  I recently moved into the Frederick apartments with different staff at the office From when I originally signed the lease. I have been without hot water for two weeks and everyone at the office and the maintenance have been told multiple times by phone call verbally and written notices And it is not getting fixed. The office has stopped taking our calls And refuses to give us any updates besides saying that they will give us a call and we never hear back from them.

  I am a current resident of The Frederick Apartments and feel obligated to share serious concerns after observing the condition of vacant “show” units on the property. During a walkthrough of multiple vacant units, I observed roaches inside a refrigerator, including along the door seal and interior frame. These were not occupied units. These were units being presented as move-in ready or available for showing, which raises major concerns about pest control and sanitation across the property. Additional issues observed in these vacant units included: Cabinets and storage areas with visible dirt, debris, and deterioration HVAC vent covers improperly installed and partially detached, exposing dust and buildup General signs of neglect inconsistent with professional property management standards If these are the conditions in units meant to be shown to prospective residents, it raises serious questions about what is considered acceptable behind the scenes. As a resident, this has significantly reduced my confidence in management’s maintenance practices and overall commitment to health and safety. Prospective renters should inspect thoroughly and ask direct questions before leasing here. Photos attached for transparency. I also attached videos of some of the vacant units that have been unoccupied for several months! Unfortunately, conditions at The Frederick continue to decline. We have now experienced our 13th hot water outage, with the most recent incident leaving our unit without hot water for four consecutive days. Management attributed this to multiple pipe bursts across the property, yet this outage extended beyond a brief emergency and significantly impacted habitability. In addition to the loss of hot water, pipes burst on our patio, directly affecting our unit. As a result, our washer is now inoperable and filled with standing water and clothing, leaving us unable to use or drain the appliance. This occurred due to the property’s plumbing failure, not tenant misuse. While generic notices and apologies were sent, there has been no clear timeline, no meaningful remediation, and no acknowledgment of repeated failures. Ongoing infrastructure issues, lack of preventative maintenance, and repeated service disruptions have become the norm rather than the exception. I strongly encourage prospective tenants to consider these recurring habitability concerns before leasing here.

  I came to these apartments for a quick tour since I was moving around this area. Lulu, was very friendly and had a smile the whole time. Explained everything very thoroughly, spoke passionately about the community. I really liked everything I saw, however work is having me now go to a different part of SA so I reluctantly did not move here. I still felt compelled to leave a review as everyone seemed very kind and attentive.
