I have stayed at Valor for the better part of a year now and let me say it’s been mostly pleasant. I moved in towards the end of 2025 with my wife and there have been pros and cons to living here.
1. Pool: When first moving in we were excited to see that they had a very decent looking pool. Me and the lady love to swim. However, we were thrown off when we saw close to two dozen reviews, saying that the pool is usually closed on days that aren’t scheduled for maintenance. But for the time I’ve been living here, even during the “winter” months, I can only remember it being closed a handful of times, and when it was, they made sure to inform the residence.
2. Work Orders/maintenance requests: if you need something fixed or repaired be prepared to wait close to a week to 2 weeks for someone to actually come to your residence. I have put in two work orders in the past and both of them eventually just turned into me having to do it myself. For example, the kitchen sink was causing issues so I ended up just buying my own faucet and installing it myself.
3. Upstairs neighbors: If you’re planning on moving to Valor, you absolutely must ensure that you get a top floor of any building you’re in. I am in the bottom floor of a building and let me tell you it sounds like they are jackhammering all day long. Obviously, I know it is not my upstairs neighbor’s fault it has to do with the insulation between the floors, making every step sound like a bang and shake the whole apartment.
4. Parking: If you plan on moving in and have a little extra money to spare please try to get a reserved parking spot with a covering. I usually come home from work late at night and parking is extremely difficult. I have to park close to 200 feet from where I usually park.
5. Kitchen Counter space: I’ve been in multiple sized apartments and one thing I can tell about every single one that I’ve been in, Counter space lacked. Me as a person who loves to cook, it’s difficult finding myself cramed in a tiny kitchen with a little room.
6. Inspections/pest control: When I first signed my lease to the apartment, they told me that Pest control comes once a month. However, it seems like 3 to 4 times a month someone is coming into my apartment Whether it be for random inspection of fire extinguisher or sprinklers, Or just a living inspection. The good thing is that they give us fair warning Before coming in, but it is a little tedious, constantly having to be home when someone is there. They give you the option of doing it while you were away or at work, but I personally don’t feel comfortable doing that because I have firearms in the house, And as a gun owner, it is my responsibility to make sure that there aren’t strangers walking around where I keep my weapons.
7. Trash: You pay a $15 trash fee every month which to me is honestly a big scam. Yes, they give you a place to dispose of trash, but you have to drive over there and take it out yourself. On top of that, you can’t take out anything that’s larger than a large trash bag.
Obviously no place is completely without flaws but other than the ones I have addressed valor is one of the best places you can stay in Harlingen. Theres a shopping district right down the street and right in between Brownsville and McAllen with plenty to do. Valor is inexpensive and overall good.
Read this if you want a real assessment of this complex:
I’ll start with the cons-first expect their to be a high likelihood that even as a resident with a sticker or a visitor with a pass clearly visible in your car it will be towed at some point. This is due to speaking with several other residents who had similar issues as well as myself, My deduction is there is a family member who scouts every evening typically after sunset until 11 ish at night for cars of a shady borderline criminal towing company in Brownsville called rancho vejo towing that this individual either works for, has family that owns the business or is just outright getting paid to boost their numbers because your average apartment resident isn’t going to bother with small claims court. Initially the manager who I complained to was a nasty cowardly woman and put the blame on me and hung up while I was being respectful. Thankfully a few weeks later she was gone, obviously due to her ignorant attitude, or just cause presidium doesn’t bother auditing their complexes as well as they should be. The new management as of sept 2025 was more kind but from the time I was there, their seemed to be a high turnover rate with office staff. I saw 3 separate management staff in 6 months.
The pool is closed often due to maintenance and it takes them weeks to open it back up. there’s about 1-2 security guards and they don’t bother approaching the parents to keep the screaming children in check which since the pool is right smack in the middle of the buildings you can hear them no matter where you are and god help you if you work night shift on your job and have to sleep during the day.
The Gym is below average at best and if you have to use the restroom during your workout the ones next to the gym are locked after the office closes between 4-5pm, so enjoy that walk back to your apartment while you’re trying to get your gains in.
Once I ended my lease early due to career relocation I had paid my rent in full on the first of the month as always and had to leave on the 7th so presidium owed me a check for the days that I no longer lived there for that month. It took nearly 3 months to receive it even though I had given the proper forwarding address and the corporate office number I was given rarely answered and when they did it took 5 separate tries to find someone competent to assist me with this.
Pros: it’s not a BAD apartment complex. Probably the 2nd best one you’ll find in Harlingen and it’s not on the nasty side of town so it’s mildly safe…at least by valley standards.
Comes with a washer and dryer and most of the amenities.
The maintenance crew was typically on point.
Random notes to be aware of:
-about every month or so they have a resident get together in the office but really it’s just the team that works there and there families and a few of their “preferred residents” so don’t bother going.
-I was lucky enough to be on the 3rd floor cause I don’t mind stairs and I’m not a torta but god help you if you’re on the 1st or 2nd and have to hear your neighbors above you stomping around all the time. The hardwood flooring they have is trash and enhances footsteps more than I’ve ever seen. I tried to tiptoe when walking around my apartment to be respectful to those below me but I doubt many other residents do that.
-there’s always good views of the sunsets cause their aren’t many buildings obstructing the view so if your west facing but for what they charge per month to live there if you can’t find an apartment with a open view from your porch or the sunset or they don’t have any facing west it’s not really worth it. If you NEED to live here and don’t care about that, haggle the price. If they say it’s non negotiable call presidium corporate.
-literally the best thing I have to say about this apartment complex is there’s a chic fil a a quarter mile away. The one star is not to deter anyone from trying to live here bc experiences may vary, I wish the most recent mgmt staff I dealt with good luck, but it may look nice from the outside but it’s not
