  I don’t like that i have to make a review but i feel nothing will be done without one. I’ve been at this complex since 2021, first in a 3 bedroom then downsized to a 2 bedroom. In a span of 2-3 months i have been living with a leak that would come from the upstairs neighbors restroom to our master bedroom. Damaging our carpets and beds. The first leak happened between September-November. An on and off leak would happen, i put multiple work orders in probably about 10 times and it was a constant battle of maintenance saying they fixed the issue but then it would happen again. The complex finally got contractors and even they “fixed” the problem but it happened again. They had to put a hole in the ceiling, and even when they did the FIRST time they left the hole there from a Thursday all the way till Tuesday and water had even came from the hole because it wasn’t fixed still. Now, fast forward to right now. The past 3 weeks, it started leaking again. The first time they came he took a picture of it and said he be back but never did. The second time they said they fixed it again. And then it happened again. Called emergency they said they would come, never did. Happened the next night called emergency they didn’t even pick up. But i don’t want this to be known as “maybe its only a maintenance issue and not the office” because when i talked to the office for the last one it wasn’t until i went to the office that they finally decided to get contractors to make a hole. No offering of any kind just that they’re sorry that it’s happening and they will fix. So this time around i went to the office where i had talked to the main manager/ head of maintenance staff. Literally had expressed everything that i had just said and basically he had just gave me a by the book answer. I even asked for the possibility of having a talk with marie or any higher up to try at THE VERY LEAST get half off the next month’s rent. He assured he’ll try but no promise then proceeds to say they might give a gift a card… “a gift card to a restaurant, that’ll be nice”. And i responded verbatim, “i don’t need nice food, i need a nice place”. Im spending close to $2,000 a month to have rain not only in my shower but in the master bedroom. I get it, i work at a business too, i know how it is. I understand there’s contracts, i understand there are by the book answers. I know as soon as i post this I’m going to get a default answer probably copy and paste from one of the head person notes about reaching out and somehow resolving the issue. But the only thing i want resolve now is some type of compensation. I don’t want a by the book answer of that there’s nothing that cant be done. For example, when i wanted to move into another unit last year before initially the one we’re at now, we had SIGNED for a specific unit we were happy to move into to. And literally after a month of being ready to move into it they tell us ONE WEEK BEFORE that the apartment still needed renovation and we couldn’t move into that unit anymore. When we asked about the contract they said it would be voided. I only bring up this story to emphasize that just because you sign and they’re rules to contracts or things a place can or can’t do doesn’t mean anything. Let me reiterate i work at a business i know how it is so do not say you cannot do anything and you have to go through higher ups. If a contract can be voided at the very least rent can be half off for ONE MONTH (preferably one month off but just saying the very least). Im sure with the prices here the complex can afford that especially to someone who’s been living with this maintenance issue for months. The only way i’ll change this review is if some type of compensation is given because nobody should be paying that much a month to worry about if I’m going to get a shower in my bedroom tonight. I feel i’ve been patient enough, and I’m tired of having to pay for a place while there’s a hole in my ceiling as we speak that they didn’t even bother to cover up and it will probably be there till Monday or Tuesday.

  Please never move into these apartments. The best feature it the pools. Only one hot tub has worked the almost year as have lived here. Our unit was infested with cockroaches when we moved it, I mean hundreds of them. The office staff will lie straight to your face, so get anything they say I'm writing so they don't make you feel crazy. Not to mention they never answer their phones, however whenever you enter the office they're yapping away about nonsense. The maintenance team has 0 sense of urgency and will try to get you to fix things yourself. Not to mention they will pull out right in front of you with their golf carts without a care in the world. 0/5 stars. Never rent from avenue 5 their company is terrible as a whole. It's truly sad that you cannot find a reasonable apartment complex to live in these days.

  Since moving into this complex we have had nothing but issues the garage door openers never worked. They replaced just for that new system to complete my lock us out took 7-10 days just to get someone to come out because it was urgent according to the office. When there is no parking near my building. You see trash everyday at the curbs/stop signs even when there is no trash pick up and it’s just left there for 3 days til valet trash comes sunday night. All 3 floors on the unit constantly smells like weed which is coming from another unit because no one in my home smokes and now the entire 3rd floor of my unit has been without ac for a week so the no intention of fixing anytime soon because they say no one has been out to look at it even though one of their own maintenance guys came out Saturday but yet doesn’t have notate anywhere that he entered my unit. So now want to me wait even longer for another guy to go look at it then wait to call a specialist. And mind you it’s 95+ outside everyday so in the evening when we get home it stays around 80-85 on that floor where I have 3 kids rooms. Who now have to sleep on the living room just to cool down. But it’s not the office issue so they do absolutely nothing help. Just extremely glad my lease is ending.

  I don’t even know what more to say besides I adore Mikayla. She’s a miracle worker. I finally moved in and it has been more than what I could’ve asked for. The property is beautiful the apartment surpassed my expectations. It was an easy move in process. I prayed and God answered abundantly. I love it here and it’s right across from HEB. My son and I walked the trail that is right next to the property. The residents have already been very kind. This is truly an amazing place. Management is awesome, the amenities are top tier, and the apartments are absolutely amazing! Special thank you so Mikayla and the property manager. Felt like I gained another sister! I will be attending all events. Very thankful and grateful!

  The towing policy’s here are insane you can’t have anyone over for more then 10 minutes without there car getting towed no matter what time of day it is I’ve never left a google review before but I had to about this I understand they want you to register the vehicles to park but they need to make it after a certain time or something I don’t know not only have I had vehicles towed out of my garage I’ve had family stop by early in the day for 10 minutes to drop some soup off and they still towed it they issue no refunds and sometimes they will even tell you there going to refund you and just ignore you for months don’t move here unless you don’t have a car and have no one that would ever come over with a car
