    I had a really great move-in experience at Tenth & Tusk! The welcome food was delicious, and I loved the flower bouquet station where we got to design our own bouquets. It was such a cute and fun idea! 🌸 They also provided drinks to keep everyone energized, and the staff were very friendly, welcoming, and helpful throughout the whole process. They even had extra help available to move our belongings into our rooms, and they handled everything with care. My phone died during move-in, and the manager was kind enough to give me a portable charger, which I really appreciated. We also received a welcome box filled with goodies like stickers, energy drinks, a T-shirt, gum, and e.l.f. Cosmetics cleansers. Overall, they made move-in feel organized, fun, and welcoming. I really appreciated all the little details and the effort the staff put into making the experience special! ❤️

    If I could give negative zero, I would. Unfortunately, this isn’t my first bad experience with this property. When we first moved in, the apartment was dirty and had visible mold and belongings left behind by previous tenants. I had to clean up things that should have been taken care of before we moved in. I even contacted management about it, and their response was basically asking me to send pictures so they could “make this right.” Despite that, I still ended up having to clean the remaining mess myself. Now we’re dealing with another ongoing issue. Our AC has been leaking for three weeks, and we have repeatedly submitted maintenance requests. The water has gotten bad enough to spread across the flooring, reach the entryway, and damage our welcome mat. There is also visible damage around the wall/ceiling area. We have pictures documenting everything. Management has told us that the AC freezing is related to the temperature we’re keeping it at, even though we were told that 68° is the appropriate setting. Regardless of the cause, we’ve been reporting the issue repeatedly for three weeks and the underlying problem still hasn’t been properly fixed. On top of the maintenance problems, we’ve also repeatedly been told that management smells marijuana coming from our apartment. We do not smoke or possess marijuana inside our apartment, so being repeatedly accused of something we’re not doing has become extremely frustrating and uncomfortable. It feels like we’re being singled out, and management needs to understand how serious and frustrating that is. At this point, I don’t feel like we’re receiving the level of maintenance or service we’re paying for. A response to a maintenance request isn’t the same thing as actually fixing the problem. We’ve been patient, but we’re tired of having to repeatedly report the same issues while the condition of the apartment continues to suffer. And then there’s the trash valet fee. We’re being charged an additional fee for trash valet, but there are plenty of times when the trash isn’t picked up as scheduled. However, if residents leave their trash out because we’re expecting the service we’re literally being charged for, we’re the ones who can get fined. How does that make sense? It’s like a hairstylist being late to your appointment and acting like it’s no big deal, but if you’re late to their appointment, suddenly there’s a late fee. If we’re being charged for a service, that service should actually be provided consistently. We shouldn’t be paying extra for something we repeatedly don’t receive and then potentially getting penalized when the service isn’t performed. The roommate situation is another major issue. The shared spaces can be extremely dirty, and there doesn’t seem to be any regular apartment checks or accountability to make sure common areas are being kept in a reasonable condition. As someone who likes to keep a clean living space, I’ve found myself constantly having to clean up and spend my own money on cleaning supplies just to feel comfortable in the apartment. At this point, I’ve spent so much additional money and time trying to maintain a clean environment because other people aren’t doing their part. I understand that residents are responsible for cleaning up after themselves, but when you’re living in shared housing, there should at least be some level of management oversight when common areas are repeatedly being left dirty. It’s honestly been one thing after another: moving in and having to clean up previous tenants’ belongings, ongoing AC/water damage, maintenance requests going unresolved for weeks, paying for trash valet that doesn’t consistently pick up trash, repeated marijuana accusations, and then having to constantly buy cleaning supplies because shared spaces aren’t being maintained. We’re paying to live here. We shouldn’t have to spend additional money, time, and energy just to get the basic level of cleanliness, maintenance, and service that we expected when we signed the lease.

    I wish I could leave 0 stars. The property is not kept up during the school year (only during turnover season) and other tenants are not expected to adhere to sanitation rules. Dog and cat poop everywhere in hallways. At the end of the semester they made up new trash valet hours then charged all 4 roommates $500 ea. when 1 roommate left the trash out for more than 2 hours. Our front door electric lock would die frequently with no warning, leaving us no way to lock the door from the outside. That meant when everyone went to class our apartment was left open for hours, maintenance would take at least two days to fix this. It happened 5 times during my 11-month lease. The last time I went to the pool men were standing outside on their balcony catcalling us and brandishing guns. I thought this was student housing? Did not feel safe here ever. Staff are extremely unprofessional. Maintenance blocks every entrance to the parking deck with their golf carts. They once started catcalling me while I was trying to leave out of the garage entrance they had blocked with no warning. Don't live here, the rent is too high for the conditions, service, and stress of living in such a trashy complex. Also, all of their "apologies" under bad reviews are clearly written by AI.

    If I could I would have just given a 0 star rating. DO NOT SIGN A LEASE HERE. They will promise you the world but wouldn’t stand up to even basic standards. The management keeps changing every year. The old management will promise you a lot to just get you to sign the lease and then vanish. The new management will just take all your problems and blame it on the old management. Don’t let any positive review or the management lure you in to signing the lease. P.S. I have lived here for three years now due to different circumstances so I know what I am talking about.

    Lived there from 25-26 and it was hell. From the constant battle with the roaches, waking up middle of the night from neighbors yelling, to none of the gates or doors actually being closed or having working locks it sucked. We toured before moving in and were promised huge rooms and a safe modern building. When we arrived for our move in time we were met with soda stains up the walls, mold everywhere in the bathroom, and old food in the freezer. There was even an instance where we had a spare bedroom and almost got a new roommate with less than 2 hours notice because the stranger said she knew us without any further confirmation. The parking garages are terribly small and the 5 side roads almost never open. Maybe this new construction might help but overall I don’t think it’s worth figuring out. I usually never leave reviews but I do not think anyone should have to go through what we did.
