    Got my package stolen from front porch. Would help if there was more lighting. It’s super dark at night. Parking is horrible especially on the weekends. So many abandoned cars.

    There’s abandoned cars in the parking lot making it difficult to find parking. It’s like they just get dropped off and you never see them get moved. Since I moved in there’s a car in front of my apartment that has not been moved at all. We shouldn’t have to pay $40 a month for a reserved parking when we’re already paying so many extra fees. So inconvenient for the residents renting here. Seems like more and more abandoned cars are showing up it’s like what is really going on here.

    For over a month, I have submitted multiple maintenance requests requesting repair or replacement of the HVAC unit due to the apartment being unable to maintain a temperature above 60 degrees. One work order was submitted through the resident portal, and several others were reported directly to leasing office staff, who stated they would expedite the issue. Despite these assurances, the problem has not been resolved. The thermostat cannot hold a temperature above 60 degrees without the HVAC unit running continuously and never shutting off. This is not normal operation and has resulted in excessive electricity usage. Due to the lack of proper heating, I have been forced to use multiple portable space heaters throughout the apartment to maintain a livable temperature, causing my electricity bill to increase to approximately $200. A maintenance inspection was conducted by the property’s Head of Maintenance, who informed me that the HVAC unit had multiple serious issues. I was told the unit was essentially broken, with unplugged and tampered wiring, and that the concrete base supporting the unit was broken and unsafe. I was told this would be addressed and that I would receive follow-up communication, which never occurred. Despite these findings, my maintenance request was later marked as “closed” in the portal with the explanation that the thermostat had been adjusted to a higher temperature. This did not fix the issue, did not address the mechanical or structural safety concerns, and did not restore proper heating. I have repeatedly followed up with the leasing office, both verbally and in writing, and have not received a resolution. Living without adequate heat during winter conditions violates basic habitability standards and the property’s responsibility to provide a safe and reasonably comfortable living environment. This situation has caused prolonged discomfort, financial burden, and concern for safety, and I believe it reflects a failure to meet basic tenant obligations. _ Texas Property Code §92.052 – Landlord’s Duty to Repair or Remedy Requires landlords to make a diligent effort to repair conditions that: Materially affect the physical health or safety of an ordinary tenant Are not caused by the tenant Lack of adequate heat and unsafe HVAC infrastructure qualifies under this section. Texas Property Code §92.056 – Landlord Liability and Tenant Remedies States that if a landlord does not repair a condition after proper notice and within a reasonable time, the tenant may be entitled to remedies, including: Repair and deduct Lease termination Rent reduction or damages Texas Property Code §92.0561 – Repair Time Presumed Reasonable A repair time of 7 days is presumed reasonable unless circumstances justify delay. A delay of one month during winter is not reasonable. Implied Warranty of Habitability (Texas case law) Texas courts recognize that landlords must provide premises that are safe, sanitary, and fit for human habitation, including functioning essential systems such as heating.

    I applied to Maxwell Townhomes on 11/29/2025 and was denied a few days later by a robot system. They took my $400 application/holding deposit and then told me it would take 30 -60 days to get it back which is not allowed under Texas law 30 days is the max, but even 30 days for a deposit to hold a potential townhome. Because I was denied and never became a tenant, this money is not a security deposit under a lease it is an application/holding deposit, which must be returned promptly when an applicant is denied. There is no legal basis for keeping it for months. They later claimed a check was mailed, but said it was sent to a P.O. Box I do not own, even though my correct address was provided on my application. No check was ever received to me at all. No funds were ever deposited to my bank account. They are now claiming they paid me when they did not. I have tried to communicate with this them several times and GOT IGNORED or told WE WILL CALL YOU BACK. This is not just poor service it is wrongful retention of funds and deceptive conduct under Texas consumer protection laws. Keeping money after denying an applicant, giving false mailing information that I never provided to them and claiming payment that never happened is not legal. Trying to fix this has been a nightmare. They dodge calls, put you on hold, mute the line, and stop answering once they recognize your number which is again a robot answering by the way they screen calls. I literally have to call from different numbers just to get someone to pick up and even then, I get the runaround and no follow-up and being told I will get a call I NEVER GET A CALL EVER. Believe the reviews. I went through this myself. Communication is terrible, accountability is nonexistent, and getting your money back is a fight
