I have been living here for going on one year now. I moved here with no family within 5 hours, and did know a single person.. I toured over 10 apartments… it wasn’t until I came across Melba Jackson. At the time, Melba was working the front desk and made me feel so comforted. The friendliness I received from her was far beyond what I’ve ever experienced in my leasing with apartment life time. With that being said, Derby At Steeplechase may not be the most “high end” but it is HOME to me. Melba Jackson was what signified my decision on moving forward with making Derby, my place to begin roots in Texas. The kindness, guidance in the renting/signing process, the patience I was given, and the atmosphere (even to fast forward this year) is beyond comparable from my experiences.
Even in the times of doubt, renter scares, moments of questions, Litzy and Melba, are the two utmost poised women who will handle your needs with the most understanding and care.

J Alan , Property Manager , was God -Sent is very professional and awesome person to work with in planing my transition to 1/1 with washer & dryer included in the rental .
Whereas I was paying additional 40.00 for washer /dryer since 2019. Absolutely 💯

i just moved here dec 10th I'm in love with my apartment at first glance but i was very upset to find roaches adult + baby ones in my unit i was very annoyed to see them i felt like if pest control comes every Thursday and i moved in on a Wednesday my apartment should've been the first priority on that list now i have to delay move in i just wished i would've been able to get pest control on site a little earlier then what they offered now i have to wait till dec 18th to consider even moving my things in but besides the bug problem i love my unit i just wish i wasn't going through the bug problem my move in was an amazing experience Melba and i think her name is Lisa was very nice through my whole thing and even after the bug situation but i say all this to say bomb your unit prior and move in day ask for pest control im not sure if this whole complex is infested or i just moved in after a nasty person so be very mindful.

I’m writing this review out of complete frustration with the way this apartment complex handles resident concerns especially serious ones. Recently, a very expensive package of mine was stolen, and the lack of support I received from management was honestly unbelievable.
When I went to the office to ask for help, things went downhill quickly. I’ll be honest yes, I got upset during the conversation. But it wasn’t without reason. I was there explaining that my package had been stolen, it was a very important package. The security camera is right there pointing at the area, and all I needed was for someone to review it or at least take the situation seriously. Instead, I felt dismissed from the moment I spoke to her.
What shocked me most was being told that they wouldn’t show or check the footage because it’s “not their responsibility,” even if I brought the police with me. Hearing that was beyond frustrating. If security cameras aren’t used to help residents when theft happens, then what is the point of having them? It made me feel like resident safety and peace of mind aren’t priorities here at all.
The attitude and tone from the new assistant property management made the experience even worse. Instead of showing empathy or offering any kind of guidance, the interaction came across as cold, unprofessional, and completely unhelpful. Not once did I feel like someone was trying to understand my situation or offer solutions it felt like they were more focused on shutting the conversation down than actually addressing the problem.
I don’t think it’s unreasonable for residents to expect basic support, especially when dealing with theft on the property. We pay a lot to live here, and the absolute minimum we should receive is a management team that cares, communicates clearly, and actually assists when something goes wrong.
Right now, this place is failing badly in that area. The lack of responsibility, lack of communication, and lack of compassion are unacceptable. I hope management seriously reevaluates their approach to resident concerns, because this experience has left me feeling unsafe, unheard, and extremely disappointed.
