  After a truly grotesque, terrifying and inhumane experience living here, it brings me great pleasure to write this review. If I can persuade even one person from living in this filthy, uninhabitable and unsafe complex, I can rest easier at night. I want to preface with the fact that I believe all of the positive reviewers were either incentivized somehow or persuaded by staff. Notice how all of the positive reviews are referencing the maintenance team or tenants who just moved in or went on a tour. I don’t think there’s a single recent positive review from someone who has lived at this complex for several months or years or isn’t referencing the maintenance staff who are nice enough but low performing. The neighborhood and complex are truly unsafe and at times terrifying. Anyone who isn’t gang related or in denial knows this is a heinous place to live, full of drug dealers, prostitution, domestic violence and frequent break ins. At times, there have even been squatters. Nice people occasionally move in but they never stayed long. I implore anybody who is considering moving here to visit at 10 PM and do a quick stroll around the complex. It’ll be easy to get in, the gates are never closed. Homeless people walk around the complex and dumpster dive in the trashcans. I can’t think of a single night the police weren’t here on site. The walls are paper thin and you’ll experience wall shaking music and earth shattering sounds at all times. There are sewer roaches, ants and other bugs. The sewer roaches are the worst, you’ll find them in your bathtub at 2 am no matter how clean your apartment is. There’s dog excrement everywhere, unleashed animals and bully breeds everywhere with owners who are too high to care about anyone else. The smell of marijuana is thick around the complex and you’ll find foil and other drug dealings taking place in the parking lot when you go to take your trash out. Do not move here. The complex is not safe. The women in the front office have some of the most ghastly attitudes you’ll ever encounter. After your move in, don’t ever expect to get a call back or a response to an email. I’m sure they will respond to this review with a copy and pasted template of how much they care about their community and to contact them regarding any concerns, but it is a bold face lie. So don’t bother. FYI to the ladies at the front office: copy and pasting a ChatGPT response to an E-Mail is pathetic. Please consider other options. This complex is truly unsafe and you deserve better.

  Visiting family and have a temp job for the week. the upstairs neighbors are impolite, inconsiderate and unbearable. I need to work at 3am, non stop stomping. Dog poop everywhere, pool gate is unlocked (people have children!) cars race by. I won’t wish this place on anyone but my worst enemy. Avoid if you can, price is right if you can’t.

  I went on a tour of one of the units. Chris was nice and professional and explained everything in detail. The unit looked very nice.

  5 stars because of their maintenance crew, Juan recently fixed our dryer & he was super quick. respectful and professional. We have lived here for 2 years now and he has always been consistent with his work. He is reliable responsive and always seems to be productive.He’s definitely an asset to the maintenance team and deserves recognition for the great work he does!

  I wish I could leave no stars for this place. Not sure how they can call themselves “luxury apartments” when most of the units are roach infested. My husband and I have recently moved out after living at the property for 5 years. From the beginning I should have known that that was 5 years too long. We moved from California to Arizona in 2021 and a few days before our move, the palms reached out stating our unit would not be ready on the agreed upon move in date. Because of this we lost half of our moving help and had to pay more to keep our moving truck longer as we had no where to keep all of our belongings. The property manager at the time said she would work with us to try and compensate us for the inconvenience and then we never heard from them. The community advertises as being gated but in the 5 years I lived there none of their 3 gates ever functioned properly at the same time. They are always broken and the complex is never secure. There are constantly individuals dumpster diving and cars being stolen. Police are called there very frequently and about two years ago there was even a shooting that cause crime scene units to be set up there all day at one portion of the complex. They advertise as being a smoke free property but we were surrounded by weed and cigarette smokers in neighboring units. We complained to the front office about and were told there was nothing they could do about it without photo evidence. So they wanted us to put our own safety at risk instead of investigating the problem. On multiple occasions we were given notices of mandatory inspections so my husband or I would rearrange our work schedules to be present for the inspections all for them to never actually show up. When we would bring this up to the office they would say they would look into it and reach out but never would. They shut the water off at least once a month for “mandatory repairs” and sometimes even shut it off with no notice. We finally reached our breaking point when we began seeing roaches in our bathroom in our primary bedroom. We promptly reached out to the office since they don’t allow pest control complaints in the resident portal. We emailed them and received no response so called them and were told pest control would be out to take a look. All they did upon arrival was spray. They were there for less than a minute. The issue persisted. Emailed the office again with no response so called again. Pest control was sent out again and did the same thing, sprayed and left. When the issue still wasn’t resolved we had no option but to look for different housing and break our lease early. I couldn’t sleep and could barely eat because of how disgusting I felt being in there. The issue went on for months. When we informed management of our intent to move out and break our lease early and how we felt we shouldn’t be responsible for any fees to do so, we were met with the worst responses. We were told they had no record of us filing any complaints of roaches and that the pest control company they use had no record of going out to our unit on multiple occasions. I provided screenshots of all emails we had sent. It was at that point they said they would send out pest control to do a more “extensive” treatment and that because of that they could not waive any of the fees to break our lease early. During our move out inspection they stated they did not see any active roach problem even though we provided time stamped photo evidence of when we would see them. We frequently asked to speak to the property manager and she would promptly pass us off to her assistant manager because she couldn’t be bothered to help us herself. The management at the Palms is disgraceful and shouldn’t even get to call themselves managers. They clearly do not care about their residents and only care about squeezing out as much money as they can from people. Avoid the Palms at all costs!
