Former Long-Term Resident Review – Carmel at Deerfield (San Antonio)
I lived at Carmel at Deerfield for nearly 10 years, so this review comes from long-term, firsthand experience—not a quick visit or a short lease. While the property looks nice from the outside, the reality inside the apartments is very different.
The Reality Behind the Curb Appeal:
Severely outdated interiors
Appliances are extremely old—think 1970s era. Cabinets, fixtures, and overall interior feel dark, worn, and dungeon-like with small windows and poor natural light.
Heavy cockroach infestation
This is not a “one-time issue.” Roaches were living in the walls. I personally experienced this in Apartment 224 and Apartment 1421, and many neighbors complained about the same problem.
Pest control alone is not enough—this place needs major structural treatment, not just surface spraying.
Strong urine odors around the property
Many residents have pets, and the smell is especially strong after rain and during hot weather. The odor lingers and is noticeable throughout common areas.
Police presence has increased significantly
Over the past year, police visits became much more frequent, often at night. Management seems less selective about who they rent to, which has impacted the overall feeling of safety.
Short-term rentals / Airbnb issues
At one point, Airbnb units were operating within the complex. I had drug-addicted guests staying across from me for a week—leaving doors open all night, strange behavior, and unsafe conditions. Completely unacceptable for long-term residents.
Unreliable utilities
Water outages happen at least once a month. On top of that, water is shared, so your bill is often higher than it should be regardless of usage.
Forced internet & overpriced fees
Carmel forces Spectrum at around $75/month, while I now pay $61 on my own elsewhere. No choice, no flexibility.
About the Reviews:
The property offers rent credits or incentives for 5-star reviews.
Yes—I took the $50 credit, then changed my review back to one star. Why not? Transparency matters.
Final Thoughts:
I stayed 9 years too long. After moving, I immediately realized how bad this place really was.
My new apartment:
Cheaper rent
Wood floors
Gas stove
A wall-to-wall window
Clean, modern, and bright
Night and day difference.
If you’re considering Carmel at Deerfield:
The location may be decent
But next-door properties are significantly better
If you’re paying over $1,100 for a 2-bedroom here, it’s simply not worth it
When your renewal comes up wait for the jump... that was the only reason I left apartment 224 to transfer to 1421, cause an A1 costed more then an A2.
There’s a reason they have so many move in specials and dropped the rent in ALL of their apartments. this is a HUGE red flag! be warned...
This place used to be great when Greystar owned it. It is not that anymore.
Do yourself a favor—keep looking. You can find much better for the price.

I’ve lived here for 7 years, and I have to say the last 3 weeks have been the BEST we’ve seen in a long time. We recently got a new manager, Makaylye, who has been in the industry for many years, and it truly shows. In such a short amount of time, she has made huge improvements to our beautiful community!
The entire complex has received full pest control in the last two weeks, she’s approving new appliances and are beautiful property is even getting new hard flooring in some apartments no more carpet (praise the Lord!)It already feels like a breath of fresh air around here.
I’m excited for what the future holds, especially for the new residents moving in!
And let me add… she has donuts and coffee every single morning in the office! We also have some really awesome events being planned and the community feels alive again.
