  I’ve had such a great experience working with Max at Area Texas Property Management. From the very beginning, he’s been professional, responsive, and genuinely committed to making the process smooth and stress-free. Anytime I had a question or needed clarification, Max was quick to respond and always provided clear, helpful information. What really stood out to me was his attention to detail and his willingness to go the extra mile to make sure everything was handled properly. He’s approachable, easy to work with, and you can tell he truly cares about providing excellent service. If you’re looking for someone who is reliable, knowledgeable, and client-focused, I highly recommend working with Max. He made the whole experience a positive one, and I couldn’t be happier with the level of service he provided

  Gross Negligence IS the brand. As tenants, we strongly advise owners and prospective renters to avoid Area Texas Realty. particularly the management handled by Kevin and his team (particularly Camille, who failed to even put work orders in for ANY of the make-ready tasks). Our experience revealed systemic failures in safety, habitability, and fiduciary duty that have exposed the owner and put us at risk. 1. Gross Safety and Habitability Violations: The property was handed over with an active flea infestation and fundamental safety risks, including exposed electrical wiring (missing fascia plates) and an unsecured rear door (wedged shut with a piece of wood). These are code violations, not minor maintenance issues. 2. Documented Financial Mismanagement: We saw that they had billed for services not performed or were insufficiently performed e.g. billed for failed, ineffective cleaning services, a pest control appointment that failed to find a lot of fleas. 3. Extreme Incompetence & Waste of Time: Two days and multiple parts to repair the exterior door lock, only to then fix the existing lock; sitting on emergency maintenance requests (faucets about to blow) for a week then requesting we take time off work to let Kevin (the owner of AREA) walkthrough to ‘check’ these issues himself. The lease was also written incorrectly and had to go through corrections we sent to parts that are very easy - e.g. the right deposit amount, the right month of the year. We had to delay move-in, then live in a flea-infested property for over a week. It’s beyond unreasonable, I still have bite marks covering my ankles. We don’t pay over $3k a month to live in a slum. We still don’t have a ‘property manager’ and there has been no clear communication about who actually is managing our tenancy. The only positive experience we’ve had with AREA was calling Kevin’s wife, Lidieth, during the application process. She was helpful, professional and prompt in her responses. I wish we had been able to deal with her throughout - but perhaps it would have had the same results and that was just a one off. She is the sole reason this review is not a one star. If you value your property's integrity, safety, or liability exposure, do not work this company - we are landlords ourselves in another state, and would never bring people like this in as management. I can’t believe that AREA aren’t, frankly, embarrassed at how bad our experience of their work has been. Their lack of embarrassment suggests this is their normal.
