    this group is worthless. they take your money, nothing else. i have voiced complaints about issues in my neighborhood and surrounding HOA owned community property and nothing happens except send us a picture i found this in another review and agree, "This company is useless and they are only taking money from homeowners and not doing anything. Even my complaints about neighbors horrible care of their homes no one and I mean no one returns your call. The building seems to be empty everyday ๐Ÿ˜•. I give this company a score of negative 100. How do homeowners fire a HOA management team? HELP.........." I am doing all i can as a homeowner to have these folks removed. they do not respond, cancel any requests I send and i find this is standard operating procedure for their office. worthless rip off

    I've owned my home in Langham Creeks Estates for 16 years. We had 3 prior HOA's. The 1st being the one present while building the homes in the community. They were excellent because the builder needed for individuals to continue purchasing homes. They were on top of owners not caring for their properties correctly from yard maintenence and upkeep of trash being picked up and trash cans not being out in the front of the yard after. The next two wasn't as quite as on top of things because the neighborhood was totally finished. Though they didnt meet the 1st level they were wonderful in comparison since Associa Principal Management Group of Houston took over. Literally no one is coming out to investigate how home owners and lease tenants aren't taking care of their properties. Yards in the neighborhood are overgrown. Trash cans stay on the streets for days and basic nasty looking homes that should be addressed. It's so evident thats why I know for sure this company is not doing anything for the home owners that value their property. On top of that last year when I received my HOA bill I had a line item that stated opening balance of 50.00. I called over and over again no one answers the phone. I left so many voice mails I lost count. I contacted the Dallas office and they stated the fee was for my payment making it to Dallas late. Ive mailed off my payment for 14 years and never had a problem with any of the other HOA companies but all of a sudden ita not making it before January 1st. The lady that answered said they have someone pick the mail up from the box but its not being processed because otherwise it wouldnt be late based on my 14 years of experience with the other 3 HOA's. I was forced to pay the 50.00 extra dollars because I didnt want to be late for real this time so I mailed my payment 2 days after I received the bill. Now this year the same thing is taking place with an opening balance of 50.00. I received my statement Dec. 22nd which is today a Monday. I checked my mailbox on this prior Saturday evening and it wasn't there in the mailbox and none of my neighbors had received there's either. So even if I mail it off tomorrow the 23rd I fear the same thing will happen next year with an opening balance. I checked my January 2025 statement and it wasn't processed at my bank until January 17th. There's no way it took that long to make it to Dallas. The bill comes the same time every year late during the week of Christmas. So are they trying to tell us pay on line and pay those fees or you're going to be saddled with a 50.00 opening balance because this is now what's happened to me two years in a row. I left a message today but I'm sure no one will return my call. At this point the only thing I feel will change this issue is paying on line with those fees instead of dealing with this issue every year. This company is useless and they are only taking money from homeowners and not doing anything.     We are literally in the process of trying to have them removed!! I was blown away at the number of homeowners all feeling the same way about this company, I'm told it's some kind of "friend thing" or we could have dropped them months ago. They are literally just ROBBING us. I rather not have a company then to pay one just to say you have a HOA because that's literally what you're paying for. Trust me this company needs us way more than we need them it shows by how they always spur of the moment money grabs. POP up "assessment" bill almost $200 you got 30 days to pay then the late & interest fees kick in & in 15 days you can owe double. The only thing they are managing is ways to take our money & make it seem justified!! Meanwhile my neighbor's are filthy, the trash pile up is absolutely ridiculous & they been doing the same thing since day 1. ( I've been here almost 2 years they been here almost 6months) As I type it's overflowing IN THE FRONT YARD everyime the trash runs they always leave some behind because it's just that much & it will be like that until next pickup, it's like living in the projects. Principal couldn't convince anyone they are "managing" Marie Village. You can't NOT see this & it always looks like that so WTH am I paying you to assess? picture that scenario ๐Ÿคฎ๐Ÿคฌ I keep my pics that are dated & shows the consistency of the filth so I'm just waiting. Any lawyer or judge can clearly see the property IS NOT BEING MANAGED, ๐Ÿ‘Ž๐Ÿ‘Ž๐Ÿ‘Ž๐Ÿ‘Ž๐Ÿ‘ŽNot 5 star but 5 thumbs down!!!!!!!!

    This company provides no services that you're looking for from an HOA. You are basically just paying the money to keep their business going!! I have dealt with multiple HOAs across States. This is the worst company I have ever dealt with and they have provided me with the absolute worst experience. I am literally looking to put my house on the market because I'm dealing with all the reasons you pay an HOA not to deal with. If I could give-10 Stars that would be showing them Grace. If you're buying a house check to see if they are the HOA if they are look at other options

    Martina Sperbeck was such a blessing to deal with today. Helping pay an account for a lien placed on my sister in lawโ€™s home. I called many numbers from corporate customer service (off sited, and not much help), a gentlemen named Ryan (works in Alabama, also a HUGE help on the phone), Michael (Houston VP), visited the old address, and finally found this one where I was greeted by Martina. Simply put, she is wonderful!! She deserves BIG recognition and I hope she has received that not only from me but that the company also recognizes her for her hard work, knowledge, and experience dealing with these issues. Martina, once again thank you so much. โ€œthe Lord bless you and keep you, the Lord make his face shine upon you, and be gracious to youโ€
