    “What a difference!” New image and Leadership! Mandy came in and took charge!! I had past internal issues that were reported but were not addressed. Thank you Alex for assisting me immediately! The property is up to date, well managed and I could not be happier!

    Management and Maintenance lack a sense of urgency in properly maintaining the property. And here's my facts on that: Maintance tickets are closed when the work HAS NOT been done. Therefore I gave you a one star rating for falsely saying the work was completed when the same ticket has been opened and closed since February to June 2026 and still the work was not completed by your maintenance employees. A $24 deposit waiver fee per month has never been explained. What's the flat deposit rate, is it $300...no one seems to have an answer. So if I lived here for 36 months times $24, I will be paying $864. So if I live here more than 36 months that adds up to more what a person should ever have to pay. I would rather have the option to pay a flat deposit amount up front, or the waiver deposit fee. Unfortunately I wasn't given that option. Pest Control Fee is $8 per month. So in January to June of 2026, Villas had all the units painted, therefore they suspended all pest control services, but didn't suspend the $8 charge from continuing to be added to our rent. Why should we pay for suspended services. I asked Mandy for reimbursement on those fees from January to June in the amount of $48, for services not rendered and she told me NO, I WOULD HAVE TO EAT THE COST even though we didn't get pest control services all those months! June 1st 2026, I went in to the Villas office and spoke to Mandy about giving me a pro rated 27 days instead of 30 days for June as I would be moving out on the 27th. She gave me pro rated amount I paid it with a check. June 4th, as I walked in the parking lot at the Villas I saw Mandy and she saw me, and Mandy aggressively approached me saying, "Why did you give me a one star rating?" Why are you worried about the one, instead of worrying about the one star, think about how you can turn it into a five star rating. Needless to say she was not happy, but not concerned how she could change it. June 6th, 2026, I got a notification on my rent portal that I owed a past due amount of $154 and now a late fee of $116. Remember my rent was pro rated for this month because I would be in my apartment 27 days before move out instead of thirty days. So I went into the Villas office and showed her my copies of what she told me to pay, I owe nothing for June. Luckily I keep copies of everything. Mandy was reluctant to make any changes, saying she was to busy. I am not leaving until it's corrected. Retaliation at its finest all because of the 1 star rating. She is a vindictive person. Back in March of 2026, Mandy sent out a threatening text to tenants that we will be fined a fee if all items are not removed from our nooks and breeze way due to safety and fire hazards. Nothing wrong with that. My problem with Mandy is she's not consistent with the rules and fees, Mandy doesn't follow the rules and guidelines she she threatens everyone one else to follow, but that same rule doesn't apply to her. See attached photos. One of the amenities at Villas Bon Secour is the pool ...especially on these hot summer days and the kids are out of school and they want to have some cool fun before going back to school. Unfortunately the pool doesn't get it's regular maintenance as it should, so the pool always looks dirty. No daily, weekly, nor monthly service checks are done to test the ph levels, chlorine levels, you need to sweep the pool daily,...etc. You can't see what needs to be done sitting behind a desk all day, nor sitting in the maintenance building.     The Villas at Bon Secour apartments is a wonderful place to live So glad they are under new management now. We bought a house and no longer live there but would recommend The Villas at Bon Secour
