    Beware! This company is not accountable if they make a mistake. If you use them you better go over everything they do! They cost me $2,400.00 in penalties, interest, and collection fees because they did not give their attorney the proper address to put on the Warranty Deed. All I received from them is a "I'm Sorry we messed up". I paid a lot of money for their mistake of not doing their job correctly. I have closed at many title companies in the past and never had any problems. I basically paid them for nothing. I would not recommend them to anyone!

    We closed on our home over a year ago and according to our loan documents, everything appeared in order. But it seems a rather large mistake was made by the title company. For whatever reason, they did not properly fund our escrow account at closing. Instead of taking the funds collected for the property taxes by the sellers, they made a check out to the sellers and retuned their money. We (the buyers) did not notice the escrow shortage until we viewed our escrow analysis one year later, because now our monthly payment had increased significantly. After making a few calls to our lender we realized the mistake and contacted the title company to rectify the situation. The person over the phone disclosed that a check was cut to the sellers and even confirmed the address it was sent to and said the funds had cleared, so we needed to check our records. I don't think they realized we were the buyers and that money was intended to go to us (well to our escrow account, or directly to the tax assessor's office to pay the taxes on the home for the duration of time the sellers occupied the property for the majority of that year). When the COO contacted me she tried to say it was the lender's error when clearly it was not. She eventually investigated the situation further and realized where the mistake was made (at the title company) and cut me a check. Not once did she, or anyone else, apologize for the error or huge inconvenience this caused. Instead, she asked me to provide proof that the taxes were paid by our lender so that she could use this evidence to try and get the funds back from the sellers. I refused as this is their job to do (I don't work for the title company so why should I assist them to correct their mistake?!). In fact, this information is public record- all they have to do is look it up. Shouldn't they know this? Unprofessional and incompetent, use another title company - they all cost about the same anyway.

    The only reason I have not rate this Company less 1 is because the Angela P. semi knew her information. She was sufficiently versed to understand the mechanics behind the paper work, but she NEVER introduced her self to me, told me how things worked, or told me what was to be expected. I expected her to introduce herself, give a summary what we were going to do and ask if there were questions before hand. I had to bring my questions to her, and for the questions that I did have she deferred them to the Builder, saying, "the Builder will know that." If she didn't know that is fine and I understand, but at least admit to me you don't know. When asked about which HOA I belong to she gave me the know. Then upon asking her for the location and directions she was very vague and said in Stone Oak area. That's not a big deal, but its a culmination of several things. Closing is a stressful time, especially if your taking a day off from your own work day. There will always be hiccups. However, I would expect there to be a level of courteousness to be applied irrespective of what may occur. Simply put I was disappointed in her lack of professionalism and hope it is not indicative of the firm.
