I was genuinely excited to live at this property when we first moved in, and initially had a positive impression. Unfortunately, that changed significantly due to a situation with a neighboring resident that created an unsafe and extremely stressful environment.
The concern was not taken seriously by the leasing office. We were told that because the individual had not “physically” done anything to us, there was little they could do, even though his behavior directly put my dogs at risk and made us feel unsafe in our own home. As a result, we felt we had no choice but to request a transfer.
The process that followed was incredibly difficult. Communication from the leasing office was inconsistent and often confusing. We received conflicting information multiple times, particularly regarding charges, deposits, and how the transfer would be handled. It became very challenging to get clear answers, and responses were often delayed.
Interactions with management added to the frustration. During one attempt to clarify concerns over the phone, I was spoken over and then hung up on. Throughout this process, the communication felt dismissive and lacked the level of professionalism and empathy you would expect when dealing with a situation involving safety and well-being.
There were also operational concerns. Maintenance requests, including an issue with our backyard flooding, were marked as completed without any work actually being done.
This entire experience had a significant impact on my mental health and ability to function day-to-day, which is not something I take lightly when sharing.
To be fair, after escalating the situation to corporate, a resolution was offered. However, the experience leading up to that point was extremely stressful and could have been handled much differently at the property level.
If you are considering living here, I would strongly recommend getting all agreements in writing and ensuring clear communication upfront, especially if any issues arise.
I’ve been living here for about three years now, and it’s been great to see how the property has improved over time. When I first moved in, it was already a solid place to live, but management has really put in consistent effort to make it even better.
One of the biggest changes I’ve noticed is how much cleaner and more well-kept everything feels. The grounds are taken care of much more regularly now, and it shows. It makes a difference coming home to a place that feels maintained and looked after.
Maintenance has also become more responsive, and communication has improved, which makes day-to-day living a lot smoother. It’s clear that management is paying attention and working to create a better environment for residents.
Overall, it’s been a positive experience, and I’m happy to call this place home after three years.

I highly advise against moving onto this property at this time. I applied to this apartment at the beginning of March. Paid the $375 application and admin fee just to not hear back from anyone for days. I called back the following week to FINALLY be told that there was an issue with their screening system which is why I hadn’t heard back from them. In that same phone call, I was told that the screening process normally takes 24-48 hours so she would contact a leasing manager to reach out to me on Monday. Monday came and went so I left work early on Tuesday to get answers because apparently it’s against the property policy for them to answer the phone, even when someone calls multiple times at different times of several different days………?¿ I came to the property just to be told that they had placed a ticket with the third party to see what the status is on my application and that they would try to push it up. The man told me that he didn’t understand why I hadn’t been contacted at all regarding these issues and that he would have my leasing agent contact me later that day with an update. The day came and went and (you guessed it) STILL no form of communication from anyone regarding the matter. I let a few days go by and decided to come by today to receive an update just to be told that there wasn’t one to give. I have been told that they are training a new employee which is why I haven’t been contacted because apparently that’s unable to be done in between training this new employee. All of this to say that I am now out of $375 because I was told that there is absolutely no way for me to get my money back since “they were doing their job at making sure I got in the apartment as fast as possible”. The communication is HORRENDOUS and extremely unprofessional on all parts and I do not recommend this property to anyone looking to move into the Las Colinas area any time soon. I understand things happen and I have been nothing but patient but the lack of urgency and communication is extremely unacceptable and should not go unnoticed. If I could give zero stars, I most certainly would.
You might be thinking you're getting a deal on this place but you're not. For the few hundred dollars you're saving in rent, you'll have to deal with so many inconveniences.
High level: Be forewarned that this place has been through numerous owners and that's a red flag on its own (to my knowledge). It will continue to get worse as RPM is a bottom of the barrel company.
Low level: Awful tenants. Tenants who leave their water on and flood your unit (this happened twice). Tenants who leave their keys on their doors overnight and let their dogs snap at you. Tenants who toss their trash into yours as the valet decides whether or not they'll take your garbage for the day. Speaking of, the garbage and sewer are a complete scam and are /expensive/. A complete highway robbery for the "luxury" of trash smelling, winding hallways.
Noise and fire alarms. I would bet we heard the fire alarms go off at upwards of a dozen times. Not a single fire alarm was legitimate to my knowledge. We had fire alarms go off on memorial day at 4 in the morning. Fire alarms go off another time at 2 in the morning. We even got this insulting email after the fire alarms went off in the middle of the night, with management apologizing for POSTING RENT LATE, not acknowledging what transpired the night before. They go on and on and on and are LOUD. I recall hearing dogs crying and crying from my unit because it was painful to their ears. I recall seeing the fire department waltz in like it was a casual Monday because even they knew the fire alarms kept going off for no reason. You know the kicker? One time we saw the hallway completely filled with smoke, and no fire alarm went off at all. I had to call the front office frantically to get them to do something. What are we doing here?
And your unit? Built with cheap wood and prayers. Tenants as much as walk and you will absolutely hear it. We had a tenant above us bounce a ball and we heard every. single. bounce. throughout the unit. It is a dehumanizing experience to know you're effectively ruining the day of the person below you if you even as much as walk. We had walls shake and artwork fall constantly from the people above us stomping around. We heard them scream, we heard their dog bark and their baby cry. We heard every single thing they were doing. Your privacy will not be respected here.
A lack of care for the complex. Doors open and homeless people walking around the halls. Solicitors walking around and going door to freaking door at a gated complex. The complex has weak security and frequently leaves doors cracked open with rocks, at least one elevator is frequently down, and the gate at the front breaks every few months. While we never had any direct incidents as Las Colinas is a safe area, it never felt as if the unit was properly kept.
The water heater and our AC. The water heater gave up way earlier than I'd ever seen in one, and the AC distributed cold air unevenly throughout our unit. One side was ice cold, and the other was cooking. It is a glaring issue in any roommate styled apartment.
LOFT. Loft sucks. It really, really sucks. Nobody seems to talk about it but their little app they switched to to pay rent charges you a "convenience" fee. But hey, after shelling out $600 to them in a years lease, they give you a $100 gift card to Chili's like it matters. Yet another way to suck money from you.
The cleanliness of the place. It's filthy. Instead of steam cleaning floors or getting rid of a valet system that probably gives them a kickback or something, the floors stink of garbage. Floors were not steam cleaned for the entire year I was a tenant, and it got bad enough to where they installed air fresheners. If you ever see air fresheners in hallways, just assume they're masking either mold or the intense reeking garbage that plagues the hallways.
Hands down the worst place I have ever lived in. The location is dull and bleak, the units, while nice on move in, clearly show they're kept together with duct tape. So happy to never live here again.
