    After moving out, I was charged $45 “touch up cleaning fee” for a light amount of dust particles and hair in a sink. I left the apartment with normal wear and tear and in good, clean conditions. Sadler believes the $45 charge was reasonable since it was a reduced amount compared to the cleaning cost they paid. Based on this, tenants could potentially be charged a cleaning cost of over $100, for standard turnover cleaning that is the responsibility of the property when preparing a unit for the next resident. I would not recommend this property because Sadler charges for standard turnover cleaning of the property and they are being passed on to the tenants. Also, prior to move-out, I completed the pre-inspection and cleaned the areas Sadler identified. After I cleaned those items, I requested a 2nd pre-inspection and sought clarification from Sadler regarding those identified areas and any additional cleaning to meet their standards to try to avoid potential charges. No response was received for that matter.

    If you sign with Sadler House make sure you get everything in writing and be prepared to pay for BS charges after move out. These people are money hungry I lived at Sadler House for 5 years, and besides the unreliable trash valet that you have to pay for every month and high rent increases after each lease I had no other issues. I never missed a payment and took care of the unit. For move out I was told to hire a carpet cleaner so I did exactly that, they came in as soon as my furniture was moved out on that day. I moved out on a Saturday afternoon, but wasn’t given an invoice until the following Monday morning (9/27). I sent over the invoice as soon as I received it and wasn’t too concerned about the lateness because I was told the leasing office wouldn’t be doing an apartment walkthrough until the following business day anyway (they are closed on sundays). In the email thread attached I sent the invoice multiple times, and then again when I had to dispute move out charges with billing and the leasing office. A week later I got an invoice for move out charges, some of them being valid but then a $100 charge for carpet cleaning. I had tried to get this charge disputed for 2 months now by having to play telephone with the leasing office and then the billing office. I have been met with terrible to no communication at all, I would call and be told they would take care of it with no follow up to then getting calls from billing saying the charges would go to collections if I don’t pay soon. This behavior seems purposefully negligible. After having to chase down the property manager I was told because I didn’t provide the invoice at the exact day of move out, they ordered a separate carpet cleaning service that had to still be payed for (which is BS because theres no way they would’ve been able to do that in that amount of time, and you could tell the carpets had been professionally cleaned. Because of my experience with my move out and how I was treated during this whole process I would NOT recommend moving in here, and if you do make sure to have everything in writing to protect yourself from the office trying to squeeze more money from you.
