    My experience with Progress Residential has been unacceptable and exhausting. I have dealt with repeated maintenance failures, missed service appointments, improper workmanship, and ongoing billing issues that remain unresolved after months. I renewed my lease based on representations that specific maintenance work would be completed, including a full exterior pressure wash of my home. Those representations were not honored. Multiple appointments were scheduled and missed, or technicians were sent only to “inspect” issues that had already been fully documented. One technician confirmed that my garage door requires repainting due to improper prior paint application, yet this issue continues to be delayed. In addition to the maintenance failures, I experienced improper billing. I was charged $105 months later for corrective work required because an earlier repair was not completed correctly. I was also assessed late fees that I was explicitly told would be removed due to ongoing service failures. Those fees were not removed as promised. When I attempted to pay all undisputed charges in good faith, the payment system would not allow the payment to process due to the unresolved charges on the account. The lack of follow-through, poor communication, repeated delays, and billing practices have caused significant inconvenience. This has been the worst experience I have had with a property management company. I am not stopping with this complaint and will continue to pursue resolution through all appropriate channels. I would strongly caution anyone considering renting from Progress Residential to document everything and proceed carefully.

    When we moved in, the house was honestly disgusting. There was urine all over the baseboards and a hornet infestation that somehow “wasn’t there” when we toured the property. Their response to this was offering $100 off rent, which didn’t even come close to covering the $400+ I had to pay out of pocket for a professional cleaning just to make the house feel livable. Now we’re dealing with rats in the attic, and after reading other reviews, it’s clear this isn’t just our house — it’s a pattern with their properties. The worst part is how unwilling they are to actually fix the problem. I asked about transferring to another Progress home because of how gross the house was when we moved in and the ongoing rodent issue, and I was basically told it’s nearly impossible and that I just have to ride out my lease. No real help, no concern, just a lot of shrugging. This has been a stressful, frustrating experience from the start. I’m literally counting down the days until we can move out, and I wish I had paid more attention to the reviews before signing.

    I am trying to remain a resident at a Progress Residential property, however, one excellent thing about renting from this property is the service technician Carlos Molina. He is very professional and does everything he can to go above and beyond to make sure he is efficient in completing repairs and renovations. Progress Residential as a whole needs to do better. Continuing to go up on the monthly rental payments every year all while wanting to patch up these old homes are insane. Make it make sense! I urge you to stop increasing the rent every year if you want to keep loyal, faithful, paying before or time residents like myself.

    While most things went smoothly, we were told the wrong information during our move-in orientation that resulted in one of our cars being towed. When bringing this up to the company they sent us on a wild goose chase on who we needed to talk to in order to 1.Get the car back and 2. Get reimbursed since it was not our fault that we were misinformed of the parking rules. There has still been no resolution on this issue. We have also had issues with maintenance not showing up to fix things that were noticed during the move in process. We are hoping things get better.

    ALERT 🚨 LONG POST!! Our lease is up in May, and I can’t wait! We have lived in their home for 2 years, and they definitely are SLUMLORDS! Our first week living here we went through a tornado which damaged the beautiful tree that was in the front yard. It also took off a lot of shingles off of the roof. They came out fixed to huge hole that was in the roof no problem. But the other part of the roof was not inspected. In July we went through a hurricane. No one ever came out to inspect the roof due to more shingles coming off the roof. We were hearing scratching at night but I assumed it was the tree in the backyard. Silly me for thinking that! We dealt with High Water bills like 500 dollars, water leaks. The neighbor behind us has a chicken coop😒All of this happened the first year. We hadn’t prepared to move yet so we signed another lease that was a bad choice! There were lots of cockroaches getting in the home so I hired a pest control company to spray. Also kept hearing a lot more scratching noises so asked if they would put rat trap boxes out in the backyard that was on a Friday on Sunday I started smelling something! DEAD RATS 🐀 I immediately called them to come a seal off how the rodents were getting in the attic all they did was come look in he attic, nothing was ever done about sealing the entry. They sent someone to remove rats 2 but the person would not go all the way in the attic to remove the rest. So you can imagine the smell inside of the house. Almost year and a half later still dealing with the RAT issue. One day I was using the bathroom in master bedroom and I looked down and saw 4 little mushrooms due to the water leak from the shower. They tried to just change baseboard and luckily I was there because I told them there is mold fungus behind the wall. The did a quick fix and was on their way. This was in summertime it now Jan and the plumber just came out to fix the pipe. SLUMLORD, SLUMLORD SLUMLORDS! I’m so disappointed and angry 😡! Please do not let rent or buy any homes from Progress! They take your money and that’s it!
