    Ultimate Properties and their team have been fantastic to work with. Everyone has been friendly, professional, and responsive from day one. I have worked with them over the past (3) years. Matthew Barbett deserves special recognition for being attentive, reliable, and easy to communicate with. The level of service and care provided by the entire team has exceeded expectations.     We recently moved out after fulfilling our full 2 year lease agreement and paying all rent owed on time, including the month we were not there after vacating early. While the home itself was okay, our experience with Ultimate Properties was unsatisfactory and disappointing. After a 2 year tenancy, we were charged for multiple items we believed fell under normal wear and tear. An annual inspection had also been completed approximately two weeks before move out, and no concerns regarding the property condition were communicated to us at that time. Prior to move out, we spent over a week landscaping, deep cleaning, and addressing anything we believed was outside of normal wear and tear which is generally not chargeable under Arizona law. We documented the property thoroughly with photos and attempted to dispute the charges professionally, but management declined to make any adjustments and stated the matter was resolved without requesting our additional documentation. Throughout our tenancy, we experienced several maintenance issues, including the yard flooding on three separate occasions due to irrigation and water system problems. This resulted in multiple vendor visits, time away from work, and unusually high water bills before the systems were eventually replaced. We also dealt with ongoing pool maintenance issues caused by a malfunctioning pool cleaner and inconsistent pool service, despite repeatedly notifying management. An additional concern was that the property was listed for rent again before our lease term had technically ended, which made us question whether all of the work we were charged for was actually completed. Overall, we felt that tenant concerns were not given much consideration and that the company prioritized protecting homeowners over working collaboratively with tenants. Future tenants should carefully review the lease agreement, ask detailed questions before signing, and thoroughly document the property and all maintenance communications throughout the tenancy.

    I want to caution future tenants. I was a tenant in a 3 bed, 2 bath home managed by Ultimate Properties for over 7 years in the Harbor Shores area of Avondale. One important thing to understand is the level of oversight in this area. In my experience, it’s not just the property management company, you may also deal with enforcement from the HOA, city, county, and even state level agencies. These groups patrol and operate independently, and I encountered repeated overlapping citations for issues I did not believe were valid (for example, being cited for “weeds” in a regularly maintained rock yard or for neighboring trees that was not maintained that overgrew into my yard). At one point, a neighboring property became unmaintained after a house fire, and a tree from that property began to grow outward. Due to multiple agencies patrolling, there was confusion over property lines, which led to me being incorrectly cited and fined. Those fines were eventually dismissed, but only after months of back-and-forth. Before renting, I strongly recommend understanding Ultimate Properties and HOA rules, local enforcement practices, and how violations are reviewed and disputed. Knowing your exact property boundaries and handling your trees is also very important. Overall, this was a very frustrating, difficult, and unpleasant experience over the course of my tenancy.

    Mi experiencia con esta compañía fue extremadamente decepcionante. Entregué la propiedad limpia, en buen estado y sin daños estructurales después de un año de uso normal. Documenté todo con fotografías el mismo día de la entrega. A pesar de eso, se me aplicaron cargos elevados que no reflejan la condición real en la que se dejó la vivienda. En particular, se incluyó un cargo de limpieza elevado aun cuando la propiedad fue entregada limpia. Reconozco que quedaron algunos artículos menores en estantes, pero esto no justifica el nivel de cargo aplicado considerando el estado general en que se entregó la casa. También se me cobró por “landscaping” a pesar de que el patio trasero fue completamente limpiado y cortado antes de la entrega. Esto requirió tiempo y esfuerzo, y el área fue dejada en condiciones razonables. Sin embargo, las fotos utilizadas para justificar el cargo muestran únicamente hojas pequeñas en el exterior, algo completamente normal debido al viento y a árboles de propiedades vecinas. Incluso en la entrada y pasillos exteriores, las imágenes presentadas reflejan hojas que caen naturalmente después de la limpieza, lo cual no representa falta de mantenimiento ni abandono. Adicionalmente, se incluyeron cargos por condiciones propias del uso normal de la vivienda, como áreas del baño y superficies que presentan desgaste natural tras un año de ocupación. Un punto importante es que la propiedad fue rentada nuevamente en pocos días después de mi salida, lo que indica que no se requerían reparaciones mayores ni trabajos extensos de limpieza. He intentado comunicarme en múltiples ocasiones por correo electrónico y llamadas telefónicas solicitando explicación y evidencia de estos cargos, sin recibir respuesta hasta la fecha. Mi recomendación para futuros inquilinos es documentar absolutamente todo desde el primer día, ya que en mi caso, aun entregando la propiedad limpia y en condiciones razonables, se aplicaron cargos significativos que no coinciden con el estado real de la vivienda al momento de la entrega. Esta es mi experiencia personal.
