I have lived at Aviator at Brooks for nearly four years. During my time here, I was transferred once due to a severe mold infestation, and I’m grateful for that transfer, but unfortunately, the issues did not stop.
In December 2025, I experienced a massive sewer backup—raw sewage covered my bathroom, coming up from the sink, shower, and toilet. I couldn’t even use my one-bedroom apartment. This caused extensive damage to my vanity, baseboards, and other parts of my home. Then, in January 2026, a flood occurred due to poorly executed maintenance—an improperly connected hose led to more mold damage. It took five weeks for them to replace the baseboards, which had developed black mold. Code Compliance became involved and is fining them, and they are now facing court.
Additionally, the property was in foreclosure status in December 2025. Public records reflect multiple liens against the property, including a nearly $30,000 lien filed by the landscaping company. The complex has become delinquent, and based on public filings, it is unclear who currently owns the property.
The overall upkeep of the community reflects this instability. There have been months where the grass grew as high as my knees (I am 5’7”), trash bins have overflowed, and the dog park has been consistently unsanitary and untreated for pests. Due to ongoing mold exposure in my apartment, I have also experienced pest issues, including water roaches. The entry gates have essentially never functioned properly—I can recall them working for maybe one week out of four years.
As a property management specialist myself, I understand how critical operational structure is. With an office staff of three, there is no reason the office should be consistently closed. Properly staggered lunches and coverage are standard practice in this industry. Many residents, including myself and friends who have lived here as long as or longer than I have, struggle to reach anyone by phone or in person. They are currently filing for non-payment of rent, despite my attempts to pay in person when the office was closed. Even Code Compliance was unable to reach the office or ownership.
They also consistently fail to comply with TAA standards and typical state code requirements regarding proper notice delivery. I strongly encourage residents to educate themselves on how notices are legally required to be delivered.
I want to be clear: this is nothing against the property manager, Tatiana. She is a great woman and has done what she can within her capacity. I truly believe the larger issue is negligence at the ownership and management company level. There appears to be a lack of strategic leadership, operational structure, and financial stability necessary to support her in performing her duties effectively.
After four years, I can confidently say there are far better options in the area. If this is your absolute last resort, then maybe it is an option. But if you take the time to look around Brooks City Base, you will find communities that are far better managed, maintained, and structured.

Moving into this apartment complex has been a great experience! From the very beginning, the staff has been incredibly helpful, friendly, and welcoming. They made the move-in process smooth and stress-free, answering all of my questions and making sure everything was ready on time.
Maintenance has also been excellent—quick to respond, professional, and genuinely nice. Any requests were handled promptly and efficiently, which really made me feel taken care of. Overall, I’m very happy with my new apartment and appreciate how attentive and supportive the team has been. I’m excited to call this place home!
