I previously shared detailed reviews on Yelp, but I realized today that the Avilla Springs Yelp page has since been permanently shut down. I am posting this review here so prospective residents can still access a full and honest account of our experience.
Before choosing Avilla Springs in 2023, we were given extensive assurances by the management team. Since then, management has changed multiple times, and with each transition, communication, accountability, and overall resident support declined significantly.
Over the course of our lease, we experienced ongoing maintenance and communication issues that were never fully resolved. We documented repeated failures of our A/C unit, ice maker, and dryer—each replaced multiple times—yet problems persisted. Rather than addressing the root causes, maintenance staff frequently dismissed our concerns or implied there was nothing wrong. We retained recordings, emails, photos, and voicemails documenting these interactions and the lack of follow-up.
We were also told that systems were in place to address issues such as paid parking violations, but those policies were never enforced. Despite repeated reports, vehicles continued to occupy our assigned paid space without consequence.
Prior to moving out, I downloaded and saved all maintenance requests, unprofessional comments left by staff in the system, and unanswered voicemails that were marked “resolved” without any communication to us. While we were often promised solutions, no meaningful or lasting resolutions occurred. The pattern felt more like an attempt to quiet concerns rather than address them.
This was, without question, the most stressful living experience we have ever had. I strongly encourage anyone considering this property to carefully review resident feedback and ask detailed questions before signing a lease. Someone will comment and apologize for the experience and promise to get in contact with us for more information. They will say they welcome the feedback, but trust me no phone call will happen and the apology will be empty because no resolution will happen. I encourage you to read the 1-3 star reviews on here because my husband and I experienced them all the time. My favorite experience in my two years at Avilla Springs is always being gaslit by maintenance into believing something wasn’t really broken or wasn’t really an issue. When we moved out we had to throw away 60% of our stuff because of a bug infestation and Avilla Springs explained to us that bugs are apart of the country living life. I’m still waiting on responses to emails that were sent over a month ago. Do yourself a favor and find somewhere else to live for less of a headache. For the price of these units, I accepted Chick Fil A style customer service, instead we received Williams Chicken style customer service.

This place has really went down hill since they changed management company. The hot tub has been down for a year, and it takes forever to get anything fixed or replaced

Not only is these some beautiful apartments, but they have the most amazing managers ! Especially Joel !!! Down to earth, very caring, and MAKES SURE he takes GREAT CARE of his residents !!! Thank You Joel ! You guys would LOVE to live here !!! Trust me !!

We moved in about a week ago and India was so helpful to our process. We informed her that we were in a pinch and needed a quick move in and she got us moved in that day. She supported us throughout the entire process and was very knowledgeable about to complex. So glad we had the chance to work with her because she made our experience clean, easy, and enjoyable!!

I have been here almost 2 years. We enjoy the community, it's quiet, for the most part, and well maintained. India in the front office has always been professional and helpful. Deyar, maintenance, is knowledgeable and pleasant. In that span of time I have had numerous interactions with India and Deyar and have never experienced them being anything other than professional. This summer my air went out on the weekend, within an hour maintenance was there and when the air needed parts, they immediately set us up with portable air. When we renewed our lease, being older and not good with computers, India was always friendly in helping us get it done and settled.
