    First, a number of errors in the appraisal report. Such as the HOA fee (stated an amount of $80/mo), the actual fee is $97/quarter. We’ve made a number of improvements that were not even mentioned in the appraisal the report. For example the $15,000 Generac, and an EV charger installed in the garage. No photos of either were included in the report, so my assumption is they were not included in the appraised value. Our landscaping and functionality were considered average. We installed pavers on each side of the drive to ensure if two cars were parker side by side, the occupants would not be stepping into the grass on our sloped driveway. The Comparables had no paver extended driveway or paved trash can garage, nor any other landscaping upgrades. We replaced builder mulch, which attracts termites and other pest, with rock to discourage pest. We installed full gutters to protect the foundation (not mentioned in the report either), with a lifetime warranty. The comps had front gutters only or NO gutters. Those builder grade one shelf laundry and coat closet, replace with Container Store Elfa shelving to give PLENTY of extra storage. The list continues. The kicker is, with our upgrades, Cameron Carr was $20,000 lower than the other appraiser and my understanding is he had to be “talked up” into coming in $20,000 lower. My assumption is he may have been $30,000 lower than John Fitzgerald appraisals. The gap is to significant to be ignored. If you want a fair appraisal (based on builder grade comps, which are the same builder grade materials from year to year) would definitely not recommend. The market is bad, and this guy made it worse. Don’t waste your money or time.

    I called in , needing properties appraisal updated. I was notified that stouffers does not appraise residential area. False advertising IMO
