A Warning to All Sellers – Stay Away from MTX Realty and Allegiance Title
I deeply regret ever trusting MTX Realty, their agents James Baker and Edward Nelson, and their affiliated title company, Allegiance Title – McKinney Branch (managed by Nathan Wood). What was supposed to be a smooth transaction turned into a nightmare full of manipulation, incompetence, and deceptive practices.
First, the buyer defaulted twice—first on June 11, then again on June 20, 2025. Instead of protecting my interests as the seller, Edward Nelson and James Baker repeatedly made concessions in favor of the buyer without transparency. They even lowered the price of my house to benefit the buyer, whom they seemed to know personally. Edward Nelson initially introduced me to someone named Jefferson before listing the property, then quietly appointed him as the buyer’s agent without my consent. It became increasingly clear they were working for the buyer, not me.
As compensation for the second extension, the buyer agreed to pay me $5,200, and the forfeited $7,250 earnest and option money was supposed to be released. But when Allegiance Title issued the check, it bounced—my bank could not clear it. When I raised this with James Baker, he falsely accused me of having an “attacking tone” on the phone and refused to take accountability, instead telling me to “talk to his counsel.” He even claimed Allegiance Title had sent me an email cutting ties with me—an email I never received.
To make matters worse, Nathan Wood at Allegiance Title displayed arrogance and evasiveness, failing to properly communicate or offer solutions. Their actions now feel like a coordinated effort to delay, mislead, and deny me rightful funds—all while protecting their “friend” buyer who failed to close twice.
As of June 26, 2025, I have demanded my house be removed from the MLS listing and am pursuing legal options against MTX Realty, its agents, and the title company.
DO NOT do business with MTX Realty or Allegiance Title – McKinney. Their lack of ethics, unprofessional behavior, and one-sided loyalty to the buyer make them a risk to any honest seller. I wouldn’t recommend them to anyone looking for a trustworthy and competent team. This experience has been costly, stressful, and deeply disappointing.
