Old manager violated Birmingham code and forced me to allow entry for non emergency access to my apartment with 15 minute notice. She also billed me $100 extra for “late payment” because of the idiotic payment platform they have where if you don’t set your billing threshold high enough the payment will not go through. So… I have to pay it anyway +$100? That’s wild. I WANTED to pay. I felt bad for the guy who I signed the lease with, he tried for a few days to get her to take the $100 off but she refused. On a positive note, there was no security deposit and nothing owed after move out. Also, a lot of complaining about the trains but I never heard them. I liked the gym and used it a lot

Please read all the recent one-star reviews. I lived in Foundry Yards from February 2024 to January 2026. As many people have commented, the management has become significantly worse over this time. The move-out process in particular been atrocious. I see that I am not the first person to comment on this. Foundry Yards added a $350 bill to the move out. Communication with the unresponsive management team has been at times impossible, often because the managers or assistant managers consistently change. During this process of attempting to communicate with them – sometimes successfully, usually unsuccessfully – management informed me that they would lower the bill amount because they did not have receipts supporting the cost of cleaning. They informed me they would send me a new bill. They then told me that they "mistakenly" forwarded the bill to a collections agency, before ever telling me how to pay the revised amount. Next, they told me that would inform the collections agency that this was a mistake and reaffirmed that they would tell me how to pay the revised amount. A month passed and they still never informed me how to pay the remaining amount. Now several months after leaving and still having received no notice of how to pay what I owe them, the amount has appeared as a delinquent account on my credit score. Simply due to this move-out process, I would highly recommend against renting an apartment here. Also during this time, the hallways began to smell worse and worse. The trash chutes are often full and trash builds up in the trash room. I also see that I am not the first person to comment on this. Security is also a major issue. Anyone from the street can walk into the package room via the garage during daytime and take whatever packages they want. Multiple times, especially toward the end of my time living there, I saw packages that had been torn open and their contents taken. Aside from problem of theft, the package room is often chaotically full of packages and one has to dig through crates of boxes and envelopes to find a delivery. The parking garage has security cameras but these do not add any security. A bike of mine that was locked up on the fifth floor of the parking garage was stolen after someone cut the chain and brought it down all five floors. The front desk informed me that they couldn't do anything about it because they don't have access to the security cameras. The advantages to living here are that it is just a block away from Railroad Park, which is wonderful place to walk. It is also within walking distance from UAB campus and the hospitals. During the day one can also walk to restaurants and bars downtown. Given the number of apartment complexes that would also have these advantages, however, I would highly recommend looking elsewhere.
