If you’re interviewing multiple real estate agents, do yourself a favor and at least have Nick evaluate your property before making a decision. We did, and it ended up being one of the best financial decisions we made.
As real estate investors with over 14 years of combined experience buying, renovating, managing, and selling properties, we don’t make decisions like this lightly. Between the two of us, we’ve successfully completed numerous real estate transactions, including approximately 10 for-sale-by-owner units, so we understand pricing, comparable sales, marketing, negotiations, and what it takes to successfully sell a property.
Ironically, we first met Nick over a year before this sale when we interviewed him on the buying side. We ended up purchasing a different property at auction, so we never had the opportunity to work together.
When it came time to sell our fixer-upper, we had just welcomed our first child. While we absolutely had the experience to sell the property ourselves, we also knew how much time and effort it takes to do it right. We decided our time was better spent with family, and if we were going to hire an agent, it needed to be someone who could outperform what we could do ourselves.
Nick did exactly that.
Before listing, I completed my own market analysis and had a price in mind based on the comparable sales. We also interviewed other local agents, several of whom recommended listing the property for roughly $50,000 less than where Nick believed it should be priced.
Nick wasn’t simply optimistic—he had the data to support his recommendation. He walked us through his analysis, explained his strategy, and confidently stood behind his valuation. More importantly, he never came across as someone trying to win a listing by making unrealistic promises. He genuinely believed in the value because he believed in his marketing strategy and his ability to execute.
He was right.
The property ultimately sold for approximately $25,000 more than I believe we would have achieved selling it ourselves, and roughly $50,000 more than several other local agents believed was realistic. His commission didn’t cost us money—it made us money.
His marketing was outstanding. Professional photography, drone photos, a 3D walkthrough, targeted advertising, and a listing description that highlighted the property’s strengths without overselling it. Even though our property was a lower-priced fixer-upper, he treated it with the same level of professionalism and attention to detail as a much higher-end listing.
The results validated that effort. Showings were constant, interest was strong, and based on the Zillow analytics available during our listing period, our property became the #1 most-viewed and most-saved active listing in Fairbanks during that timeframe.
As an active-duty Army officer transitioning out of the military, I also appreciated working with another veteran. While that wasn’t why we hired Nick, it reinforced the professionalism, integrity, accountability, and client-first mindset we experienced throughout the transaction.
Our property went under contract in less than three weeks and closed about a month after listing, cash transaction.
