Just moved into Ferro and wanted to give a huge shout-out to Wendell, leasing agent who made my move-in so smooth.
Also a special thanks to Jefferey in maintenance. He handled my repair request quickly and was so professional, knowledgeable, and polite.

I requested a call with property management after dealing with excessive noise from the unit above me since August 2025. Despite multiple complaints, police involvement, contacting the courtesy officer, and providing video evidence to the leasing office, nothing has been resolved. The resident above me regularly screams and cries between 1 a.m. and 6 a.m., which is a clear violation of standard quiet-hour clauses. Regardless of the cause, this level of disturbance has gone unaddressed by management.
When I follow up, I’m redirected to the courtesy officer. The courtesy officer tells me to call the police. The police respond, the resident apologizes, and the cycle repeats. No accountability, no follow-through from the complex.
Safety has also become a concern. Since the nearby train station opened, there has been a noticeable increase in homeless individuals lingering around the property. I recently notified management after seeing a homeless woman with a sleeping bag exiting our parking garage where the secured door is frequently broken. I received no response.
In December, our mailroom was completely wiped out. The solution was to reroute packages to the office or mailboxes, yet there is no signage for delivery drivers. As a result, packages are routinely left outside the mailroom, unattended and easily stolen.
I moved in when this complex first opened, and early on, management was responsive and helpful. I’m not sure if leadership has changed, but emails now go unanswered and ongoing issues are ignored.
Maintenance is dependable, the property is kept clean, and community events are a nice touch. However, when it comes to resident safety, guest parking, and enforcing noise policies outlined in the lease, this complex consistently falls short. I would strongly consider these factors before leasing here
Please promise me you won’t live in this apartment. I had a really bad experience here. The hot water only lasts about 10 minutes in the shower... I lived on the first floor next to the pool, and it was a nightmare—people constantly brought large groups and played extremely loud music until very late at night.
There were a lot of roaches in the apartment. It was disgusting, and I had to request pest control almost every single month. The coffee machines were broken all the time.
The only good things are that the maintenance team is very efficient—they fix things quickly—and the gym is nice. However, the rooms are not soundproof at all... you can clearly hear your neighbors...There’s not nearly enough visitor parking on weekends, which made it a horrible experience.
Not recommended.
I have been a resident of this community since its opening, and my experience has been marked by consistent mismanagement and a lack of professional integrity. Over the course of my residency, management changed hands three times, leading to significant lapses in communication and record-keeping.
I've experienced a flood and bed bugs in one year!
Critical Issues Faced:
* Emergency Mismanagement: Following a severe flood in 2025, I was displaced for 11 days. During this period, management failed to provide clear guidance regarding my lease or provide a timely resolution.
* Financial Discrepancies: Despite being unable to occupy my unit for nearly two weeks, I was never reimbursed the prorated rent (exceeding $600). The manager at that time stated they took a few dollars off my rent in March 2025, and the current management has no record of it. Now they saying I won't get my deposit.
* Coerced Unit Transfer: I was forced to transfer units under the threat of a "broken lease" penalty, rather than being granted a mutual termination due to the uninhabitable state of my apartment.
* Withheld Security Deposit: Currently, the leasing office is withholding my security deposit. Because of the high staff turnover, they are refusing to honor prior commitments and they are saying the charges ON THEIR LEDGER aren't true. Not to mention the original statement they sent had charges I already paid.
Final Assessment:
The lack of administrative continuity and refusal to acknowledge documented grievances makes this a high-risk community for renters. I strongly advise prospective residents to document every interaction in writing and to reconsider this property unless proximity to work is your sole priority. The current management shows a recurring disregard for resident rights and basic professional standards.
Been here for a little bit here's my summary:
- The trash situation is a bit ridiculous it smells like trash in the hallways quite often due to the building because the building does not collecting trash to be over the weekend. Which results in a literal full trash room with the door open. It's pretty gross, and ive heard some residents complain about cockroaches. For the price they're asking this shouldn't be an issue.
- It's a bit loud for as pricey as it is, I can hear my neighbors quite often.
- The apartments don't seem to be move in ready, i had to run my water for a long time to get rid of a strong sulfer smell from water due to the bacteria that built up in the hot water heater while it was unoccupied. (come on now)
- They had some recent thefts in the mail room due to the location not being the greatest.
- Overall not super happy due to the price, id expect more. Won't likely renew unless they drop rent cause its waaaaay overpriced for the issues it has.
- Would not reccomend.
