The maintenance team at Southern Avenue Villas are like "badgers on the hunt!" These are extreme heat conditions and our AC units are being stressed to the max. As true mechanics should do, on the initial call, they performed the obvious repairs. It seemed to have made a difference in the AM, but when the heat started to affect the performance of the unit, I needed to call them back. In this heat, they went up on the roof, diagnosed/repaired (replacing a run capacitor and using a garden hose to cool down the compressor) the unit. They were gone quite some time so I can only imagine the duress they (themselves) were enduring while attempting to correct a cooling issue for me in my apartment.
They returned (looking very spent) from the roof still wearing their PPE to avoid overheating themselves, described what they did and then left with these words:
"Don't hesitate to call us if this doesn't improve!"
How awesome is that!
I am very appreciative of the efforts this maintenance team has performed. Just to be clear - This is just my unit! I'm sure they had many more units that needed attention!

Prepare to pay $1000k at move out as you will be charged to replace all carpets plus other shady fees like keys that never existed.
This apartment complex are not following AZ law as noted by other tenants. They told us at move out that if one carpet needed to be replaced then the tenant must pay for all of the carpet to be replaced regardless of their condition. A nice business policy, but does not follow the AZ law that states apartment complex’s cannot charge for normal wear and tear. My son and his roommate also got charged for a key that they never received and for moving out a day before the lease ended?!! The apartment complex scheduled the walk through with them and never mentioned a fee for leaving a day early. They lived there for 2 years. The carpets looked like this at move out. I will also be reporting them to the attorney general. They give you your final bill and you have 10 days to pay, via mail, and when you call the number they give you to dispute it’s a recording that says they’ll call you back in 2 business days. A very short timeline for disputes. Stay away unless you want to lose $1000k or more when you leave.
******In response to the below apartment complex reply. I have attached our final bill. I have not received an itemized bill for the carpet replacement. As per the picture, all of the carpets did not need to be replaced and clearly have normal wear and tear from a 2 year lease. You did not remove any fees for moving out a day early. The total charges were $830. Close to $1000, especially considering we did not get charged to repaint the apartment, which we were told we would’ve had to pay for if there had been any marks on the walls. Please be honest and follow the law.

Terrible experience dealing with this complex. My wife and I applied and spent over a week constantly calling for updates because nobody from the office ever communicated with us first. Every time we called, the story changed. First it was rental verification, then our application “timed out,” then they suddenly needed more documents after we already sent everything they asked for, including 18 months of perfect rental history.
It honestly felt like they kept moving the goal post instead of just being upfront with us from the beginning. We even agreed to pay the higher deposit with no issue, but somehow there was always another problem.
As two Black parents trying to move into a predominantly white complex, some of the treatment definitely felt racially motivated. If you’re going to deny someone, just do that — but wasting people’s time and leading them on for over a week is unprofessional.
The complex looks nice, but the front office communication and professionalism seriously need work. We ended up withdrawing our application ourselves. It was clear they didn’t want our type of family living there I hope this review helps people make better decisions about this place, looks nice but everything that’s shines like glitter ain’t gold 💯 stay safe out there
10/10 wouldn’t recommend.

Terrible experience with this complex. We applied on 5/15 and waited over a week to hear back, during this time we called numerous times for an update, just to be told that they are waiting for rental verification to come back. Not once did anyone call us. We were told that if the rental verification didn't come back by the end of the week we would need to pay a higher deposit (which was $2,600 & we stated that we would pay it- no problem) and that management would make a decision if they did not hear back from the complexes regarding prior rental verification. . Friday arrives (5/22), 7 days after we submitted our application, during which we received no call back, no updates, nothing initiated by the office staff. we call in to get clarification on what's causing the hold up and were told that our credit history seems "sketchy" but that all they needed to see is a ledger of our current rental history. we were also told that our application has timed out and we would be receiving a denied notice. We send over our rental ledger, 18 months no missed payments, sent over the contact information to our complex so that they can call the office directly and verify the rental history or address and ask any other questions if needed. I'm assuming they thought I sent over a fake phone number... when they could have simply googled the number. I email them our ledger as they requested. They receive the ledger and then tell us that NOW they need a document reflecting our move out date and that they would then gave us 4 days more days to send over a document reflecting our move out date.( which we don't have a move out date since we are now on a month to month looking for a new place to live) or get rent verification to come back or they will list the unit back on the market. Clearly they keep moving the goal post ...... and to now tell us we only have 4 days before they release the unit back into the market is insane given that we've been calling ALL week trying to get things resolved. They now decided to throw the responsibility onto us. I've sent an email to them providing them with the contact information to my current residence in which they could easily call and speak to someone and get what they need. Honestly, it felt like they didn't want to rent to us to begin with, we were two black parents trying to move into a predominantly white complex. Denying us is fine, but wasting time, leading us on and constantly moving the goal post is extremely unprofessional. I've Never had this many problems during an application period so We withdrew, if we were experiencing all of these problems before moving in I could only imagine the problems we would have faced after moving in. Very disappointing that this was our experience here, the complex itself seems clean, they are a bit overpriced, lots of amenities but the front office is clearly disorganized and should improve their communication.

I’ve been here almost 3 years l, Used to be a good apartment, ran into a 3 month long issue with cockroaches they sprayed every month but never solved the issue it’s only gotten worse. I’ve always had a very clean home with no food left out but they started coming out of the wood work. My lease ended last month and I went on month to month with the intention to resign however with this infestation I’ve decided against it they still have a 60 day notice to vacate even if your month to month even with unforeseen health and safety issues they would not help remedy it even work with me, I was more then happy to pay a months rent just to leave but they would not budge on the 2nd months. They want to fumigate the apartment however this will displace me from work since I work from how making me loose income and put me in the possibility of exposure to harmful chemicals with the chance that the infestation may not be solved from a single fumigation where they would have to come back 25 days later. Highly recommend not looking into these apartments even though they are cheap they’ll get you in the back end.
