Lamont from maintenance is the best he always made sure everything was taken care of usually within 15 minutes of me letting him know about an issue and always took time to make sure I was doing good when he would see me around the property he gets 5 stars. The property though is very loud with what sounds like primal gang wars between the herds of children that roam after school lets out. Parking can also be a pain at night and if they tow your car you have to go 40 minutes to get it and it’s $300. Rent is cheap tho

The structures are sound but they cut some corners on the refurbishment. They've swapped to having "AI" run their rental, leasing, and communication services after replacing most of the office staff. The new employees are distant and terse with the exception of the gentleman who gives tours and sets up the paperwork.
Most of the residents don't follow the traffic signs and will frequently be entering through the exit or exiting through the entrance. It's caused a few fender benders.
One of the few positive qualities of the complex is the playground/pool area. The other residents are generally nice and friendly however most of them do not follow the community guidelines so expect a tiny bit of friction.
Edit: Downgraded to one star after getting a reply here. Search for negative reviews and you'll get an idea of the inconsistency of not only service but focus. Pay close attention to how much effort is given to reviews that mention pricing vs general quality. I find the price to be fair for the location and age compared to other properties. A garbage disposal would have been nice as having to clean dishes in a sink without one is extremely inconvenient as others have said.
I'm writing this before the end of my lease. I have paid a professional cleaner to detail the apartment upon move out. There was minor carpet damage from my cat in an area that was covered physically during my stay. They will replace the carpet anyways since there was an animal (or at least I'd hope so) so let's see if they try to keep the whole deposit or use the pet deposit you have to give through a pushy third party. They also use bleach when they clean so expect build up in the toilets as this damages the enamel.
Don't expect communication with any of the maintenance staff. They will close a ticket without warning and fix the issue at their leisure. It took quite a while for them to fix the toilet in the master and it still never flushed correctly after 18 months and would constantly run if not done in a specific way due to shoddy workmanship. As others have mentioned, you can expect to see either sugar ants or roaches but I believe this is due to the age of the complex not the pest service as I've lived in the area for 30 years.
I would also like to mention I would have liked to renew my lease. However, I received pricing THREE days before my 90 days left so did not get a chance to consider if I could stay or move as cost is a strong consideration in the current economy. The "AI" system ADA or AVA does not have the ability to communicate so I had no way to see why the rates were being raised when the quality did not improve.
Again, Downgraded and expanded solely due to having this replied to in the same tone deaf communication from ownership/management you can expect to get here.
