I have been in a year and a half battle with the WORST communication from Associa, until Albert Sledge took over our neighborhood HOA and after reaching out to him, he resolved my issue right away. He emailed me back promptly, and even called to make sure we were on the same page. The 4 stars are just for Albert, as the communication prior to him was awful. Thank you Albert for your concern and making sure I was valued and taken care of!

I’ve had a very frustrating experience dealing with Associa due to poor account transparency, excessive fees, and inconsistent communication.
Over the course of 2025, I paid over $1,000, yet more than $395 of that went to fees rather than actual HOA assessments. Despite making consistent payments, my account repeatedly showed returned payments, handling charges, and administrative fees that compounded quickly. At one point, over 37% of what I paid went toward fees instead of dues.
To make matters worse, the balance listed on a certified letter did not match the balance shown in the online portal, which raised concerns about accuracy and internal consistency. When trying to get clarity, the process has been slow and difficult, with little proactive explanation or accountability.
This experience has felt unnecessarily punitive and confusing, especially for homeowners trying to stay current and act in good faith. I strongly believe there needs to be more transparency, clearer communication, and better oversight when it comes to billing and fee application.
I hope management takes feedback like this seriously and works toward improving the homeowner experience.

Finally someone who cares! This is my 5th annual HOA meeting, by far the BEST. James Duncan at Associa was friendly, kind, knowable, and understanding. He could answer all questions that Stonewood Commons neighbors had asked.
Not like previous Community Association Managers. Mr. Duncan knows his stuff - very knowable. Calls and email are quickly returned in a timely manner.
Thank you, James for all you do and are doing for our Stonewood Commons neighborhood.
