Living at Casa Sole Vita was genuinely one of the worst and most unsafe experiences I have ever had with any property management company. I would give zero stars if Google allowed it. The issues I dealt with were not minor inconveniences -- they were serious safety hazards, ongoing infestations, and repeated violations of Arizona landlord‑tenant law.
To start, a bullet was fired through my apartment by my next‑door neighbor. Yes, an actual bullet. It entered my unit and could have seriously injured or killed me. Management's response was shockingly inadequate. They treated a life‑threatening incident like it was nothing more than a noise complaint. There was no urgency, no real follow‑up, and no meaningful effort to ensure my safety afterward. I have never felt so disregarded as a tenant or as a human being.
On top of that, the property had scorpions inside the apartment, not just outside. I found them multiple times, and maintenance never addressed the issue properly. Pest control was inconsistent, and the overall upkeep of the property was terrible. Basic maintenance was neglected, and I often had to argue with management just to get essential repairs or safety concerns acknowledged. It felt like every interaction with them turned into a fight because they simply refused to take responsibility for anything.
The management itself was disorganized, unprofessional, and often confrontational. They lost my lease, charged unauthorized fees, and repeatedly gave me incorrect information. Communication was awful -- calls went unanswered, emails were ignored, and when they did respond, it was usually dismissive or combative. The property became increasingly unsafe and poorly maintained over time, and management seemed completely uninterested in fixing any of it.
The problems didn't stop when I moved out. Casa Sole Vita violated Arizona law by failing to provide the required itemized list of move‑out charges within 14 business days. They never sent any documentation, photos, invoices, or explanations. Instead, they sent an unverified balance straight to collections without ever notifying me, which is both unethical and illegal. They charged me for things that were never damaged, including items that were already in poor condition when I moved in. They even charged pet fees and month‑to‑month rent increases that were never authorized because they lost the lease entirely.
Their mishandling of my move‑out, their refusal to follow Arizona statutes, and their decision to send an unverified debt to collections caused unnecessary financial harm and stress. No tenant should have to deal with this level of incompetence, negligence, and disregard for basic legal obligations.
Casa Sole Vita is unsafe, unprofessional, and extremely poorly managed. Between the bullet incident, scorpions in the home, constant arguments with management, lack of maintenance, and illegal handling of move‑out charges, I cannot warn people strongly enough: do not live here. There are plenty of other properties in Arizona that actually care about tenant safety, legal compliance, and basic human decency. Casa Sole Vita is absolutely not one of them.
Filing a lawsuit in small claims court against them.
