  If I could give The Reserve by the Lake Apartments zero stars, I absolutely would. This has been one of the worst living experiences I’ve ever had. From the moment you move in, it feels like they are just looking for ways to charge you extra for everything. There are constant “miscellaneous” fees added to your monthly bill, and when you ask for clarification, they give vague excuses but still expect you to pay anyway. One example: trash service costs almost $70–$80 per month, which is completely unreasonable for what you actually get. Maintenance is a nightmare. If something breaks, don’t expect it to be fixed anytime soon. Requests are either ignored or take months to be addressed. It feels like no one is actually managing the property or caring about residents at all. The staff are rude, unhelpful, and unprofessional. Instead of assisting you, they make you feel like you’re bothering them just for asking basic questions. Communication is terrible, and nothing ever gets resolved properly. The property itself is poorly maintained and dirty. Common areas are not cleaned regularly, and the overall environment feels neglected and unpleasant. And it only gets worse when you move out. They will try to charge you for all kinds of nonsense reasons, adding up to half a month’s rent. It feels completely unfair and unjustified, like they are just trying to take as much money as possible from you even after you leave. Honestly, I would not recommend this place to anyone. Save yourself the stress, money, and frustration—there are far better options out there. This place does not deserve even one star.

  Had a Great moving experience with the Community Manager Ykengia Velez. She made my moving processes super easy and warm welcoming. I also want to include the Resident Coordinator Cameron Hancock for his impressive communication and professional guidance. I give Reserve by the Lake 5 stars and I highly recommend anybody who's looking for a Luxury place to stay with clean Amenities, come here!!! 👍

  Ive been living here since 2020. In a different unit for the first year with a partner and then I moved to my own unit. They have had staff changes. In general everyone is kind. The management, maintenance (lots of turnover here). Ive had issues with maintenance because of long wait times. Its a hit or miss..they definitely need to improve that. My previous upstairs neighbor used the balcony to keep their dogs out there all day. So a pee water fall mixed with corrosive cleaning products destroyed my balcony under theirs. I am still waiting for it to be repaired. Ykengia has been great with emailing me back in the last few months. And they are working on it. This issue is almost if not, a year old already. There also was one issue with roaches recently but I got rid of them with the gel poison and diotomaceous earth quickly. It only takes one dirty resident to cause roach infestation in any apartment complex. I used to get upset with the neighbors abusing valet: just leaving their trash for days outside when there is clearly a schedule for pickup. And valet people causing more mess (spills and leaving the containers carelessly in disarray). So I just stopped using valet a long time ago. I really dont get the benefit of using valet trash pickup unless you are elderly or unable to use your arms and legs to walk to the dumpster yourself and put your trash in there. I see one neighbor who has issues walking and he takes his trash himself to the dumpster. I salute him. I considered moving to a more luxurious apartment (The Vic on Park Row). But the thing is: If you have neighbors, even if you live in a house next to a neighbor in a nice neighborhood, you cant really control your neighbors. So you will most likely experience noise or other people being trashy or smoking weed, or roaches (they will appear if you have neighbors and keep any trash or food in your unit..I just keep mine clean and throw my trash out daily). I go to all types of homes and apartment complexes and they all have the same exact issues. Also with the complaints about the gates not working consistently i will blame that on people who are impatient and try to use the exit gate to enter and so they damage it. As far as car burglary: yes I have witnessed my neighbors' car wheels and etc getting stolen. But how about using a car wheel lock to prevent that and not leaving anything in your car to prevent theft? I feel safe here. Ive never had any problems. Even during the many times ive accidentally kept my door unlocked while sleeping. I feel that if someone were out to get you, it doesn't matter if you have 20 foot gates, a moat, cameras,alarms, and guns...They will get you. As a minimalist there is nothing of value worth stealing in my apartment,and I have no enemies. So I dont really care. I just get renters insurance. And remember to lock the door. Also, as soon as I stopped getting upset about the dog pee waterfall upstairs: those neighbors moved out within weeks.. I probably will just never live under someone else next time. The reason why I still love it here is: all of the staff speak to me kindly. The kids stop by at the office and Cameron always is kind to them. There are lakes and a tiny forest right next to me. There are ducks, and a turkey family. that roam around. I frequently visit the outside to ground and get sunshine and hug the trees. I love seeing the baby ducks and all of the gorgeous blooms. It is also quite close to i10, an awesome mister carwash and dynamic fitness, as well as okie dokie teahouse (best boba in houston), spa world, carbs me out for keto ice cream..and I really love my room. The kitchen isnt the updated version since ive been here awhile but I just love my space. Unless you live in the woods by yourself and you are a person who is grateful and appreciative, you will always have something to complain about. So yes I recommend this apartment complex. I just have been holding off on posting a review because I had to change my attitude about appreciation first. Thank you to all of the staff for all that you do.

  I just moved into this apartment and I couldn’t have been more satisfied with the wonderful customer service provided by all office staff. The community looks immaculate. The amenities are superb. My apartment was clean and very spacious. Do not fall for the false reviews being left by some of the past disgruntled residents that may have lived there. This apartment complex is truly the standard of what a hidden gem should be. Cameron was helpful in every aspect of my move-in. This is truly a wonderful and unique place.

  Llevo aproximadamente 4 años viviendo en estos apartamentos al principio todo era de maravillas reportaba algún problema en el apartamento y el personal de mantenimiento acudía de inmediato no se veían robos, pero todo ha cambiado el servicio de mantenimiento es HORRIBLE, hace 12 días (15 de febrero) reporte la luz del cuarto máster y aún no ha venido nadie a resolver el problema, al cuarto día de haberlo reportado visité la oficina y me dijeron que al otro día vendría el personal de mantenimiento y aún los estoy esperando (28 de febrero) y mi cuarto sigue oscuro, anteriormente reporté que la bañadera se inundaba y al ver que nadie venía a resolver el problema tuve que darle yo solución y mantenimiento vino varios días después, las puerta se alternan para siempre estar al menos una rota, los robos de llantas de autos es algo muy común, a mi camioneta le forzaron la maleta de herramientas y se llevaron todo, para el precio que se paga es para que exista un poco más de seguridad, el precio que se paga por la basura es excesivo comencé pagando $25 mensuales actualmente estoy pagando cerca de $65 mucho más de lo que pago de electricidad, el servicio de internet es obligatorio y tienes que pagar $70 mensuales y es bastante inestable el servicio , el alumbrado en las áreas comunes es insuficiente provocando que los robos sean más frecuentes, el excremento de los patos a la entrada de los edificios es algo muy común, en una ocasión reporte para que limpiaran la entrada del edificio porque el mal olor y la cantidad que había era imposible llegar al apartamento con los zapatos limpios pero ese reporte lo cancelaron. No acostumbro hacer publicaciones y mucho menos negativas pero espero que de alguna forma todo esto llegue a alguien que le pueda interesar el bienestar de los residentes de aquí.
