    Do not rent from them. They have a non-existent maintenance department (1 guy for hundreds of apartments). It requires multiple visits over months to solve a simple appliance problem or to fix a light fixture. Their 50 page lease attempts to remove all options for getting out of the lease even due to mismanagement, and does not allow tenants to sue, or to deduct repairs from the rent.

    I’ve lived at Foundry Yards a little over a year and strongly advise anyone against leasing an apartment in this building. I’d like to preface this by saying I blame Allegiant-Carter, the owner of the building, for all the issues I have listed below. The people working in the office are really just trying to do their best. Security is a major issue. The doors to the building are constantly broken. Imagine paying almost $2k a month to live in a building you can’t even get into half the time. I’ve been locked out in the rain, the cold and at 2 am because of issues with the doors. The parking deck door is constantly broken. In November the garage door was broken and fell on top of my vehicle resulting in $1k worth of damage. Allegiant-Carter refused to take responsibility for their broken gate. Several residents have had their bikes and cars stolen from the parking deck because anyone can walk in off the street. The lights on the 5th floor of the parking deck have been broken all summer. No one wants to park there at night because it doesn’t feel safe. They really need to implement a new security system because clearly repairing the existing one is not working. I’ve had several packages go missing from the mail room. The gym never has towels or wipes like they claim it does. The hallways are absolutely disgusting. There is always trash lining the floors of the hall. The trash rooms will get so full that the door can’t even close. The street around the building is always covered in trash because they have open trash cans sitting outside. Trash blows out of the trash cans and litters our city. The trash problem is especially frustrating for those of us with pets. They also charge each resident for common area electric each month. This charge is never consistent and makes it impossible to budget for. I feel this is a cost the land lord should be assuming. It’s evident that all they care about is collecting your rent check each month. They do not prioritize the well being and safety of residents at all. I’d like to compliment the maintenance team. They are so kind and take pride in their work. I’ve never had to wait more than one day to get a maintenance request taken care of. If the maintenance staff was running the entire building, things might be a lot better.

    If I could give Foundry Yard Apartments zero stars, I would. Living here for two years was one of the most frustrating renting experiences I've ever had, and it only got worse after I moved out. Despite leaving my apartment in immaculate condition, I was hit with a $350 "cleaning" charge after move-out. The lease specifically discusses cleaning charges for areas that are left excessively dirty, yet the apartment was spotless. To make matters even more absurd, the photos attached to justify the charge only showed a clean apartment. There was nothing in the pictures that remotely supported charging hundreds of dollars for cleaning. When I attempted to contact management to dispute the charge, my emails and calls went unanswered. Instead of having a conversation or explaining the charges, the account was simply turned over to a collections agency. The agency was incredibly confrontational and rude from the very first interaction. It's hard not to feel like the move-out charges are simply another way to squeeze money out of residents after they've already left, and you have no choice but to pay the charges or they will ruin your credit. Security is another major issue at this complex. My bicycle was stolen from the supposedly secure bike storage area, and absolutely nothing was done. Throughout the two years I lived there, exterior doors and security locks were constantly broken, sometimes remaining unrepaired for months despite repeated reports to management. The parking garage was no better. The garage doors were frequently stuck open or completely broken, leaving what is advertised as a secure parking garage accessible to anyone walking in from the street. I also had numerous packages stolen during my time there, and management never implemented any meaningful solutions despite this being an ongoing problem. Maintenance was equally disappointing. We experienced three separate water leaks from the apartment above us. Each time, management was notified multiple times, yet the underlying problem was never actually fixed. Instead, it felt like temporary patches were applied until the next leak inevitably occurred. No tenant should have to repeatedly deal with water leaking into their apartment because management refuses to address the source of the problem. We even had some of our furniture ruined by one of the water leaks and when we reached out to management the only solution they had was to file it on our renters insurance. The cleanliness of the building was another constant issue. The hallways and common areas frequently smelled like garbage because trash pickup was missed, the trash chutes were constantly clogged, and the garbage rooms would overflow for days at a time. For a property that markets itself as a luxury apartment community, it often felt neglected and poorly maintained. Overall, Foundry Yard looks nice on the surface, but that's where the positives end. Between questionable move-out charges, nonexistent communication from management, recurring maintenance issues, broken security systems, theft, overflowing trash, and a complete lack of accountability, I cannot recommend this apartment complex to anyone. There are far better places to live where management actually values its residents instead of ignoring their concerns until they move out and then sending them to collections over charges that cannot even be justified by their own evidence.

    Thank you to everyone for providing such a wonderful experience. The service was exceptional from start to finish. My daughter called and expressed that she wanted to move soon. From the moment she called, Melaka, acted quickly and efficiently, and she was able to move in very fast. Melaka, assisted her throughout the process made her feel very comfortable with her outstanding communication and professionalism. The lobby was very clean and had a welcoming, pleasant atmosphere. The Property Manager came out of her office, introduced herself, and made both me, as a mom, and my daughter, who is young and renting her first apartment, feel truly at ease. It meant a lot knowing she was in such good hands and surrounded by caring people.thank u Melaka.

    Update ********* 6/9/26 Management contacted me and talked to me about the issues I have been having and the steps they are taking to ensure they are fixed. I appreciate them following up. No apartment complex is perfect. Although there have been issues, I do appreciate them recognizing the issues and striving to make them better. 3/5 ⭐️⭐️⭐️ ————————————————- Worst apartment complex I have ever lived at. PROs 1. Staff is friendly 2. Great location CONS 1. I have had AC issues on numerous occasions. The AC would not go below 80+ degrees. I got tired of having to continually contact maintenance, so I learned to fix the issue myself. 2. Pool is currently green and has been for weeks. Pool was even green on Memorial Day weekend. 3. The lights do not currently work in the elevators. 4. The parking gate was broken for 3 weeks, allowing anyone and everyone access to our vehicles, bikes, etc. Reminder, this apt is located in DOWNTOWN Birmingham, so security is paramount. 5. On 2 different occasions the fire alarms randomly went off due to a system error from 1am-4am continuously.
