After almost 5 years at this community, I’ve seen a change in office staff—and I can confidently say the new team has been a breath of fresh air. Denise and Anastasia are incredibly helpful, responsive, and genuinely care about the residents. As someone who has formally worked in property management, I understand firsthand how demanding this role can be, and I truly appreciate their consistency and thorough follow-up.
Anyone can take a drive through the community and immediately notice how well maintained it is—the beautiful trees, scenic views, and overall upkeep really stand out. Orlando, who has been here for years, continues to do an amazing job maintaining the grounds. Felipe and Danny are also incredibly hardworking and have played a huge role in keeping the exterior of the community looking its best. I think we got good one this time dayrise! :)

The attention to detail is beyond phenomenal, I’ve been looking for apartments all over San Antonio and Anastasia truly did a remarkable job of showing the community, it’s amenities and the level of attention to showing those different units with different views really made my process so much easier. Can’t wait to call this place home.

Don’t let the good reviews from people who are only touring the property fool you. This apartment complex is run down, old, and stinks. The only people keeping it together is the maintenance team (besides the awful stench). Calls to the front office never get answered, office staff get overturned like crazy. there’s been at least 2-3 managers in the 2 years i’ve lived here. After turning in my notice to vacate, i was still getting emails telling me to resign before its too late. When i called to make sure they had my notice, the girl who originally took it from me said she couldn’t find it. thank goodness she signed & dated it & gave me a copy that i could email to her. When i went to turn my keys in at 10am when the office opens, no one was there. After emailing Anastasia & her telling me she’d be there at 10:45, i ended up waiting until 11:20. Apartment 7206 has the WORST upstairs & downstairs neighbors EVER! And they do nothing about it despite videos of the constant noise. Mailboxes are CONSTANTLY broken into. There’s NO security. The pool sucks and is completely shaded with trees. The trash compactor gets dumped with trash all day, hence the ROACHES that i started living there with and had to get rid of myself since pest control literally only came and sprayed the ONE time as if i don’t pay for it monthly. For the price they’re charging you here, you can live somewhere MUCH better in a much better neighborhood. Just because there’s a private school behind us doesn’t mean jack.

I lived at Hilltop Apartments for two years and ultimately broke my lease to purchase a home. Unfortunately, my experience here was extremely disappointing.
During my time at Hilltop, my garage was broken into and multiple bicycles and personal items were stolen. My F-150 also had its taillights ripped off. The reason this keeps happening is simple: the gates are constantly broken. In the two years I lived there, they were broken more often than they were functioning.
Security isn’t the only issue. The mailboxes were repeatedly broken into, to the point that for months residents had to retrieve mail directly from the post office. The property itself is poorly maintained — dog waste everywhere, dumpsters consistently overflowing, and trash scattered around the grounds. It often felt unsanitary and neglected.
While the maintenance staff did what they could and were generally helpful, the front office management was incredibly frustrating to deal with. Staff turnover is constant — it felt like there was a new manager every 30 days. Calling the office is nearly impossible; phones go unanswered, voicemails aren’t returned, and emails are ignored.
To make matters worse, they use Jetty as a bond/insurance provider. My experience with Jetty has been just as bad. The phone number on their website doesn’t work, emails go unanswered, and canceling the bond after moving out has been an ongoing nightmare. Even after moving out, I continued being billed and had to fight to resolve it.
A month after I moved out, I had no choice but to drive 45 minutes to the office because no one would answer calls or return voicemails. When I arrived at 3:55 PM, there was a note on the door saying they were in a meeting. Over 20 residents were waiting outside. After nearly an hour, I knocked on the door and was met by a hostile staff member who seemed irritated that residents were frustrated. With only two employees working, they chose to hold a meeting during peak hours rather than assist residents. Eventually, they let everyone in, but the entire situation perfectly reflects how poorly this property is managed.
From security issues, to cleanliness, to communication failures and constant management turnover, Hilltop Apartments is severely mismanaged. I would strongly encourage anyone considering moving here to carefully weigh these issues before signing a lease.
