I would not recommend Estates of Richardson. My move-out experience was handled terribly. I asked at the time I returned my keys whether I owed anything, and I was told nothing was due and that I would receive notice if needed. Despite that, I was later charged unexpected fees. That is completely unacceptable.
The biggest issue here is not just the charges, but the lack of honesty, accountability, and basic professionalism from management. Residents should not have to chase clear answers or deal with surprise fees after being told everything was fine. It creates the impression that management is either poorly trained or intentionally avoiding clear communication.
Save yourself the stress and document every interaction if you choose to live here. Based on my experience, this property does not handle move-outs fairly or transparently.

I gave my move-out notice on December 19, 2025, and I vacated the apartment on March 28, 2026. At move-out, I specifically asked management whether any balance was pending, and I was told nothing was due. Despite that, I was later sent a final account statement demanding $1,669.96, including a $1,298.80 relet/lease break fee tied to an alleged “failure to pay for additional day,” along with other charges for carpet cleaning, paint, cleaning, inspection, and minor wall damage.
What makes this unacceptable is not just the amount, but the fact that I gave notice in advance, vacated the unit, and directly asked whether anything was still pending, only to be told nothing was due. If management believed there were charges, that should have been clearly disclosed at the time. Instead, I was told one thing in person and billed something very different afterward.
Based on my experience, I would strongly caution future residents to get everything in writing and not rely on verbal statements from the office. This move-out process was not handled with honesty, transparency, or professionalism.

I’ve been here a little over a year and i love this place! Very clean, packed with amenities, and a quiet place to live. Management has helped me many times in my duration of my stay. I’m currently renewing my lease because why go anywhere else when you already have everything you need? I love the Estates Of Richardson!
Overall, a fine place to live. Management is generally unaware of how anything works and the move out process is bad enough that it negates any benefits of living here.
Good: high square footage, extremely quiet complex, plenty of parking.
Bad: the move out process. I broke my lease early to purchase a home and paid a lot of money. That's fine and expected. But I have never moved out of an apartment and received charges before. I had $310.22 in charges here.
- $161.77 for carpet cleaning, after having the apartment professionally cleaned for move out (required in the lease)
- $60 in city inspection fees ($15/yr for length of time you lived here - the longer you live here, the more you'll pay)
- $68.45 for "minor nail holes charge back to resident." I did not use anything larger than a nail in the apartment. No anchors, did not mount my tv, etc.
$20 in "standard cleaning fee" - no matter what you do, there is a fee for cleaning.
Fine, but weird: extremely strict on random rules. They send out constant emails about the community rules while other parts of the complex are in a terrible state. My car was vandalized in the parking lot and I was threatened with a fine for having a security camera attached to my balcony. It was ok for me to put a table on my balcony and attach the camera there though.
It's a corporate complex who will get your money. I'd stay away.
RE: their response - I asked for a move out inspection and asked where to provide the receipt for cleaning. Office employees said they do not do move out inspections with tenants and said I did not need to provide the receipt.
Great living experience! Everyone’s to their self. Only downside is they’ll fine you for everything and anything. Also, after moving out they gave us a fine for over 15k. Which is a scam. We took the time to clean apartment to leave it the way it looked when we moved in. Patched tv mount holes which just require texture and paint. Nothing in the apartment is even worth 15k. Did not matter obviously.
If you want to save your money stay away from this place!!!
