I got an apartment here a couple of months ago and Joshua and the rest of the team here made my move in very easy and I can't thank them enough. REALLY went the extra mile for me and I needed it, given I was moving in on an intense timeline.
The apartment is beautiful, spacious and great all around. The building amenities are the best I've ever seen in a building. Fantastic all around! Really loving it here.
I absolutely love living at Peregrine! The office staff and maintenance team are the best of the best, especially Michala and Chris! Every time I walk by the office they greet me and offer my dog treats.
The property is always very clean and I’ve been impressed since day 1 when I chose to live here.

Best apartment I have ever lived in! The community here is incredible. The people who live here are truly amazing and make it feel like home. The property is always clean, peaceful, and well cared for, and the attention to detail really shows.
Chris and Michala are truly amazing! They treat me and my dog like family and always go above and beyond to make sure everything is perfect. The tour, application, and move-in process were all so easy and stress-free. Their kindness, professionalism, and genuine care for the residents makes such a huge difference. They are always smiling, helpful, and willing to take the extra step to make sure everyone feels welcome and supported.
I could not ask for a better place to live. I recommend this community to anyone looking for a place where you feel valued, appreciated, and right at home!

This is an excellent facility - brand-new, excellent amenities, great service and delivers what I expect from a brand associated with luxury home builder, Toll Brothers.
In addition, it the staff are very friendly, helpful and customer-oriented. Everyone is really good and committed to providing high-quality customer service - I would like to call out Josh especially - he's been great. In addition to the front office, I've had a very good experience with all the other people - maintenance, cleaning, etc.
When looking for a place to live in Irving, there were a lot of choices, and it was hard to tell who to go with Peregrine turned out to be a great choice.

I’ve been living at Peregrine for about 8 months and intentionally waited to leave a review until I had a full picture of the experience. I’m glad I did.
Let’s start with the one thing that’s been GREAT here and that’s the maintenance team. Alex goes above and beyond every single time and responds immediately to requests. Truly a gem and one of the few reasons this place has any positive notes. He deserves 5 stars on his own.
Now onto the issues. My oven has not worked properly since I moved in, and despite multiple service requests, it remains an ongoing issue. This is not the fault of maintenance, this is clearly a builder/installation issue. Several residents have told me they have just accepted they will not be able to use their oven. That is absolutely ridiculous for an apartment that costs over $2,000 a month for a one-bedroom.
Next, a serious issue with the front office and package handling. Joshua, who works in the leasing office, was EXTREMELY RUDE and UNPROFESSIONAL during a recent incident on 11/9/25 involving my delivery from 11/8/25. Instead of placing my items in the mailroom or a locker like every other delivery I’ve received, he left them out in the middle of the lobby for anyone to take. As a result, my items were stolen. These items were small household essentials, literally 2 items, not oversized or unmanageable, so there was absolutely no reason they couldn’t have been placed in a secure area.
When I asked about it, I was met with attitude and deflection instead of accountability. He claimed he wasn’t responsible for packages, but once you physically remove something from your desk and leave it in an open public space, you have in fact taken responsibility for what happens next. UNACCEPTABLE behavior from someone representing management.
To make matters worse, the delivery person informed me while I was speaking with her that she was in the office and spoke directly to the staff member, who told her the items would be placed in the mailroom. I was unaware the items were unpackaged, as the tracking showed they were being shipped via FedEx and not delivered by a courier. Had Joshua simply notified me that my items were at his desk, I would have immediately come to pick them up with no issue. Instead, he left them unattended, leading to them being stolen.
I was told by Joshua that management would review the cameras and get back to me, but of course, I never heard back. Management later sent an email saying packages were being delivered to residents’ doors. While that’s great if that’s something they will be doing moving forward, it doesn’t fix the lack of professionalism or accountability that caused my items to go missing in the first place.
On top of that, I pay monthly for a reserved parking spot, but I constantly come home to find other residents/guests parked there. Despite reporting it multiple times, there are no real consequences for those who repeatedly park in spots they do not pay for. I’m paying for a service I can’t reliably use.
I have been EXTREMELY patient with this property despite ongoing issues, from half functioning appliances to safety concerns, but I’ve reached my limit. Residents here pay too much to deal with poor management decisions, lack of accountability, and unprofessional behavior from office staff.
The maintenance team deserves praise, but front office leadership/staff, needs serious improvement. Joshua should NOT be in a customer-facing role if this is how he chooses to handle residents.
