This is going to be slightly long, but I’d like to preface this review by saying we (my husband and I) rented our house for 2 years. On a positive note, we had the same technician come out to the house a few times (for HVAC & yard maintenance) and he was fantastic and friendly, but I do not wish to mention his name in a review that’s on the negative side!
The move-in process was pretty straightforward and simple, but it could have been smoother. Unfortunately, we were unable to pay our move-in fees through the online portal (our lease start date was too soon?) and had to drive nearly an hour to the Phoenix office to pay everything in person through cashier’s check. We also had to go to the post office and pay out of pocket for mail keys & to re-key the mailbox in our neighborhood (not reimbursed by Progress). If they own the house, the mailbox and keys should be handled by them!
Our first issue was shortly after move-in. We used the shower in the second bathroom for the first time and water started coming up from the floorboards in the nearby bedroom (they shared a wall). We contacted emergency maintenace and were told to shut the water off until they could come out. We were without running water for the rest of the night & most of the morning until a tech came to the house. They checked the plumbing in the bathroom and told us that the shower drain hadn’t been connected to the drain pipe, so it had been draining into the floor. That issue was fixed quickly, but our floorboards in the bedroom were warping and coming up, and quite the tripping hazard. We submitted multiple maintenance requests for the flooring and it took almost an entire month (and about 5 different techs/companies coming to the house) for the flooring to be replaced. One of the companies that came to the house during that time had been scheduled by Progress without any confirmation emails or scheduling info being sent to either of us, so we were unaware anyone would be coming. They arrived when we were both at work, and therefore couldn’t complete the request and it had to be pushed back again. A moisture meter was used by the first tech in the bathroom and it was evident that there was moisture under all of the bathroom tiles. This was never addressed when the floorboards in the bedroom were replaced. We also asked if we could get any sort of rent discount (calculated by the square footage of the bedroom) towards the next month or a reimbursement because we were unable to use that entire room for almost the whole month (the flooring was literally coming up and off of the floor; it was a hazard) and they told us they couldn’t do anything like that unless we sent an invoice. We sent them an invoice (it was $200 or less) and we were still told no.
Almost a year later we had water coming up from the floorboards in the primary bedroom! A tech came out and basically said that he had no idea what was causing it. He ended up replacing a valve in the toilet of the attached bathroom and calling it good.
We had water dripping from our air vent in the living room. We had been replacing the filters on time since we had lived there. The tech cleared out all of the ducts/what have you and said that they were really bad and clearly hadn’t been cleaned in a while. I’m assuming no AC/HVAC services or preventative maintenance were done prior to us moving in. In Arizona, you’d think the AC unit and HVAC would be an important priority. Apparently not.
Probably the most annoying thing is just the automated phone systems. I understand why companies have and use them, but it’s really frustrating to have to wait 45+ minutes most times to speak to a real person, who, in my experience, wasn’t even equipped to answer the questions or concerns I had. E-mail responses were also extremely slow (sometimes up to a week) through the customer care line. Basically, if you had a question or something to address that wasn’t maintenance related, you could wait on hold for nearly an hour or wait a few days to a week to get an e-mail reply.

I want to share my experience with this company so far. I just started renting from this company this month. We thought we were finally getting something better than apartment living, however this has been a nightmare. When we walked the house there was some minor repairs we could see that needed to be fixed. I figured no big deal they will do it & it was extremely dirty which they are supposed to have cleaned before move in! We moved into complete filth, ant infestations, maintenance issues not taken care of and most of all noticed there was previous water damage so upon inspecting that we found broken roof tiles. We notified progress of all of our concerns and they simply said I’m sorry we will have to wait till a flood happens in your home to fix the roof. My husband is a certified restoration technician, we own our own LLC and we have partner companies who own roofing. This is not how business should be conducted. I informed them that should I have water damage and mold in my home it’s going to be a much bigger issue for them. They could careless. This company so far has handled things so unprofessionally its just sad. Also note the cleaning upon move in took us 12 long hours of cleaning before we could even move into the home.
