These people do NOT know how to do their job they do NOT communicate with each other either they play their own game and make up their own rules for what you need to do And then go back on their word even though it's recorded they will use technical terms to get around things if you have something broken, it's going to take a long time to get fixed we had a 2-year contract after one year they raised the rent. Why?? Because they can 😑 I thought I locked in the contract for 2 years so I could keep the rent at that price but halfway through my contract they decided to raise the rent that's just One tiny problem out of many overall this is a bad company And they need to all get on the same page and train their team members the same because every time I call someone new had something new or different to say. And then when I'd recall the next person would say oh I don't know why they said that. That's not what you should do. You should do this and then I would do it and then call back and then someone else would say huh no That's not right. You should do this like nobody knows anything in this company and they don't communicate 😑

My husband, two sons and myself leased two Progress Residential properties. The first one we lived in for two years and had no major problems. I think they came out once in two years to replace a water heater that broke. Any other visits I don’t remember. The second property was hell from the first month. The HVAC system was old and never properly repaired after maybe ten visits. They finally replaced the entire system. The neighbor behind us had a Husky that dug under our fence to gain access to our backyard and then would dig another hole to gain access to the front yard in order to escape. We had a very old roof that once or twice allowed water to leak in our bedroom and bathroom . Moving out when the lease expired was the easiest decision we’ve ever made. The company overall was still a good company to lease from in our eyes until it came time to refund our deposit. We were charged but later refunded for them having to deodorize the home due to heavy smoke odor. None of us smoke, and never had guest in our home that smoked. We were also charged and refunded for a motion sensor that was never in the home. So $250 of our deposit was initially taken for false and made up reasons. Great company until you try to leave I guess.

My experience with Progress Residential has been unacceptable and exhausting. I have dealt with repeated maintenance failures, missed service appointments, improper workmanship, and ongoing billing issues that remain unresolved after months.
I renewed my lease based on representations that specific maintenance work would be completed, including a full exterior pressure wash of my home. Those representations were not honored. Multiple appointments were scheduled and missed, or technicians were sent only to “inspect” issues that had already been fully documented. One technician confirmed that my garage door requires repainting due to improper prior paint application, yet this issue continues to be delayed.
In addition to the maintenance failures, I experienced improper billing. I was charged $105 months later for corrective work required because an earlier repair was not completed correctly. I was also assessed late fees that I was explicitly told would be removed due to ongoing service failures. Those fees were not removed as promised. When I attempted to pay all undisputed charges in good faith, the payment system would not allow the payment to process due to the unresolved charges on the account.
The lack of follow-through, poor communication, repeated delays, and billing practices have caused significant inconvenience. This has been the worst experience I have had with a property management company. I am not stopping with this complaint and will continue to pursue resolution through all appropriate channels. I would strongly caution anyone considering renting from Progress Residential to document everything and proceed carefully.
