    I have been a resident here for about nine months now. When I first toured the property and moved in I absolutely fell in love with the property and the staff. Unfortunately, overtime management of the property has gone down, and there has been enough turnover to perpetuate support of or lack of management here. Overall, the grounds are great.There is grass and mature landscaping, which really offers to the appeal of the property. The amenities are mostly well cared for but unfortunately access to them has become extremely limited. There have been many changes since I’ve moved in, and unfortunately, those changes were never properly communicated until well after the fact. One of the first changes was access to building two through the main door. Tenants of building two were not notified of no longer having access to the main door. Coming home at night for several days thinking the front door was broken, forced tenants to find other means to get into the building. A few days later, it was discovered that it was an intentional change to disengage our electronic key fobs to the door due to “safety reasons”, however, no one was formally notified. Second, as mentioned - the amenities. We used to have unlimited access to the amenities which made it nice if you wanted a quiet place to read or work in the evenings, or enjoy quality time with family and friends playing games or watching a movie. Additionally, It was marketed that those in building number two pay a premium rent because they have direct and unlimited access to the amenities. Today, the hours are limited to 9 to 5 for the indoor amenities and chains are put on the doors to prevent tenants from using the amenities after those hours. The gym is the only thing that is open 24 hours a day, however our digital key fobs have been disengages on certain doors so you have less options on entry and exit which can be inconvenient. Another thing to note is that smoking is tolerated on the property which goes against the property policy. If you have asthma or are allergic to smoke, it is suggested you find another smoke-free property where the policy is enforced. I have resorted to buying three air purifiers for my unit to prevent having further allergic reactions and asthma attacks, as management has been nonresponsive to my reporting of cigarette smoke coming into my vents and windows. Sadly, managent has disclosed to me which tenants are responsible for the infractions but continue to allow the behavior. I would be remiss if I did not properly acknowledge the one positive constant for the property. Eva, the leasing assistant, is truly the heart and soul of the Casa Del Rio community. She has weathered through all the changes and decline, and continues to be a smiling face that we get greeted by every day. She remains professional, kind, and compassionate. Though her authority is extremely limited here she always does her best to acknowledge our needs. This place would not be the same without her.

    They just started locking down every single amenity after 5 PM. No shared space, no watching the game in the movie room, no hosting your family for birthday parties in the beautiful large room. No place to cool off after playing out in the pool in the hot and they close the pool almost every weekend. I hosted a family movie night in the movie room about once a month. We always clean up after ourselves. We are always respectful of the space and we always welcome anybody who walks by and now we are not able to do that. In the almost year, I’ve lived here those spaces have been available to us, and now there is a new manager, and they are no longer available, literally using a metal chain and a padlock to close the doors.where is the safety? They also blocked one of the exits out of the gym, so now as a woman I have one less exit if someone were to try to attack me while I’m working out, which is unfortunately a common happening in 24 hour private gym spaces. Everywhere on propertyyu is monitored by a camera if the reasoning is disruptive or destructive people in the building, those people should be held accountable individually. Also as of 6/16 there have been zero doggy poop bags in the doggy poop stations. There is now dog poo all over the property. I bring my own bags but not everyone is as prepared, especially seeing as they have always been readily available. What’s going on???

    Very nice and comfortable apartments with beautiful and quiet neighbourhood, the staff is very friendly and welcoming and willing to help with any situation and issues. Kids enjoy the pool and hot tub on sunny days, the units are all renovated and ready to move in, enjoying our time here for 10 months already. Glad we made a decision to choose this apartment complex!

    I’ve had a great experience living at Casa del Rio Apartment Complex. From day one, the staff has been professional, friendly, and always willing to help with anything that comes up. The leasing process was smooth and straightforward, and they made sure all my questions were answered. The community itself is well-maintained and clean. The grounds are kept in great shape, and it’s clear that management takes pride in the appearance and upkeep of the property. Maintenance requests are handled quickly and efficiently, which is something I really appreciate. Overall, I would definitely recommend Casa del Rio Apartment Complex to anyone looking for a comfortable, well-managed place to live. It’s been a positive experience, and I’m glad I chose to live here.

    Save yourself the headache and go live literally anywhere else. Horrible management, high turnover for employees, and very shady business practices. On top of all that, we have just discovered a roach. Luckily just the one and we cleaned and laid out bait immediately, but i doubt they will do anything useful. We are on the 3rd floor, so if we are starting to see them, i can almost guarantee you the building is infested, or at least a nearby unit. They do NOT take legal documents very seriously, nor safeguard their residents personal information. For weeks I was waiting for/asking for a copy of our lease to be uploaded to the online portal, and later discovered it was someone else's! Also, they have a legally required disclosure missing from their lease, that is required to indicate exactly how they charge utilities. There is nothing in the lease that specifies this. I've been trying to discuss with corporate for months but the best they can do is a corporate version of "nuh uh!" In fact, corporate wouldnt respond to me at all for about 6 weeks. They finally did late one night, but only because about 30 minutes prior to that I finally made a report to the BBB and the AZ attorney General. It was honestly pathetic how fast they reached out after that. The worst part is that they had 2 really great maintenance people but one moved and the other one (the manager) left because they treated him so poorly. Overall a really horrible experience so far, and I sincerely hope the other current residents see this and share their stories. Some of theirs are worse than mine. Please do not give these people your hard earned money. *REPLY TO OWNER* Definitely incorrect, as they are actually coming to my apartment today because of a work order I put in about the bugs. They immediately marked my work order as "resolved" without contacting me, so I'm not surprised there is not an accurate paper trail of what's going on here. If you are not seeing the BBB report or the AZ attorney general reports, I can resubmit them. None of the issues I brought up with corporate many times have been resolved. I was told there would be some sort of "multi-department review" by Priscilla, and when I asked for the results of that, I was told there are no issues and have been ignored by her since.
