  This is the worst place I have lived. I have lived here since November 14,2025 and I regret it . I pay my rent and utilities on time I am never late. My apartment was roach infested. I bought combat , home defense, ortho powder and moonspry roach repellent and used them all at the same time it got rid of them . The carpet here has paint on it and has a foul odor . I paid Stanley Steamer to have it deep cleaned it helped some but it still stink in addition to that the carpet is old and should be replaced . I informed the manager at least I was told it was the manager. She said email her pictures I did . She never acknowledged that she got them . I emailed her asking if she got my email . I got no reply as a matter of fact I don't even know what she look like . Every time I have called or stopped by the office I'm told she's not there. The HOT WATER is always out since I've been here its been 7 times we have been without HOT WATER. Residents are moving out. Do not make the mistake I made . Do not rent here. Valley Estates is ran by SLUM LORDS.

  It is unbelievable that this property can not pay the utility bills. (when monthly at least for me i pay no less than $150). Why do we keep constantly having these issues when our bills are paid on time every month, where is all the money they receive from all the residents? This is a problem in upper management because they are not paying the bills that we pay to them. To add to the mix we are in the middle of a winter storm, freezing temperatures and our water resources are being cut off? WHAT A JOKE OF A PROPERTY. But let me be late to paying a bill and i will get fees or an eviction notice..

  Some minor flaws but affordable and my apartment is huge. the area is also a big plus for me

  Lived there last year with two roommates. Please do yourself a favor and do not move here. There's a reason why there's so many negative reviews all with the same common issue. Maintenance is a joke. The pool was never clean. I think they might have clean it twice in one year. Roaches everywhere in the kitchen.
