Many residents have reported similar concerns. These actions are prohibited under federal law. Tenants have the right to contact HUD Fair Housing to report their experience and seek guidance. Property management is not above the law, and legal accountability exists to protect tenants’ civil rights. As a general best practice, tenants should keep all communication with any property management in writing (such as email) for documentation purposes. Prospective tenants should do their own research before signing a lease. Tenants should speak up and not feel intimidated when raising concerns or asking questions.

I really love this property and its location. It is connected to Phil Harbeger Park, very unique feature if you love trails and walking . The apartments are spacious and have really nice features like little study and built in shelves, adding character. In many cases m, you get a car port too. The staff is caring and professional. Caitlin gave me an amazing apartment and price and included a car port. She is knowledgeable and tailors the apartment to my requirements. And she has a cute sense of humor. She takes ownership of her job so I felt comfortable and trusted her. I highly recommend this property if you are looking for a centrally located luxury property that offers true value and reasonably priced.

While I’m typically really over the top with my reviews, let me talk about my time here and why I will have nothing but horror stories here. I lived in building 12 and if the neighbors that blast their music so loud that the paper thin walls allowed me to understand the lyrics wasn’t enough, the sounds of people nearby shooting guns-yes guns-would send me into such a scare that I would have to call 911 because I thought it was right outside out patio. When I moved in, they didn't even finish getting the apartment ready. The floor boards were all messed up, the carpet wasn’t secure, the counter tops were still dirty. The number of bugs that somehow made it inside even though we cleaned every other day was insane. We got to the point where we would be mentally prepared for roaches every time we went to the kitchen at night or even just opened up the dish washer, not to mention the number of SCORPIONS that found their way into our apartment AT NIGHT. They really don’t care about parking because as long as its a free spot, anyone can park there, and that also includes a car that’s been abandoned and hasn’t and still hasn’t moved in 5 months. I know this specifically because I placed a rock in front of its tire a month after it hadn't moved, and now has cobwebs on its tires. If you have a truck, just don’t even bother moving here unless you plan on dishing out another 100$ a month for a garage. They’ll steal your tail lights and don’t bother going to the front with your issue, they’ll tell you what they told everyone else, “sorry there’s nothing we can do. We have cameras at the gates, but other than that, we can’t do anything. Sorry!” If you think that the issue stops at the vehicles, you would be wrong again, because the amount of times people broke into the mailboxes and just stole mail was wild. What do the front do about it? Send an email saying that if the RESIDENTS find out anything about the person stealing, they would give an award. They ask the RESIDENTS to find the criminal when they could just add cameras around the property for security with the money they would reward. There were many times that someone would go down to their vehicles to find their windshield was shattered or their car broken into, but having cameras for security is too much to ask for. There’s a police station nearby, a couple of minutes away, but if you call 911 be ready for it to take at least 10 minutes to come by. There was one time there was a man who was on some kind of drugs and indecently exposed himself, and when we called 911, they said the ON-SITE officer would come by, but by the time he finally did, he destroyed part of the rain pipe on the garage, and jumped the fence into the neighborhood adjacent to the complex. A good 20 minutes for the officer who lives there to actually show up. Everything is completely avoidable, and with what they charge you for rent and also the fund they have as a reward to find the criminals on the property, it’s honestly pathetic to for them to say they have any security at all. The last thing I will say about this place is this: if you do have the unfortunate circumstance of living here, and your lease is about to end, you MUST let them know. If you don’t, they can automatically make your lease, however many months it is, into a month-by-month lease, and they’ll keep charging you and keep charging you, until you go to them and tell them you're moving out. They basically get to sign a month-by-month lease with your signature without your consent. We already moved everything out of the place, and our lease ends the 31st of October, but I still have to pay for the next two months because we weren’t here and didn’t receive a letter to let them know we’re vacating the apartment. I am a college student, and my partner works full time, so imagine how much money we have to hemorrhage just to pay for an apartment that’s fully vacated, not to mention how much they’re going to ask for because security deposit wasn't enough. This place isn’t worth it. Watch, they’ll delete this review and I’ll post it again.

I lived in a 2-bedroom apartment here, and while the space itself was okay, the overall experience was extremely frustrating — from poor management and pest issues to unfair fees and a lack of accountability.
First off, the parking situation is terrible. Only one covered parking spot is included, even when there are separate applications. They don’t provide a reserved parking spot for other applicant If you want a second spot, they charge extra, which makes no sense given the number of residents per unit. You constantly have to think twice about leaving because there's a good chance you won’t find a spot when you return.
On top of that, the apartment had serious cleanliness and pest problems. When I moved in, the carpet had something in it that caused a skin infection, and I had to go to the doctor and was prescribed scabies cream. I had to ask twice for fumigation before they did anything. Even then, we continued to see roaches and even scorpions in the unit. When I reported it, their response was simply, “We live near a Natural area.” That is not an acceptable excuse per the lease agreement, fumigation is supposed to happen every six months, but clearly, that is not being done.
When it came time to move out, things got worse. I went in to schedule my move-out inspection, but the manager was unavailable due to jury duty. I asked if I could return on another day but was told I would be charged for extra days if I didn’t turn in my keys right then. So, I returned the keys without an inspection. Now, I’m seeing a bill for over $1,700, claiming charges for carpet removal, cleaning, and other vague fees — all without properly discussing it with me or conducting a move-out inspection with my presence.
This place is poorly managed, unresponsive to tenant concerns, and seems more interested in charging fees than providing a livable and fair environment. I would not recommend living here unless major changes are made to how the property is run.
