I have been living at this apartment complex for about a year and a half, and overall, I have had a really positive experience and I love this place. Especially a great option for students. l will begin listing all the pros and cons that I find most relevant.
Pros:
One of the biggest advantages is affordability, which is a huge plus if you are on a student budget. The location is also very convenient-about a 10 to 15 minute commute to campus, with a bus stop right in front of the property. The buses run frequently (every 10–15 minutes), which makes getting to campus easy even without a car.
The staff here really stands out. They are responsive, approachable, and genuinely try to help. I especially appreciate how easy it is to submit maintenance requests via text, and they follow up until the work order is done. In my experience, they have been reliable. Our apartment tv and sofa was broken and they provided a new one. The ac was broken and the staff provided a new one as well.
I really like that you can put a request through text messaging and they will make sure the work is done with time. Obviously a few work orders take time like replacing a whole ac unit which is understanable but they will keep you updated. The staff are great. Definitely a five star for all the hard work.
The property itself is also very pleasant. There are open spaces, a pond, trees, and nice spots to catch sunsets and sunrises. It’s a great place if you have a pet and enjoy walking outdoors. Amenities like the pool and study areas are solid, and the gym is the best!
So I will higly recommend this place while suggesting that to request for a higher floor unit if you are a light sleeper since the walls are thin and a few neighbors can be noisy.
Cons: Well, even though I loved to stay at this place. There are a few cons which I believe all apartment complex has.
First, the gates are broken for a long time so if you care about a gated system then you will be little disappointed but I believe they will try to work this gate system soon. While I personally haven’t experienced any safety issues, it does mean that non-residents can occasionally enter the property.
Lastly, you may occasionally notice dog waste around some areas. This seems more related to a few residents not cleaning up after their pets rather than a failure by management. Although, I do see management staff cleaning that up.
So, if this doesn't bother you, I would highly recommend this place. I have really enjoyed living here and would recommend it-especially for students looking for an affordable, well-connected, and supportive living environment.

The Holly is an absolute standout and easily earns a full five stars.
From the moment you walk in, the atmosphere feels warm, stylish, and effortlessly welcoming. It strikes that perfect balance between lively energy and relaxed comfort, making it just as good for a casual night out as it is for a special occasion.

I normally don’t leave reviews, but I feel it’s important to share our experience so other families can make informed decisions.
My daughter lived here for a year and a half moving out July 2025. We had several issues with management throughout her lease. Communication was consistently poor, and getting a response was extremely difficult. The most recent situation was especially frustrating. My daughter moved back home and accidentally did not turn in her keys. I immediately overnighted them (at my own expense $58 through FedEx) to resolve the issue quickly and by the deadline. Despite that, we were later notified that a $50 key fee was sent to collections for both my daughter and myself. I have called multiple times and left messages for management to resolve this, and no one has returned my calls. I am in San Antonio which makes it difficult to go into the office in Lubbock. The level of unresponsiveness from Holly Management is incredibly unprofessional.
Earlier in her lease, when she first moved in mid-year (spring) her roommates had discarded the apartment’s couch because they had their own. When the roommates moved out at the end of the year, my daughter was left without a couch for another years lease. Both she and I contacted management multiple times, and nothing was done.
Overall, the lack of communication, follow-through, and basic respect for tenants (and parents trying to help resolve issues) was disappointing.
Parents, please be aware of how management operates here and consider this when helping your student choose housing.

Great experience at the Holly. The gym and pool are both really nice and well-kept. The staff is super friendly and easy to talk to, which makes a big difference. Irma is always very helpful! I’ve even made some good connections here. Definitely recommend living here.

I have lived at the Holly for about a year now and have loved it so far! The Holly team is so attentive with tenant concerns and questions. PJ and Cameron are AMAZING. They’ve been super helpful. Irma is always super kind!! I love the facilities incuded, especially the gym. They have had so many fun events for the tenants and friends, as well. They’re so great!
