintenance during business hours told me they will get maintenance out hours later no call no show from maintenance instead we called them back and they told us it’s after hours and they can’t do anything. What a joke!! We have children and they could care less! No idea when someone is coming to repair the AC! Instead we had to spend hundreds on portable AC units while they sit around and try to figure out what to do or maybe send an actual vendor to fix the problem. Their own maintenance technicians will tell you how horrible they are.

I had nothing but a bad experience with this company, and I would strongly recommend being cautious before renting from them.
When I first moved in, they tried to charge me for an HOA fine that belonged to the previous resident. Because that prior violation was still on the property, when I later received an HOA violation of my own, it was treated as a "second offense," resulting in a higher fine. I had just moved in and should not have been held responsible for violations that occurred before my tenancy.
The home also had a termite problem. I reported it immediately, and they sent out a pest control company that failed to treat the issue properly. The termites returned within a week. I reported it again, and they sent the same company, which again failed to resolve the problem. It wasn't until I was moving out that they finally sent a different pest control company that performed the proper treatment.
Our lease ended on July 5, and we provided approximately six weeks' notice that we would not be renewing. Despite this, they still charged us a fee for allegedly not providing enough notice.
Before moving out, we thoroughly cleaned the home, touched up any paint where needed, and took extensive photos documenting the condition of the property. They kept our security deposit and are now attempting to charge us additional fees for cleaning and paint touch-ups. They also failed to provide an itemized breakdown of the charges until I contacted them and specifically requested an explanation.
Another issue was the irrigation system. It regularly watered areas in the front yard where there were no plants, causing excessive weed growth that led to HOA violations. On top of that, the management company charged additional administrative fees for those violations.
I also received an HOA violation for having my trash cans out during the permitted time. The violation photos were time-stamped, and I disputed the fine using those timestamps as evidence. My dispute was denied because they claimed the photos were in a different time zone, which made no sense.
Overall, my experience was frustrating from beginning to end. Between the HOA issues, unresolved maintenance problems, questionable fees, and poor communication, I would encourage anyone considering renting from this company to explore other options first.

Shawn B. from the maintenance team has been amazing!! He has fixed every work order with attention and detail . He is knowledgeable and provides genuine care. Progress Residential is lucky to have him!
After requesting for emergency maintenance on my refrigerator that went out, it somehow got pushed until late afternoon the following day. This was frustrating since I took that day off of work to take care of this issue among others in my new home.
Steven Martinez arrived and immediately went to work and apologized for the inconvenience of waiting nearly all day for an emergency request that was made the previous night. This of course was not on Steven as he assured to me that had he had this communicated to him promptly, it would have been taken care of much earlier.
Due to not having a replacement part available, this task had to be moved the following morning. Steven’s communication was top-notch, he made sure I was first on his list and had the fridge repaired quickly and even requested a replacement filter to be delivered to my home. Although the communication through Progress was not satisfactory, Steven Martinez’s professionalism and his overall communication was enough to make this rating a positive one.
I will definitely be requesting Steven for my future maintenance needs. Thank you!
I am extremely disappointed with Progress Residential’s handling of our emergency AC repair request.
Our air conditioning stopped working on June 14 in Arizona, during a stretch of temperatures reaching 111°F. We immediately submitted an emergency maintenance request and were initially told the earliest appointment available was June 26. After expressing concern, they managed to send someone the following day.
Unfortunately, the first person dispatched appeared to be a handyman rather than an HVAC technician. He spent less than five minutes looking at the outdoor condenser, claimed the issue was fixed, and left. When my partner asked for confirmation, he simply replied, “Yep, that’s what I said,” and drove away. The AC was still not working.
After calling back again, an actual HVAC technician was finally sent out. He quickly diagnosed the problem but informed us that repairs could not begin until Progress approved the work order. Since then, we have been caught in a frustrating cycle where the HVAC company says they are waiting for approval, while Progress acts as though they don’t know the status of the repair.
Meanwhile, our two-story, four-bedroom home has remained at or above 85°F for days. My partner works from home, and we have a small child in the house. The lack of urgency is unacceptable, especially during an Arizona summer. Progress’s solution was to suggest we purchase a portable AC unit and they would reimburse up to $350. A single portable unit is not a realistic solution for cooling a four-bedroom, two-story home with multiple occupants.
What is most frustrating is the complete lack of communication, accountability, and urgency. No family should be left in unsafe indoor temperatures while waiting days for basic approvals and updates. Unfortunately, this is not the first time we have experienced significant delays with maintenance requests through Progress Residential.
If you’re considering renting through Progress, be aware that when urgent maintenance issues arise, timely service and communication may not be what you expect.
