If you are considering moving to The Arbors at Cahaba River, I would strongly encourage you to read this review so you know what you may be getting yourself into.
I moved into the Arbors in May 2025, excited to live in what seemed like a spacious and reasonably priced apartment. Very quickly, I began to understand why the pricing seemed so appealing.
Two days before my move-in date, management suddenly changed the unit I was supposed to move into and still expected me to transfer all of my setup arrangements without delaying move-in (internet, Alabama Power, etc.). That should have been my first warning sign.
Shortly after moving in, I saw my first roach. I immediately submitted maintenance and pest control requests, which became an every-other-week occurrence for the duration of my lease. I repeatedly escalated the issue to management because nothing was improving. Requests would routinely be marked “complete” after what felt like a 10-second walkthrough, and I was often told they “didn’t see any activity.” Meanwhile, my roommate and I were killing an average of 2–3 roaches every single morning. We started each day in the most infuriating & miserable way possible. These unlivable conditions took a toll on my quality of life.
We are both meticulously clean people. We sealed all food, bought traps and treatments ourselves, and tried every home remedy possible. We repeatedly explained that the entire building likely needed treatment because the roaches were coming through drains and cracks. Those concerns were ignored. On move-out day, despite leaving the apartment spotless, there were still roaches present.
As if that wasn’t enough, a few months into living there, my hot water stopped working completely. Every faucet and shower in the apartment ran ice cold. I submitted request after request, only for maintenance to repeatedly mark the issue as “fixed” when nothing had changed. They appeared to only adjust the water heater settings without actually checking whether the problem was resolved.
My dad eventually discovered there was also an issue with the breaker. A part was replaced, and the hot water worked temporarily before failing again. In total, I went two full weeks without hot water. Coming home from 12-hour night shifts to an ice-cold shower every day was miserable. My concerns were repeatedly brushed off until my father — who was not even on the lease — called management himself. Only then was the issue finally taken seriously and fixed.
One of the most frustrating parts of this experience was feeling like management did not take two young women seriously. Problems were consistently minimized, ignored, or marked complete without resolution.
There were also ongoing issues with the smell of marijuana constantly drifting into our apartment from neighboring units. Management’s response was simply sending a general email, and nothing improved.
Even smaller situations reflected the same lack of follow-through. For example, my roommate and I won second place in a door decorating contest with a promised cash prize, but we were only given half of what was advertised. Multiple times throughout the lease, management would promise things and simply not follow through.
Overall, this was one of the most stressful living experiences I have had, and I cannot recommend living here.
