Poor poor wall insulation. You can pretty much listen to your neighbors above, below and on the side.

I’ve lived here for almost a year now. I’ve only had minor maintenance issues and they have all been fixed promptly. The walls/floor are kind of thin, so we can hear neighbors. But most are respectful and fine, so it has not been a big issue personally. The pond walk is nice. The pool is nice in the summer. Close to grocery stores and the highway. Grandscape is close and fun. The gate sometimes has issues (especially the middle one), but again, not that big of a deal most of the time. It feels very safe.

Kayley was extremely helpful and kind. She made sure she did everything she could to help us through the process, especially because we found this place last minute after searching other places and not being happy. She showed us exactly what we would be getting and did not sugarcoat anything. I value transparency and she did a great job providing that.

I really wish I could rate them higher because I think the staff is so friendly and I really like them however if you want working HVAC, reconsider living here. It is incredibly disappointing that they don’t just replace the system entirely. They say it’s impossible because the management company won’t do it cause it’s 40 million dollars to replace, then they just shouldn’t advertise that they have heating and cooling. It’s like I’m suppose to say, oh yeah that’s so much money never mind… how is the price of something that I am supposed to have my issue? I know that can’t be cheap but even in the long run it has to be cheaper than having the company they hire to fix it. It also would be better for the residents if they would replace it. Just in the last 6 months the HVAC has been down for over 42 days. If you can’t live comfortably in your apartment I would think legally there is something you can do. The other problem is the elevators. Definitely if you don’t like stairs don’t move here. I had sprained my ankle in the summer and the elevators were down for over 2 weeks. I do wish that the office would email the residents more. When things aren’t working like HVAC and elevators even though they happen often if we don’t get email communications then it feels like no one cares or nothing is being done with them. An email can go a long way with letting us know as soon as something stops working that they are aware and give us a quick update. The gates never stay shut. I have the feeling that they don’t shut them cause concierge is rarely in the booth. But we pay for concierge and like having a secure community. It’s frustrating. Besides those things, I love the grounds. The lake is beautiful. The amenities are great. I do wish they would have more resident events. That’s a huge thing for a lot of people I talk to is the lack of community events. The front desk staff is friendly, Jace is SO nice. The staff does really try to do what’s right. I think they kinda inherited a rough situation when they all came on board. I think that the management company is not giving them the tools they need to run a successful property.
