If you're considering moving here, I recommend doing your own research on the ownership and management. There are publicly available records and news coverage you may want to review before making a decision. Steward and Helm is the company the manages the property. But Lurin Capital is who owns it, and Jon Venetos is the head of them.
Pros:
Convenient location near Memorial Mall
Large, spacious units
Maintenance can address smaller issues
Nearish to the highway
Cons:
Persistent pest issues (roaches, rodents, etc.)
Ongoing trash and sanitation problems
Delayed or incomplete repairs for major issues
Poor communication from the leasing office
I lived here from 2024 to 2026, and in hindsight, I wish I had moved out sooner.
When I first moved in, the unit was not properly cleaned. There were signs of prior pest treatment (including roach bombs that appeared to be painted over), and the dishwasher was nonfunctional, filled with stagnant water, and had visible mold. Maintenance addressed part of the issue by removing the water and cleaning the mold, but the appliance itself was never fully repaired.
The unit was also poorly insulated. Heating and cooling systems ran almost constantly during both winter and summer months, which significantly impacted energy usage. Be prepared for a large bill
Security and access were inconsistent. The side of the complex i lived on, the gates never worked, and there were instances of theft and people entering the complex who were not residents.
There were also ongoing maintenance and safety concerns I dealt with:
I had no mailbox access for 6 months
A wired fire alarm fell from the wall
A fire extinguisher failed inspection in 2025 and was not replaced until 2026
Trash management became a major issue. The dumpsters were removed and residents were instructed to leave trash in designated areas for pickup. When pickups were delayed, trash would accumulate for days, attracting raccoons, rodents, and insects. They themselves have now made homes nearby because the trash issue has not been resolved.
I also experienced recurring mold issues in the HVAC system. While maintenance attempted surface-level fixes, the underlying issue which was a moisture related issued (the drain pan was cracked or not level) was not fully resolved during my time there.
Pest control was an ongoing problem. Despite treatments, roaches were frequently visible throughout the unit, including in walls, drains, and fixtures. I vividly remember seeing a roach climb from behind a light fixture as I was cleaning the dishes.
If you do decide to move here still, I strongly recommend documenting everything:
Keep records of all maintenance requests
Follow up verbal conversations with email
Take screenshots and written communication
When I submitted my move-out notice through the resident portal, management initially stated they could not locate it and attempted to extend my lease. Regardless of the built in clause that says management can independently make a decision as long as its written and both parties agree to break the lease.
I sat down the with community manage KJ who then refused to consent to letting me leave. Regardless if I was essentially buying myself out of my lease and they would have a unit nobody was living in for an entire month. I think what made the refusal frustrating was that he cited it would be discriminatory towards future residents and tried to explain, WRONGLY, what discrimination is.
(And if he reads this or anyone in upper management does, you should probably do some training. Using trigger words like discrimination, wrongly explaining it, and saying what you won't do is exactly how you get into a lawsuit)
Regardless, believe the negative reviews you see. Come on a weekend day to tour so you can see the trash buildup. Or if you can, find a current resident to speak to. Overall, do not live here.

This message is for Jennifer and the manager in charge. When it comes to charging and collecting money, you are very attentive, but when it comes to solving problems in the community, nothing gets done. You are not even able to respond to an email or a message. That shows a clear lack of respect and responsibility toward the people who pay for a service that you are supposed to be managing.
I have been living in this property for six years, and I want to point out that since the two of you have been in charge, this is the only time I have experienced so many problems. Issues such as my car being towed without a clear reason, water leaks in my home that take one or even two months to be repaired, and household appliances that stop working and go weeks without anyone even coming to check them.
You commit to handling these issues, but by the end of the day nothing gets done. In the end, the person affected is always the resident who pays for these services.
For that reason, it would be appropriate for the leadership of this supposedly private company to review the staff responsible for managing this property, because there is clearly a lack of attention and commitment to the community.
