I do not recommend living at Palms at South Mountain. The facilities in general are unpleasant: everything is dirty, from the common areas to the surroundings of the complex. There's a clear lack of ongoing maintenance and cleaning.
We've had many problems with repairs: the air conditioning doesn't work well, the windows don't open or close properly, and maintenance requests take too long to be addressed or simply aren't resolved at all. On top of that, there are homeless people throughout the complex, which creates a sense of insecurity and reflects a lack of oversight from management.
The extra charges for everything make rent end up much more expensive than advertised, without that translating into better service.
Overall, management doesn't seem to take residents' complaints or the upkeep of the property seriously. If you're looking for a clean, well-maintained complex with good resident care, this isn't the place.
No recomiendo vivir en Palms at South Mountain. Las instalaciones en general son desagradables: todo está sucio, desde las áreas comunes hasta los alrededores del complejo. Se nota una falta total de mantenimiento y limpieza constante.
Hemos tenido muchos problemas con las reparaciones: el aire acondicionado no funciona bien, las ventanas no cierran ni abren correctamente, y las solicitudes de mantenimiento tardan demasiado en atenderse o simplemente no se resuelven. Además, hay personas sin hogar por todo el complejo, lo cual genera una sensación de inseguridad y refleja la falta de control por parte de la administración.

My experience at The Palms at South Mountain was extremely disappointing, and I would not recommend this property.
The property is advertised as a gated community, yet the gate was frequently open or not functioning properly. I also had serious concerns about security and the overall condition of the property.
Maintenance was one of the biggest problems. When I moved in, I submitted a list of approximately 20 repairs, and many remained unresolved for months. Several issues were marked as completed when they were not. We experienced problems with our dishwasher, washing machine, plumbing, leaks, and other basic maintenance concerns. Communication and follow-through were extremely poor.
The office staff was also frustrating to deal with. When concerns were raised, I often felt dismissed and given excuses rather than solutions. Pest control was another ongoing issue, with significant cockroach problems despite keeping our home clean.
Parking is extremely limited, the property often has cigarette and marijuana odors despite being advertised as non-smoking, and residents frequently leave dog waste behind.
Overall, I felt that management prioritized collecting rent over addressing legitimate concerns from residents. Residents deserve safe living conditions, reliable maintenance, and responsive management.
I would not live here again. If you're considering this property, do your research and speak with current residents before signing a lease.

Notice how all of the 5 star reviews are about the maintenance guy fixing something that shouldn’t have been broken when they moved in?Yeah this place sucks. The people getting paid 17 an hour at the front desk are the most insufferable incompetent people I have ever had the misfortune of doing business with.
You could not live in a more ghetto area or location. Awful interiors. Shoddy construction at best across the board. Water is shut off for 10 hours or more every single month ive lived here.Landscapers with leaf blowers every single morning without fail. Both side gates have been broken since I started living here 2 YEARS AGO. Black mold. Roaches. You name it.Extremely expensive rent and unmentioned charges .Constant vehicle theft. Management will consistently fail the standards set in your lease but expect the full rent. Service request that result in the attendant calling you, hanging up, then proceeding to report the work as resolved. They will tow any car they possibly can.Gun shots within the apartment complex weekly.Loudest neighbors in existence. I have a neighbor who beats his dogs and walks them without a leash and another who sits outside yelling on the phone from 6am to 11pm daily. This place is genuinely a torture chamber. No one deserves to live like this. A trailer park would be a million times better and your friends might respect you more for living there honestly. This is bar none the worst apartment in the entire state of arizona.

Anthony is a great maintenance worker and seems to be the only one with a clue about what is going on at the property. The leasing staff have been less then helpful and getting issues resolved and the actual move in process was awful- still waiting on a response from management after they told me to reach out so they could fix the issues at hand…..
Met Anthony for the first time today what a pleasure to talk to and what a gentleman. Knows what he’s doing and gets the job done. If there’s any issues, I hope he stops by.
