My husband and I moved into this property on June 12th of last year. At the time, we were very satisfied with the property; however, the situation has changed considerably since Within the initial week of our residency, the apartment was not sufficiently clean, requiring us to undertake cleaning due to dust and dirt.
Additionally, several items within the apartment were broken or improperly installed. This includes cabinet doors that were damaged within our first month of occupancy and have yet to be replaced, despite multiple complaints and work orders submitted to property management. Shower door for our bathroom was installed and properly which I fixed
The dishwasher was not properly installed, nor were the hot and cold water connections for the kitchen sink. This oversight resulted in water leakage and subsequent damage to the drywall. During a recent repair, construction workers working in our apartment stained the carpet in our closet. This issue has not yet been resolved.
The recent decision to restrict access to the clubhouse after 5:00 PM is causing significant inconvenience. This policy seems counterproductive, especially considering the fees we are paying. Many residents do not finish work until 5:00 PM, effectively preventing them from utilizing the amenities during their available free time.
We believe this limitation is unreasonable and would appreciate a reconsideration of the clubhouse hours. While we understand the concern regarding liability, the current restrictions on amenity usage, such as the gym after hours and the pool closing at 10:00 PM, seem to diminish the overall value of these facilities. For instance, residents may wish to utilize amenities for activities like a movie night with a spouse after the designated closing times.
We are also experiencing a persistent issue with bees, which we have reported since our move-in date. Three exterminators have been dispatched, but none have successfully resolved the problem. I have a Savannah monitor lizard that lives on my balcony. Bees have attacked and killed my reptile. 😭😭😭😭 Very upset about that... Will be posting a pic of him 😭 also the balcony railing was never secured properly and we brought that up to property Management as well. Still not fixed Tiffany said she's going to get on it as soon as possible for us and she is very sorry for the loss of our animal and is going to find a resolution
They have also been attacking me and my husband recently, and I was stung again and am getting tired of it. Say if I had somebody over and they were allergic and they got stung now I'm liable and I won't have that happen.
Also his apartment was renovated prior to our move-in and me and my husband personally believe that they did not seal the white countertops properly and the result of them staining very easily and getting the stains out is very hard I don't want to be charged for the maintenance cost on this counter if they were installed in properly
We're super clean and tidy folks who absolutely adore animals and reptiles! We really try our best to keep our apartment totally spotless and clean all the time. With all the stuff that's been happening around the apartment complex, these are the little hiccups we've run into so far. We totally get that there's been a lot going on with property management and other things that have been making things tricky, but this is honestly just how we feel. We really like our apartment, we just wish things were running a bit more smoothly!
Also, Tiffany is the property manager and the leasing agent is Eva. They are very nice, but with all the issues, we are getting tired of it, and our lease is up this month. So, basically, we're thinking about not renewing the lease. We really dig the spot and the place itself, but with all the problems we've had, things aren't looking too hot. We actually just chatted with Tiffany, the new property manager, about it. She is very nice 👍 is going to help figure out our issues but I am hesitant because of all the mess ups in the past .

All amenities closed now for all residents. Management changed and its even worse than before. Wake up Beztek you are doing everything wrong… moving out soon. Can’t wait.

I have lived here for a little over a year I was the very first person to move into the whole apartment complex after being renovated. It was a nice place I loved the amenities being easily accessible for everyone, the 24/7 gym and the pool being open until late because of my crazy schedule. After moving in I had lots of problems with the managers and office staff from refusing to supply us with an idolize bill so we knew exactly what we were paying for , to one of the office staff placing an illegal false towing sticker on my car to as he said in his own words “scare me” into getting my attention and coming to the office. This turned into a whole ordeal over the parking spot I had been paying for since march 2025 all due to the staff not keeping correct documentation of who was paying for what and parking where. they gave my paid parking spot to another resident which resulted in arguments between neighbors. We were basically told that because they did not document correctly we would have to “hash it out” with the other resident because they would not budge on the parking spot we had paid for since we moved in. We tried to take it to corporate and one of the office staff intercepted our email to corporate at 3am and it was resolved the next day which is sad it has to come to that for things to be done. June 1 I left for vacation and got back a few days ago to find out there is yet again a new bunch of staff that are locking the residents out of the amenities past 5pm and wont open them until late morning. why are we paying for amenities that we all can’t use based on our different work schedules? They constantly close the pool every other week and fail to supply actual reasons for doing so. They treat the maintenance men like garbage so there are new ones coming and going constantly. this place really is just a giant headache and they do not care about the people who live here what so ever.

I have been a resident here for about nine months now. When I first toured the property and moved in I absolutely fell in love with the property and the staff. Unfortunately, overtime management of the property has gone down, and there has been enough turnover to perpetuate support of or lack of management here. Overall, the grounds are great.There is grass and mature landscaping, which really offers to the appeal of the property. The amenities are mostly well cared for but unfortunately access to them has become extremely limited.
There have been many changes since I’ve moved in, and unfortunately, those changes were never properly communicated until well after the fact. One of the first changes was access to building two through the main door. Tenants of building two were not notified of no longer having access to the main door. Coming home at night for several days thinking the front door was broken, forced tenants to find other means to get into the building. A few days later, it was discovered that it was an intentional change to disengage our electronic key fobs to the door due to “safety reasons”, however, no one was formally notified.
Second, as mentioned - the amenities. We used to have unlimited access to the amenities which made it nice if you wanted a quiet place to read or work in the evenings, or enjoy quality time with family and friends playing games or watching a movie. Additionally, It was marketed that those in building number two pay a premium rent because they have direct and unlimited access to the amenities. Today, the hours are limited to 9 to 5 for the indoor amenities and chains are put on the doors to prevent tenants from using the amenities after those hours. The gym is the only thing that is open 24 hours a day, however our digital key fobs have been disengages on certain doors so you have less options on entry and exit which can be inconvenient.
Another thing to note is that smoking is tolerated on the property which goes against the property policy. If you have asthma or are allergic to smoke, it is suggested you find another smoke-free property where the policy is enforced. I have resorted to buying three air purifiers for my unit to prevent having further allergic reactions and asthma attacks, as management has been nonresponsive to my reporting of cigarette smoke coming into my vents and windows. Sadly, managent has disclosed to me which tenants are responsible for the infractions but continue to allow the behavior.
I would be remiss if I did not properly acknowledge the one positive constant for the property. Eva, the leasing assistant, is truly the heart and soul of the Casa Del Rio community. She has weathered through all the changes and decline, and continues to be a smiling face that we get greeted by every day. She remains professional, kind, and compassionate. Though her authority is extremely limited here she always does her best to acknowledge our needs. This place would not be the same without her.
