If you have young children, avoid Canopy Park Apartments at all costs. (See my response to their comment to my review below)
We lived there with our 4-year-old and 20-month-old, and apparently existing as a family with toddlers is enough to get you pushed out. The downstairs neighbor complained repeatedly about hearing our children walk, play, and exist in the apartment above her — along with hearing our TV — and instead of management handling the situation reasonably, they folded immediately and forced us out within weeks of us renewing our lease.
What’s unbelievable is that management acted supportive the entire time. Multiple people told us they saw us “doing the best we could” with our kids and never once hinted that eviction or termination was on the table. Then suddenly lawyers were involved, threats of an eviction on our record started flying around, and we were basically discarded like we meant nothing after paying outrageous rent there.
Meanwhile, the hallways constantly smelled like weed. Smoking is literally listed in black-and-white in the lease as grounds for eviction, yet the courtesy officer and maintenance staff lived on our floor, saw it, smelled it, and absolutely nothing happened. So apparently smoking and weed in the building is fine, but toddlers making normal living noises is where they draw the line.
The truth is these apartments are cheaply built with terrible sound insulation. If someone downstairs can hear a toddler walking or a TV at normal volume, that’s a construction issue — not a lease violation. Instead of addressing that reality, management chose the easier route: bully a family out.
And management was useless from beginning to end. The new manager, Charis, sounded completely scripted and inexperienced, repeating robotic “I understand” responses while doing absolutely nothing to help. The entire process felt cold, cowardly, and dishonest.
SPM Management should be embarrassed by how they handled this. They caused an enormous amount of stress and instability for our family and still have offered nothing to make it right.
For the price they charge, you’re getting poor construction, zero support from management, constant smoke smells in the hallways, and the risk of being removed simply because your children sound like children.
Families deserve far better than this place.
My response to their comment on this review since I can’t comment back: You offered us another unit with absolutely ZERO assistance to make that move happen, you forced us out of our home, treated us terribly, and then wondered why we did not want to stay? If we had to move (which we did not want to do this year), we were getting out of these terrible apartments. We had to move our entire life with two children, instead of you moving the single lady downstairs, who moved in AFTER us. You all complained to me about how annoying she was being as a resident complaining non-stop, yet you kicked us out because we never complained about her hitting our ceiling. You got rid of wrong tenant, and I will make sure ANY family I meet or who sees this review knows how terribly you all treat families. I wasn’t the only family who had this experience either, the other one actually helped us move out and we discussed how terrible the management had been to our family. Enjoy your tolerant smoke community. Don’t believe me, read the other reviews that mention it too.
