    Very frustrating experience. My parents were interested in a townhome which was still being advertised as available online. We did a self tour over the weekend and wanted to apply. I had a few questions before applying, so I called the office. No answer, so I left a voicemail. I didn't receive a call back, so I drove to the office in person only to be told that the unit ALREADY HAD AN APPROVED APPLICANT and that the lease signing was scheduled for the following morning. Mind you it was still showing on their website as available and allowing self tours on Zillow! If a unit already has an approved applicant scheduled to sign their lease, that should be disclosed upfront so prospective tenants can make informed decisions before spending time pursuing the property or PAYING NON REFUNDABLE APPLICATION FEES. You guys had no problem following up via email encouraging us to apply. Thank God we didn't. Do not apply blindly! I would say call first, but they don’t answer. Do your research before you spend your money here.

    One of many reviews to follow in so many different areas... The HOA's send regular letters as they hire third party vendors to take photos of various violations. My daughter who lives with me parked her car for a short time in between errands (like a few hours) as they were driving by and took a photo of a car parked in the street. (it could have been a guest or my son visiting) I spoke to the HOA and they said to disregard as it was just one of those coincidences and will not be an issue. Meanwhile, Ultimate Properties charged me $45 because the owner received a letter - which is typical but does not mean the owner needs to do anything about it or is charged. Ultimate Properties is stating $45 is a processing charge - even though no processing needs to be done at all as there is no actual violation. The HOA understands that the vehicle is ours and not an abandoned car and knows the third party vendor they hire has no idea of any certain situation but is just doing their job and taking as many photos as possible to show for their own payment. Ultimate Properties insists on collecting this absurd and wrongful charge. What if it was a visitor when they happen to drive by - do I get charged $45 for a guest parking their car in front of our home? Ultimate Properties says, yes. (per lease agreement) Since signing with Ultimate Properties (because the home we wanted to rent was through them), dealing with Mrs. Kelly Espinosa, the manager, has been such a hassle and unpleasant experience. She is like that school teacher you avoided who looks forward to tripping you up and giving you a failing grade and pointing out the fine print instead of trying to help. Since our initial meet, I have never felt that she was working on our behalf as a relator in one of the biggest customer service business arenas. I have many relator friends and experience in this industry and I have never worked with someone who lacks compassion and understanding like this and always acts like she is working against you instead of for you as if she is trying to catch you off guard and add unnecessary charges. I have been in a very trying and hard part of my life this past year, and did not have the energy to fight so I signed to stay as I liked the home. If I was in a better place last year, the only reason I would not rent this home is because of the company - not because I did not like the home. I would pay extra to the homeowner just to not deal with companies like this and treat it as I have, like my own. I would avoid renting a home from Ultimate Properties because of such negative experiences like this. Her repetitive go-to "per lease agreement" allows for no actual understanding of situation but cold and insensitive remarks. So just know, as a homeowner, when you get an HOA letter that does not apply like the one we did, you disregard it, as it is a non-issue. But, when you rent with Ultimate Properties, you pay them $45 (as the HOA does not charge for this) regardless of the why. Just fyi... What I think is this: Ultimate Properties is aware of certain HOA's doing extensive drive-by third party violation checks on a regular basis, and is capitalizing on collecting from their thoroughness. Ex., our HOA said they send out 30-50 violations per month for just cars parked on the street, most which are random instances. It's to let residents know not to repeat the parking of the same car. We first received a letter of a UHAUL trailer being parked in front when we were moving in and having our boat parked which we moved that day. Again - we were still moving in, so the charge was removed. At first, I thought a logical explanation would suffice going forward as well, but it seems I got my freebee and now every letter which could be a random thing will cost me $45 for no actual processing of the matter, but a built-in up-charge for Ultimate Properties.
