    I am really furious with this system being self employed shouldn’t make it harder for someone to lease and since everything is run by AI I wasn’t able to talk to a real person to explain how I receive funds from sales through Square banking. I met the credit score but had to use my mom as a Gurantor when me and my fiancee bring in 5x the required amount. And gave great rental History. You would think you would want A family to come in and pay the rent for profit but you let a computer dictate if a couple is qualified enough to pay rent it’s so stupid and ridiculous we checked every box and got the run around from customer service literally applied 3x because of being misinformed so many times. Yall suck your lost

    I would strongly encourage anyone considering renting with Progress Residential to proceed with caution. My recent experiences, with two of my clients, within a 6-month span... during the application process was frustrating and lacked transparency. The property was advertised at one price, but the lease terms and additional fees presented afterward were not clearly disclosed upfront. My client was also required to select a move-in date that did not work for their situation and then was told they would need to pay an additional fee to change it. Another client was approved for a property and told the next day that they were not approved, because there was another application in front of them. When we requested a refund of the application fee, they told us know and that they would have to put the application towards another one of Progress Residential's properties. Communication was another major issue. Despite working with a licensed Realtor, they refused to communicate with me and required my clients to handle everything directly, which caused unnecessary delays and confusion. Overall, the process felt disorganized and not consumer-friendly. Renters should be fully informed of all fees, policies, and expectations before applying — not after. I hope this feedback encourages better transparency and communication for future applicants. They honestly need to be reported to TREC, HUD, and BBB.

    Reading the reviews, we got lucky, perhaps? We’ve had zero issues with our home and absolutely love how beautiful and spacious it is! We rarely have maintenance issues but when we do Progress works around our schedules to get things completed. It generally takes anywhere from 3-5 days to get maintenance but they’re awesome! We just resigned our lease because it’s been the most stress free rental experience. We’ll most likely resign again as long as the rental increase isn’t too crazy in 2027.

    This is the absolute worst renting company! They are worse than an apartment leasing office. I have been in a house a week with no air. When you call for help everyone has a piss pour attitude and continue to read you the same script of lies over and over again. They rush you into sending money. They only give you 24 hours to do an inspection with hopes that you will miss it so you can document the arts and crafts work done to “prepare the home”. It’s only been a week and I can not wait until the lease is up. When you are looking for a home you are valuable and sometimes in a time crunch so you look over certain red flags. Let this be a warning to all if you want an easy communicative attentive property management company go the other way! Consider moving back in with mom and dad before you consider this company! Please don’t waste your time responding to a review when you couldn’t respond to my two young children being in 90 degree house. Send someone to fix my A/C Isabella Alexander Gabriel and Jessica Update on review. I have had two techs come out and still no AC. Now I am waiting on a part to be approved. Also potential future residents please note that every response to all bad reviews is the same. You have to reach out. I know you know the house you just leased in Missouri City has a problem and management is not responsive and written communication doesn’t exist. So Isabella in customer service please get my A/C fixed don’t just take your name off of your pre written response. I will update everyday until it is fixed

    I had a very disappointing experience with this rental company and feel it’s important to warn others. Before move-in, many maintenance issues in the home were either overlooked or not properly fixed. The property may appear fine at first glance, but underlying problems quickly become noticeable after you move in. Instead of addressing these issues proactively, the company seems to wait until after tenants are living in the home to take action. What’s especially frustrating is that when these problems are identified, they may imply that the tenant caused the issue—even when it clearly existed beforehand. If the issue isn’t resolved immediately or to their standards, they send out their own contractors and then charge the cost back to you, often adding it onto your rent. This creates a situation where tenants end up paying out of pocket for repairs that should have been handled before the property was ever rented. Overall, it feels like the company prioritizes appearances over proper maintenance, expecting tenants to indirectly fund the upkeep of their properties. I strongly recommend that anyone considering renting carefully document the condition of the property before move-in and think twice before doing business here.
