I do not recommend The Park Apartments. It is highly expensive, yet does not deliver on the price you're paying. I recommend choosing Highland Lakes or Sweetwater Apartments. Let's start with the good: ▪︎ The Park is probably the prettiest and most well kept complex in Prattville. The walking path is great, and the pool, pond and fountain are beautiful. The exercise room is very nice, and the front offices are well kept. These are what you're paying for. ▪︎ Maintenance was just fine when I was there. No issues really. Now let's move on to the bulk of this review, the bad: ▪︎ The #1 issue: SMOKING. For the price you're paying and the beauty of the campus, you wouldn't expect to have nicotine and possibly less-legal substances seeping into your apartment, right? Wrong! I can't believe this place isn't smoking-free, or at least have specific smoke-free buildings. We had neighbors underneath us for multiple years - they smoked on their porch. I wasn't very happy to put my wife in a place where she can't even go to the bathroom without that seeping up through the floors. Absolutely disgusting and completely unacceptable. And there's nothing you can do to stop it. ▪︎ The cost. Woof is this complex expensive! And yes of course, you agree to this when signing a lease, but you expect more from them for such a price. Also, the way this company gets your rate is ridiculous. They base it off demand, and not on quality. You could get a 3 bedroom or 2 bedroom apartment for cheaper than a 1 bedroom apartment, because more people wanted a 1 bedroom apartment. When we joined, our lease was $1,850. This is already expensive. But I've met others who got the exact same for a much cheaper price because of the time of year they joined. When its time to renew your lease, they'll keep your rent the same but they'll never lower it despite others having the same for lower. Once you're in the loop, there's no helping getting it down. The Park does NOT reward loyalty. They would rather you pay your high dues, or leave so they can get someone more desperate in. ▪︎ The cost.... again! What's worse than a high price? A high price that raises often due to "improvements" you didn't volunteer for. As I said, our rent was $1,850. We knew we would get a fee for trash collection - okay, fair. But then, they changed the WiFi for new fiber optic. Our cost raised to $50 for internet that performed worse than our Router. Then they added a technology fee for the smart home features we didn't ask for - another $50. At the end of the day, our basic rent basically was $2,000! ▪︎ The inability for wiggle room. The front office managers cannot help you with any of these rent-related issues. Often the excuse was "We just can't do that - that's how they run things" or "if we did that for you, we would be treating others unfairly." If that's true, then that only shows how terrible the company runs from a corporate standpoint. As I said before, this company does not reward loyalty or how well-standing of a tenant you are, nor care about helping you out. ▪︎ The rudeness of the staff. Some days the front office staff is fine, and other days not so much. Some days you walk in and they welcome you with a smile, but others you walk in to ask for help and they're annoyed by your presence. For example, when we gave our 60 day notice, they improperly set our move-out date 61 days from the notice. Easy mistake - not all months are 30 days. But when I brought it up, the first response was that "no we just do it 2 months ahead" even though they don't. I told them the form says 60-day notice, not 2-months. They continued to argue, but then said "okay I'll check and get back to you." They then fixed it later, and I thanked them. When I had mentioned it to them some time later in conversation only, one responded something along the lines of "Oh yes, you mean the move out date you were being super particular about" with a very annoyed tone. Fixing that one day saved me from losing $75, so this wasn't a small deal for me. There is more, but Google limits how much I can type

Ridiculous rent increases (+7%) for a subpar at best apartment. Will play up the amenities but there is nothing of quality in the apartments to justify the ludicrous pricing. It’s just what you should come to expect of buildings built post 2000s. There is nothing inherently wrong with the apartments but they will screw you over on the money side of things.

My wife and I lived here for three years. We enjoyed the well maintained amenities, quick and responsive maintenance team, and very spacious three-bedroom apartment. Location was nice and quiet since it was further away from the main roads. The price for the three-bedroom has gone up a lot since we first leased, I'm not sure we would lease again at the current price. Special shout-out to the leasing office, they were always the great. Randi especially was very helpful whenever we had any questions or needed assistance! She's the best!

Worse apartment ever they don’t care they just want your money they are old and outdated. Your apartment will look nothing like the one they show you during the tour. Please Please save yourself the headache and just go to century homeplace apartments it’s 2 minutes away you will not regret it!!!!!!!! Shortly after leaving the review I received a call from them saying I never lived there. Strange because how did they get my number if I never lived there 🤔.Shows how much they lie.

I really cannot say enough good things about these apartments. They are so spacious, have an incredible amount of storage, and are very nice. Management is very responsive and respectful, and I have never had any issues with them or the apartments in any way. Phenomenal place to live!
