  Not small dog friendly. The apartment complex claims you can't have "dogs over 40 pounds" except if it is an "ESA". This wouldn't be a problem if the patios accommodated this. The patio walls are too short and have too wide of a gap at the bottom which means larger dogs can hop this/ stick their whole face under the wall. My dogs have almost been attacked on two separate occasions by two different pitbulls and we moved here in April. Guess I just gotta drive a few miles away to walk my dogs or something 🤷‍♀️

  Edit as of 8/14/26. changed to 1 star. It rained again this week that resulted to flooding on my unit. This is after they said they fixed the issue in the roofing. I can take 1 incident as one time but second time in a month? Was is really fix or just patched up and hopes it doesn't rain again for a while? Decided to no longer renew my lease. For future 135 resident be aware of this mess. Leaking ceilings all over due to rain. Requested an emergency maintenance on 7/13/26 they closed it as complete few days later and I I ended up submitting a new one on Friday 7/17. I visited them a few times in the office as well. I understand they have to wait till the rain is over to fix the rooftop issue. What I am concerned is that Vista Valley is part of a large rental company and they do NOT have contingency plans for these kind of emergencies aside from “hang in there” comforting word. As of 7/20/26 no maintenance crew drop by yet. Will update this review with how they will fix this issue. I feel bad to the unit on top of me as he is getting all those water in. My floor, walls and ceiling are soaked and hopefully will be fix before mold settles in.

  I recently went for a tour at the Vista Valley apartments and my experience was phenomenal. I’d like to give a big thanks to Ryan from the consultants department for going above and beyond, showing me a tour of all the amenities, facilities, and model unit. I was met with knowledgeable & professional service. And overall great experience

  Toured this property and it was beautiful. Staff was friendly and professional and the apartments were impressive and nicely maintained.
