Noise levels are consistently excessive. When residents complain, management does little beyond sending a generic community-wide email about policies, with no real enforcement. As a result, I experience frequent sleepless nights due to noise from neighbors above and below me. One neighbor plays music so loudly it can be heard from outside their apartment door. Another plays video games from approximately 6 p.m. to 2 a.m., and the bass and gunfire sounds are clearly audible. The walls should not be thin enough for this level of disruption.
Residents are instructed to contact the courtesy officer, who rarely answers or states they are not on duty and cannot assist. We are then told to follow up with the leasing office, creating a continuous cycle where nothing is resolved.
The leasing office staff is also unprofessional, particularly the manager, Dusty. She is consistently condescending and speaks to residents as though they are at fault or uninformed, insisting that all information was provided at move-in and refusing to take accountability.
Parking is another major issue. Available parking is extremely limited, and carports are consistently unavailable. Management is very quick to tow vehicles, even when the issue stems from their own errors with parking permits. My car has been towed twice due to their mistakes, yet they refuse to take responsibility. Additionally, having visitors is nearly impossible because there is no guest parking inside the gates, and the limited parking near the leasing office is rarely available.
The apartment gate is frequently broken and often does not function properly, forcing residents to enter through alternate routes, which is especially frustrating due to excessive speed bumps.
The only positive aspects of this community are the maintenance staff, who are responsive and efficient. The pricing is reasonable, and the amenities are good

The move in process was made easy, communication has been very good with the leasing manager and associates. My apartment is clean, like it’s brand new. I haven’t had any issues with parking personally. So far so good! 👍🏽

Management here is extremely unprofessional. During the fire inspection, we had to keep our dog shut in a room for three days because they couldn’t provide a clear schedule, which caused a lot of stress for our dog. They later attempted to enter our apartment again for another inspection without proper clarity, creating even more disruption.
To be fair, the maintenance staff has been great, but the leasing office team has consistently been unwelcoming and difficult to work with. Because of repeated unexpected visits, we felt it was necessary to install security cameras inside our apartment for our own peace of mind.

Future renters, please read this before signing anything. I experienced repeated issues here pest infestations, excessive noise, and even being locked out overnight of my own apartment with no help from management or the “24/7” on site courtesy officer.
When concerns were raised, management (especially Dusty) made misleading statements about lease terms and credit impact that appear to violate the Texas Deceptive Trade Practices Act (DTPA) and the state’s Tenant Rights / Quiet Enjoyment provisions. Instead of resolving problems, they downplayed and deflected responsibility.
I’ve documented everything with photos, emails, and recordings — and anyone thinking about moving here should do their research before committing. The property might look nice from the outside, but the way residents are treated behind closed doors tells a different story.
