I’m unhappy living here, and I plan to end my tenancy as soon as I’m able. The website advertises a 55+ community, describing it as: “Welcome to a life of comfort and convenience at Mariposa at River Bend, an active 55+ garden-style community in Georgetown, Texas.” Over time, however, the environment has been changed in ways that discourage residents from gathering or spending time in shared spaces. Facilities that once supported community have been reduced or redesigned to be uncomfortable and impractical. We went through a renovation that was presented as a six-week project starting on September 2, which should have ended around October 15, but it has dragged on for months. The disruption has been significant — residents experienced most of the last four months with ongoing renovation and approximately 2.5 months of non-use of key amenities, including the great room, library, lobby, upstairs areas, and laundry. From my perspective, nothing about these changes has made my life better. Yes, it’s brighter with fresh paint, but the furniture and amenities feel less accommodating for the people who actually live here, especially in a 55+ community. For example, common areas that previously had around 25 tables and chairs have been cut down to roughly 13, discouraging participation and requiring residents who wish to participate to bring their own chairs (numbers approximate). The “library” is not set up for residents to meet — it now has only four heavy, long-back chairs, where there used to be a couch, a rocking chair, and other seating that people actually used. Even the dining room chairs are so heavy that, unlike before, they’re not easily moved, limiting how residents can sit together and be part of the conversation. The same pattern applies to the theater. Seating has been reduced and redesigned in a way that doesn’t even allow residents to comfortably have a drink or popcorn, which discourages use rather than supporting it. Community perks have effectively disappeared. There is no regular coffee or social setup, no birthday acknowledgments, and no apartment-sponsored resident-centered events. If anything happens, it’s because a few caring residents organize it themselves. That reduces “community” to people simply saying hi in passing — not the active 55+ environment that’s being advertised. There is also no bulletin board anymore — the kind residents actually use. It used to be where you’d see practical community life: a resident moving out selling a washing machine, resident-sponsored events, helpful postings like sewing notices, or even management announcements. Many of us checked it right after getting our mail. Without it, resident communication has been reduced even further. Finally, we used to have a pantry where residents could donate items for other residents, and a sideboard where people shared things they no longer needed so someone else could use them. Those usable items now go into the dumpster. I’m not trying to be a complainer — but when you sign a one-year lease, you’re signing with reasonable expectations based on what’s advertised. Over the several years I’ve lived here, my rent has increased by roughly $400, which is substantial. During a lease year dominated by prolonged renovation and reduced amenities, the value and “active 55+ community” being advertised have not matched what I am living through. If you are looking for a genuine 55+ community — one that encourages connection, comfort, and resident engagement — this no longer feels like that kind of place.

MARIPOSA SHINES IN GEORGETOWN I recently moved out of Mariposa in Georgetown after living there for 4 years and 4 months, and I highly recommend this community for seniors 55+. The location is ideal, and the management staff, led by Ms. Nancy, Ms. Lilia, and Carlos, are responsive, kind and helpful. I always felt safe and appreciated the kind and friendly community. The great room is a wonderful amenity that we used for our church fellowship at no cost. The parking lot is secure and spacious. What impressed me most was the exceptional service from the management and maintenance staff - they were always willing to assist without making me feel like I was a bother. If you're looking for a safe and welcoming community with great management, Mariposa is an excellent choice.
