  Horrible experience, l visit the place and model apmnt , looks ok, l do the pertinent paperwork, when l visit "my place" to move in, JESUS!! Was horrible, dirty,distressed, damaged,horrible wall colors, was almost crying; l obligated my refund, they do but weeks latter, meantime l was on nightmare episode.

  My experience at Overlook Apartments has been a very positive one. The apartments are clean, comfortable, and competitively priced for the area. For the value, residents get great features, including smart home options and a user-friendly resident app that makes paying rent and staying connected with the office simple and convenient. The leasing team truly sets this community apart. Makia has always been welcoming, knowledgeable, and incredibly supportive, taking the time to show different units and make sure residents feel confident in their choices. Derek in the leasing office is just as wonderful — professional, approachable, and always bringing a positive attitude and great sense of humor. Kassandra is one of the strongest property managers I’ve worked with. She is transparent, fair, and realistic, and her leadership helps keep the community running smoothly and consistently. The amenities are well maintained and thoughtfully managed. The pool is closed on Mondays for routine cleaning, and it shows in how well it’s cared for. The fitness center is kept clean and functional, and the secure parcel room makes package delivery safe and convenient. The dog park is a great addition for pet owners, and the friendly neighbors help create a welcoming atmosphere. Location is another major benefit. The community is close to Stone Oak Park, which offers scenic walking trails, wildlife, and beautiful natural views — perfect for enjoying peaceful mornings, sunsets, and time outdoors. It’s also zoned for highly regarded NEISD schools, which is a great advantage for families. Overlook also makes an effort to build community through resident events and outreach activities, which help create a place where people can connect and feel at home. Like any community, there have been adjustments over time. When valet trash was first introduced, there were some service details to work through, but the process has improved significantly. While pest concerns have been mentioned in other reviews, the property does provide ongoing pest control services, and management has taken proactive steps to maintain the community. Operational updates, such as moving from automated locks back to traditional keys to address unauthorized subleasing, show their willingness to adapt and protect residents. Overall, Overlook Apartments offers a strong combination of value, location, well-maintained amenities, and a team that genuinely cares. It’s a comfortable, community-focused environment that truly feels like home and a place where residents can thrive!

  Pros- Beautiful area. Some apartments have a beautiful view of a few mansions and large homes across the trail. Trail next door Gated area (never got a gate code though for visitors) Garages are available Great maintenance staff Cons- Office staff are unresponsive, unreliable Appliances are old, noisy toilet, noisy refrigerator and low value washer and dryer No more smart locks, installed terrible key lock after removing smart lock Lots of inspections and other pop ups made by staff. Very loud cars and people who tend to speed through the area Lots of repetitive emails and its funny because they dont respond to yours Doors aren’t properly sealed Valet trash unreliable and very loud at night Overall a whole new management company should be considered to make this place feel like a community. They are extremely unorganized and lack urgency and understanding.

  I’ve been with the property for about almost three years now. Management has always looked out for me and my wife, taken care of any issues and the manager and assistant manager Kassandra and Makiah have helped us with pricing too. Definitely recommend
