- PIPavan ImmadisettyJan 12, 20245.0I first met Brian. This is my first home purchase saga and I know nothing about it. Brian gave me all...sorry...more than the information I need. I told him what I am looking for and he pointed out the model for me. He then shared each and every upgrade that goes in and how much it costs.every detail has been provided to me. Next, I met Jesse after a month. He is friendly and keep giving the updates that I ask for. I clearly knew....they don't have the lots they can sell to all customers. But still, they responded courteously Everytime I walked in. I walked in more than 5 times so far and my name still didn't cut through the list yet. Not sure I get a lot or not....I buy a house or not....at least I get positive receiving whenever I walked in. I am not sure about the quality of the houses built by pulte....as I am not even a rookie in build quality things. All my post is just about the response I received when I walked in. How many times have they raised prices? 1 time in May, 1 time in June, 1 time in July, 1 time in August, 2 times in September, 1 time in October, 1 time in November, and 1 time in December. How much has Pulte raised the prices? Anywhere from 50k to 65k. Did Pulte only do this to homes? No, lot premiums have also increased anywhere from 10k to 25k. Does basic price buy you anything? No, you pay extra for basic version of elevation, lot, design, etc. What happened? Mortage rates increased from 6 to 8. Yes, there was a long waiting line back in May in hundreds. Keep in mind, this is not the waiting line only for highland lakes. They are probably also on the waiting lines of Aster Park, Mosaic, North Creek, Sutton Fields, Lilyana, Mustang Lakes, Light farms, Edgewood Creek, Wellspring Estates, and maybe even Windson Ranch, etc. Builders are doing all they can to maintain higher and higher prices even when mortgage rates are increasing and even there are other builds (probably doing the same thing) in the same school district. That said, and to be fair, Pulte's pricing in Highland Lakes may still be one of the most competitive (if not the most competitive) among other similar communities in the same Prosper ISD. To be honest, Pulte may be better than Taylor Morrison when it comes to raising prices because TM, in addition to constantly raising prices like Pulte did, asked you to BID (!!!) lots MANY(!!!) times. WOW, money-racking at its finest.
