    I moved into the Royse In October 2025. I am still a resident here. For the most part, my experience has been great.Cole Who works in the office has been phenomenal since day one. I used to work as a leasing consultant at two different properties in my home state. I know what is considered emergency or urgent when it comes to maintenance issues. I had a couple issues when I first moved in. For over two weeks, I had standing water in the bottom of my dishwasher. After speaking to the office about this issue on more than one occasion, I reached out to the corporate office, and that was when they finally had somebody come and take a look On February 20 2026 my toilet decided to keep running, and it wouldn’t flush. I called during business hours, and the leasing office told me that somebody would come and take care of it before the end of the day. I gave them permission to enter whether I was here or not and I left for a few hours. When I came back, the toilet was still running And I could not flush it. I called after hours maintenance because I do consider this an emergency or an urgent issue and they told me they would have somebody out The following morning I said this was unacceptable because I can’t flush my toilet. I waited for two hours, and nobody came. I called again and left a message and nobody got back with me. As I stated, I worked in leasing at two different properties, back home and something like this would not stand. So I couldn’t flush my toilet and I had to call it a night because it was after 1 o’clock in the morning and I hadn’t heard anything back. This is unacceptable and this is not the first time something like this happened The property manager needs to be held accountable and needs to hold the maintenance staff accountable for their unprofessional behavior

    I have been living here 4 years the young ladies, they work in their office really good people especially Geneva the maintenance work here are excellent. They always come and fix things. On time great place to live

    Don’t ever move in there Don’t ever trust them They might be a little bit cheaper but not worth it! The new management will give you all their rudeness and unprofessionalism.

    The website advertises a security gate, pool and playground. The gates haven’t worked in at least 2 years, the pool didn’t open at all this past summer and the playground has been torn down. They like to put all kinds of new rules and restrictions on your door regularly. They enforce a “community curfew” that the city doesn’t even recognize, and have opted to require parking permits to be enforced by a towing company rather than repairing the security gate for their residents. Community Management is a joke, fees and billing errors galore. Additional edit: the basketball court is now closed to residents, as well. This community has NOTHING to offer.

    Maintenance is great and actually shows up in a decent time frame, and you can depend on whatever issues you’re having to be resolved. I haven’t had many issues living here at this complex nor have I had any reason to be back in forth out of the office. I’ve been living at this complex for two years now.
